From an investor's point of view: TMG did not handover the house back in the same condition. There even documented damages that they did not fix. Would not recommend trusting your home with their team.

Maintenance Services stopped by to complete repairs of the property. Joshua B. Was very pleasant and efficient. He paid special attention to electrical safety and letting me know what to watch out for as he was working on his to do list. I appreciated his good attitude and attention to detail.

As for TMG Property Management Services NW has been get at maintaining the houses and going above and beyond for repairs that need to be done. For instance a few years ago, I had a old aluminum sliding door that was letting in a lot of cold air and hot air, and they replaced without hesitation. I never even brought it up or anything. They recognized a problem and fixed it.

TMG has been great at taking care of our property and any service needs that have arisen. Our yearly inspector, Pete H, also does a wonderful job and is super friendly and efficient.

TMG is my trusted management company. My property manager, Heather Kribell, has been truly amazing, professional and attentive. My property in Vancouver, WA came with some very particular challenges and Heather has exceeded and gone above and beyond every expectation to solve them. Heather is the reason my second property will also be managed by her and TMG.

The maintenance team at TMG is excellent. Most recently, Chris M. replaced a kitchen faucet for us, and did maintenance on a shower wall, to a higher standard than it was built, with waterproof caulk and paint to match.

Pete H came by to inspect our home for the annual checkup. He was a very friendly, quick, and addressed all the concerns we had.

We all know tenants don’t care about the property they are renting, but sadly TMG care even less than the tenants. With each turnover we were charged lots of money for garden rehabilitation, works to fix things that were not related to wear and tear and TMG never recovered the monies from the deposits. If they were doing thorough, regular inspections, like the say they will, much of the damage could have been avoided. There are also examples of them getting stuff half fixed and charging the full price. It has not been a pleasant experience dealing with TMG.

One star is an overstatement for this company. Over the course of a year, their neglect and poor management caused significant damage to my property. My experience was marked by horrible communication and an unprofessional team. Learn from my mistake—do not hire them.

Our experience with TMG was excellent! I was a little nervous about everything being virtual but Emily was fantastic and reached out personally multiple times. She even drove out to the house to make sure we could get in for our appointment after others had reported issues with the lockbox. The maintenance crew has been great! Due to recent storms, a large portion of my fence blew over. Chris M. showed up and rebuilt it, and spent the extra time nailing the rest of the fence to make sure it stayed secure. Very nice and personable! Jodi Gooding has taken over managing our Oaks live/work townhomes in the Battle Ground Village about a year ago and she has done such a great job and is a measurable improvement over the last manager. She is responsive and friendly. This is so refreshing. Also Robert is a fabulous Battle Ground Village maintenance manager. This team of Jodi and Robert are great for TMG.

If you wanna find a management to work with, hands down work with TMG. Katie helped and explained everything to me, where I could understand. A.J came to my house today to do some regular maintenance after our property survey. He was professional, kind and quick! I have a beagle doggy who usually freaks out over any man in my house and she didn't even bark at him, when I told him at the door that her bark is bigger than her bite he just laughed and said he likes animals. This was so kind because she makes me nervous anytime anyone has to come in because she acts like she's so tough and it makes people nervous. TMG needs more A.J.s! Zero stars for no effort or results. I signed with TMG on April 10th to lease out my condo in Raleigh Hills. I fired them yesterday when after 5 weeks, absolutely nothing was done. My personal rep never bothered to call me, and he was unable to get into my unit even though I sent him keys, and my next door neighbor has an extra key as well. Then, they blamed me!

I am thoroughly impressed with his efficiency and how quickly he managed to fix everything, almost in no time. Terrible experience . No one knows what the heck is going on. I'm always being handled by someone new. No one is consistent or follows up. Had issues with our sprinkler system/lawn, asked for YEARS for someone to tell us how to operate it, then when we moved out they took our deposit because the lawn was messed up.... but didn't even bother to tell us how to operate the sprinkler system. Tried to charge us for other stuff like wear and tear. Disappointing because I wanted to rent from them again because they own so many properties in Vancouver but I guess I'll go with another company.

I wanted to leave a positive review for both TMG and the maintenance technician who handled a recent work order. As a new tenant, I submitted a maintenance request for a bathtub drain issue and was honestly impressed by how quickly TMG responded. Almost immediately after submitting the request, I received confirmation with the work order number 267997-1 clear communication about the dispatch, and the date 05/08/26 the technician would be arriving. TMG is the first property Management group of which I can speak highly. Every issue was met quickly and professionally without push back or an inquisition (like I've faced with previous managers). Jaime, in particular, is courteous, prompt, and diligent in response to any issues that should arise. Many things are beyond the control of a property Management company, but those that aren't, TMG will take care of.

We needed to have a window fixed and Jim Oliver from maintenance came out and was super quick and professional. Now we have a brand new window like nothing had happened.

I submitted a work order for maintenance to fix the fluorescent lights in the kitchen. They sent Josh B., the maintenance technician, to fix the issue. He was very friendly and professional. He replaced the broken plastic cover and found an exact match, which I really appreciated. Although an electrician is still needed for the lighting issue, he went out of his way to help, and I’m very happy with his service.

My unit was due for a mid-point inspection (impending lease renewal). Pete H., from the TMG team came by with his 360° camera and was super professional and really nice. I appreciate that he arrived in the expected time-frame and moved through my apartment respectfully with care and consideration for my space and items. He asked for and noted concerns I have regarding a few issues with some of the older model appliances in my unit. He gave me the impression TMG is looking out for their properties and also their residents.

Cloe was great me and my partner were super excited to move into our dream apartment and cloe was with us for every step of the way! She was very communicative and gave us frequent updates on our status! She alone made the process much less stressful!

I've had a great experience living here, specially because of Bridgette (Caldwell) being so helpful and super easy to work with. With roommates moving in and out, and maintenance requests, Bridgette has helped take out most of the stress from typically very stressful things. I would recommend living in a place managed by Bridgette.

Bridgette Caldwell from assistant property manager to now property manager, continues to provide excellent care for the home I currently reside. She makes sure to keep tenants updated with renovations, and ensures a proper resolution will come to any question or concern. She truly has helped put my worries at ease on countless occasions. This management company is not the best. My family was renting from them and I was present for a phone call from one of their agents, Jorge, who was very aggressive over the phone and very disrespectful. They also don’t want to fix anything without the tenant paying for certain things and when they would fix something it would always break again and then ignore you when you’d put in another request. I’m happy my family moved out of there but would be very weary when renting from this company.

I am so very pleased with the whole process I went through to rent my new home, everyone I interacted with was amazing! I just had the pleasure of having one of the maintenance team come fix a couple small things we noticed in the move in inspection, Robert was super friendly and in my went above and beyond in my eyes, he was fixing a stuck lock and noticed the screen door wasn't rolling very smooth and while he was there just fixed it because he saw it needed to be done. I recently signed a lease through the Portland office and worked directly with Chris. Unfortunately, my experience was extremely frustrating. I was promised multiple times (three separate occasions) that my garage opener and access setup would be completed and available by Monday. That did not happen. Almost every administrative employee I’ve spoken to at TMG is rude and dismissive. Just called to ask some questions and was given a passive aggressive attitude over my concerns. Good luck getting your property issues fixed too, had a water leak in my ceiling that ruined one of our light fixtures. Took them 2 months to fix the leak, never cared to fix the light.

Service was great! I do not often make a service call (try to take care of most things around the house) but tonight our water heater failed. (thermocoupler would not keep gas flowing) I called the afterhours line, they dispatched James Oliver, who called shortly after, said he was on his way, and gave me a time estimate of arrival. The maintenance man is proactive and you can tell he takes pride in the building. It is a pleasure to interact with both of them. They never answer phone calls or return emails or texts. You message through the portal using the “not a maintenance request” option and it just gets auto closed. Their communication is non-existent. Ofc they have a high rating, it’s landlords loving that they never have any problems because their tenants can never get ahold of anyone to advise them of issues.

My boyfriend lives in rock apartments storage has been closed for about a year but it says it'll return in "just a while" not to mention management sucks then my grandparents live in the Clark apartments in Washington and holy crap they suck half there electrical outlets don't work and they've had several issues with there neighbors

The relationship TMG cherishes is with the client NOT the tenant. When TMG took over at Third Ave Apts in Camas, WA, the property immediately became uncared for, decreased in curb appeal and has been neglected. I suspect TMG purchased this property and therefore, has its own interest at heart. I'm sad to live in this rundown area, bit of an eyesore for Camas.

Eric Douglas was great to deal with. I'm leaving him this review personally because he went out of his way to make sure my issue was at least dealt with. However, the property manager never reached out to me or provided me with any updates. As of right now I'm out of at least 400 dollars in food, it's been documented and I hope that becuase of their handling of the request I put in and the timing it took to get it resolved they do something to help with the loss. Becuase that's a heavy hit on food. If it wasn't for me having a chest freezer to save a portion, it could have been much worse.

I have been a resident for 3+ years and the service is horrible. Anything that has to do with maintenance will require you to reach out 3-4 times.

James O. Came out fast and got my water heater leak to stop. I was out of state and was stressed to the max but he worked fast and communicated everything so well with my family who were here. When he called me to let me know how long it would take to get here he was super friendly and got to my house quickly. Thank you so much James for everything.

I would not recommend renting from TMG, they are super nice in the beginning but as soon as you need something they leave you high and dry. Please do your research before signing a lease with this company. All the other tenants who live here are going to file a class action lawsuit against TMG

Eric came to help troubleshoot our leaky faucet. He easily diagnosed the problem and even though he didn’t have the correct parts on hand, he ensured me that he knew where to get them. He also took the time to educate me on the issue and how the parts worked and differed from what he traditionally sees. Once he had the parts he was able to fix the faucet quickly. Most importantly, Eric was very professional, nice, communicative, and respectful of our home. Thank you Eric!

The place looks nice, but these people do not care about the tenants, I asked for the door to the elevator to be fixed and was ignored, they took carpet cleaning out of my deposit and my feet stuck to the carpet from food the day I moved in.The maintenance guy right when I was moving tracked dog crap all over the place, I was told by the manager that Oregon law states they can take $125 to clean the carpet, but the law states it is to be cleaned right before moving in. Worst property management company I have ever rented from. They don't fix anything when requested and they try to charge you for random things. Their accountant doesn't know basic math and their invoices are addressed to the wrong people, amounts owed don't match your ledger, they remove whole items from it sneakily when they know they've messed up instead of inserting an adjustment.
