The sleep sounds team did a great job turning over our rental property from the last tenant to quickly secure the next tenant in a usually very quiet time of year. They communicated well and thoughtfully suggested and secured a longer lease to ensure the next renewal was in a better time of the year.

Sleep Sound is doing a great job taking over the management on my building. Have definitely fixed a lot of lingering problems. K’Lyn came by as part of a property inspection and did a fast, thorough, and professional job. It was very appreciated.

We're just getting started with Sleep Sound as our property manager, but I will say, Donaven has been extremely helpful during the process. He was proactive from the get go and took time to answer all of my questions. I had multiple phone calls with him as I worked through figuring out next steps and he was patient, kind and informative through them all. If Sleep Sound is as professional as Donaven, I'll be very happy. :)

Jessy provided excellent support with a complicated repair situation. She was responsive to e mail, helpful in answering questions and sensitive to our needs. I am very impressed with her support in helping us resolve the repairs we needed.

I’ve been very pleased with this new property management group for our townhomes. They actually listen. One woman particularly, Jessy, has put my mind at ease during the transition from our old management, assuring me that transfers were in process and she has gone over and above with courtesies I’ve not experienced from other property management companies. Brian Bays just did some maintenance at my house and he was excellent. Super friendly guy, really knowledgable and quickly got the work done. I mentioned one other thing to him while he was here—something he wasn't initially coming to work on—and he diagnosed the issue right away, went out to by new parts and came back to get it all fixed up.

Julie was very helpful and answering questions and evaluating the property. Definitely this is someone to go with to do property management.

I contacted Julie to discuss the possibility of renting my condo out. She was very helpful and informative but the numbers just didn't add up for me, so I'm selling the condo instead. My interactions with her leave me to believe that she would have been a good property manager and probably would rate 5 stars if that had been the case

I’m in my 2nd year with Sleep Sound as my property manager, and just leased my house to new tenants. I admittedly had some problems with how my initial leasing process was handled last year, but this time around was night and day. With a new leasing manager on board, this recent leasing process went so smoothly and the quick turnaround was amazing. Jaime and Bridget are very professional and responsive, were a pleasure to work with. My property management team led by Michael has also been great. These experiences have definitely helped build my trust in Sleep Sound.

When I first started working with Sleep Sound I had some issues with the quality of their service. We had discussions and given that it was a very challenging time for everyone (Covid...) I considered it water under the bridge. Since then, service has been great, especially considering I live in another country. Michael Magsayo is my main point of contact and he's always reliable. I also recently had to go through a tenant change and new lease. For that I worked with Jaime Kenward, who was always very responsive and got a new tenant in quickly.

I've been renting my home through Sleep Sound for the past fourteen months, and it's been fantastic. Specifically, Property Associate Romina Galvan has been punctual, astute, and incredibly caring in assisting with all manners of rental minutiae. I'm super grateful. Highly recommend.

P.S They doctor their google reviews, check Yelp, more accurate. Do not rent from them! They are the hardest people to get a hold of! Good luck in an emergency situation it will be at least 2-3 business days before you get an email from them, they will not answer the phone. I don't believe they even have anyone in their office or in Portland at all. They are disorganized, the staff do not talk to each other and they are just the WORST property company I've ever had to deal with. I would reconsider working with this slum lord network of a property management company if I had the chance to. Basic maintenance calls take forever to get approved by the landlord especially basic routine yard maintenance in spring and fall time. If you have pets and get approved for a property watch out, we registered are dog and put him on the lease at move-in, 6 months into our lease, we get a notice that we should agree to pay an additional pet rent on our pet theyve known about all along. This 100 percent is not the deal we signed up for when we signed our lease with this company

Extremely Disappointing Property Management Experience Sleep Sound Property Management was, without question, the most frustrating property management company I have ever dealt with. After they took over management of the property we rent, communication immediately became a serious issue. My experience moving in to one of their properties has terrible. Their team has absolutely avoided all phone communication with us during a time when we do not have internet fully up and running since we are waiting for isp to schedule an appointment. I dont know how they expect new residents to conduct communication online only. In renting my current apartment, there were multiple strange aspects including requiring that paperwork be signed within 1 day of being received, originally not agreeing to let me move in on a weekend because their office was closed (eventually they did because I pressed the fact that their email mentioned moving in via lockbox), not sending me the lease to sign until after 4 P.M. the day before I was set to move, and not having garbage set up for residents- and far more. A company of predators that make money out of tenants. This is not a first rental so I can compare. This one is the worst. They are inflexible, formal, not willing to help and hard to work with. But when the owner got to do his repairing, they kindly ask you to be flexible with it. After a year, they raised the rental price as much as allowed by the law. They charged $218 for moving out junk (regular garbage bins, nothing extra). Charged $315 cleaning fee, even we left the house clean. When I accidentally had returned ACH payment, they forced me to bring them a physical check + charged all po…

Unfortunately Sleepsound Property management has been unresponsive to complaints about safety in one of their properties, and has cited that their hands are tied despite law enforcement telling tenants that Sleepsound is well within their legal rights to evict the tenant causing safety concerns. The company seems to not care about its tenants, and is attempting to silence negative reviews to save their reputation. Even if their hands were tied, the least they could do is respond to the dozens of emails and voicemails that were left for them, but that didn't happen.

This was my first time working with Sleep Sound and I couldn’t have been more pleased. I lived out of state when searching for a house and so it was challenging to assess properties online. The person who guided me and inspired my confidence was Bridget Perales, a member of the Sleep Sound team. She was extremely responsive, always answered my questions immediately, and was very patient—and thorough. My girlfriend and I found this house to rent and we've been happy with the responsiveness of the property manager. While there is little voice and/or face-to-face contact, the Property Meld portal helps track work orders or questions we as tenants might have. For example, recently a small tree fell down in the backyard due to the weather, we went sure to replace it or pull it ourselves, and it was replaced within 24hrs by contracted landscapers, almost sneakily lol. We just want to make sure we respect the house and document any and every issue we encounter while we live here.

This is a 5 star review for Brain! He has been over twice to address some minor maintenance issues since we have moved in and he is simply the best! Very friendly, cool guy. You’d be lucky to have him assigned to your meld.

Bridget is super helpful and responsive. They are clear that communication is best via email, and it is! She answered all of our questions and arranged for us to do a second walk through the place to take measurements. They provide great service and answer all the questions you ask. They are professional and do a thorough screening of previous rentals you’ve had and corroborate any information that you provide them with. Nick our service technician was awesome! He came to our new home and got our door fixed within 10 mins. The latch had gotten gunked up from use by the previous tenants and he was able to repair it without having to replace the beautiful door handle.

Nick from maintenance was great! He came and replaced a smoke detector promptly with no issues! Other things with sleepsound have been hit or miss but wanted to give Nick a shout-out!

This review is for the Sleep Sounds maintenance program property meld. We enjoy living in the house we are currently renting however with most properties regular maintenance is required. They use a system that allows communication through a web portal. We had some issues in the last year such as broken sprinkler heads, a washing machine that just stopped working, and bi-weekly lawn care. Our contact Anna Maroshenko and her team have been very responsive to all our requests and send repair technicians very quickly to resolve any issues.

It would be great if the people in charge could make the process to send in maintenance requests was a little easier, but the employees we've been in contact with are all great and incredibly helpful.

Absolutely garbage property management company. I swear there are no human beings actually associated with this company. And try everything in their power to charge the home rather fix issues with the actual house. First of all I can’t get my get my keys because the cleaners have to clean the place. Finally I get my keys the place dirty as hell what was the cleaners cleaning exactly if the place was gone be left like this. Than finally I moved in my first night my hot water to take a shower doesn’t work after moving all day I couldn’t even take a shower the hot water don’t work. I am anemic I get cold easily the heater don’t even work lmao this crazy. Heads up when you get a place shown to you make sure you check everything works before you sign a lease.

I worked with Bridget on leasing and was very happy with the experience. This company's process seemed to be different then my previous rental experiences. The background check took a little bit longer, and some of the paperwork seemed odd (had to sign an Agreement to Execute Lease, before seeing the actual lease). I have had a great experience working with Caitlin Austin at Sleep Sound while living at one of their properties over the last few months. Overall, Sleep Sound has been easier to work with and more responsive to my concerns than other property management companies I've experienced in the area.

We've only been renting with SleepSound for a couple of months. So a little early to make a sweeping review. But when we moved in there were several things that needed maintenance and repair. While everything hasn't been completely addressed, I know they are limited to what the owner will agree to, so far their maintenance has been responsive and great. Particularly Mark Butterfield. He tackled most of the issues with courtesy, inventiveness, and excellent suggestions when appropriate. Bravo Mark. I hope they pay that guy well.

I’ve been a tenant at one of their properties for about 3months now, I can say that the last tenants did not keep up with maintenance of the house and there were some things that we wish we would have noticed before moving in, which was unfortunate because my hope was that a management company would have taken care of all old and breaking appliances and fixtures before new tenants move in. Move-in process was very smooth, Bridget was very communicative both over email and the phone. I was reassured every step of the way and all my questions and concerns were attended to. Still in the early stages of renting with Sleep Sound but so far has been solid.

We lost our water pressure in the kitchen to where we couldn't even do dishes. The sent out a nice young man that had only been working for them for a year or so and he fixed it with a new faucet fixture. Now we have great water pressure.

5 star review is specifically for maintenance team. Mark has helped me with a ton lately and is always friendly! I wish I was able to get in contact with people on the business side but they don't let tenants reach them directly. I have to send an email in order to talk to them.

I’m renting from Sleep Sound Property Management for over a year and it’s been a good experience. People is there to help like Laura Arnold, whom has been great since the first time we met when I was looking for a new place to leave. She explained every process detail to me since it was my first time renting and kept me updated with everything, and after I moved, she’s been there every time I needed additional info or help.

I've lived in this building for 3 years and Sleep Sound has been great at managing the struggles of a 100 year old building. Laura, our site manager, is very friendly and great at supporting when we have problems.

We worked with Bridget and the whole process was very smooth. Brian has also been very helpful with our maintenance requests and fixing any issues in a timely manner.

Romina Galvan from Sleep Sound has been so helpful, prompt, and considerate throughout my time renting one of their properties. Whether it was adding a pet to the lease, removing a pet from the lease days later due to sudden tragic loss, renewing the lease, or adding and removing a person from the lease, Romina responded promptly and with genuine concern, professionalism, and kindness in times where those attributes really meant a lot.

These people are straight up slum lords. I've seen alot of the reviews on here, and I'm willing to bet those come from the nicer properties they own. I can personally say the property I live in is trash. Have called email left messages and nothing back because they don't wanna deal with the problems here. Caitlin has been absolutely amazing during our search for a new rental. Moving can be incredibly stressful, but she laid everything out so simple for us. The process was conveniently so fast, accessible and smooth. Caitlin is very responsive to both email and text. She was two steps ahead the entire time. Thoroughly inspected out unit prior to move in, was detailed with paper work and clear with communication. Best experience I’ve had moving into a rental - she really took her time and cared. Don't expect this property management company to have any respect for the property. I lived in the SE 35th Pl property for a year and it was trash. They clearly do not care about what kind of impression their properties give off. Fence falling down, filthy windows, cracks in the patios, broken lights, missing flooring, TERRIBLE if not basically non -existent heating. You can definitely find better places for the same price.

After a long search, I happened along the most charming apartment of my life. The property manager, Laura, was genuine and very helpful with the whole process!!
