The team at zenith made the transition from the previous property management company to zenith very easy and comfortable! I throughly enjoyed meeting Patty while she completed the initial property inspection and property onboarding! She was extremely knowledgeable and communicated her plan well.

Zenith had Highpoint contracting repair our rental home sink and we are very grateful! Chandler was quick and kind to assist our leaky faucet.

I used to manage the property myself, but was having difficulties with the tenants. A friend of mine recommended Zenith, so I hired them. Both Ali and Ford are very helpful, especially Ali who always called me or texted me back right away. Thanks to Zenith for rescuing me. I had a peace of mind and was able to sleep well afterwards.

Updated note: after about a month of going back and forth with one of the staff, we were able to connect with the manager to talk about our concerns with the refund structure that zenith does. Zenith doesn’t double check the final wager before sending it out. There were so many things that we were able to get removed from the final bill that weren’t our fault. The staff did a wonderful job getting our Condo cleaned, repaired and advertised. We were kept well informed on the showing and feedback on our condo. Our Condo was rented out in a short amount of time after a few showings.The staff Patty, Erin, Valarie and Denny were easy to contact, by phone, Tex and e-mail. We used Zenith to find a home to rent when we initially moved to WA in 2021 and had a great experience with Zenith - not the landlord - but that’s a whole other story. The duplex units are not well maintained. The carpet and cabinets are disgusting. There is faulty wiring and our heaters have broken at least 5 times in 2 years. None of the doors or windows seal properly, meaning it is freezing in the winter and there are bug infestations in the summer. The people handling the leasing paperwork have made clerical mistakes with every interaction and when this happens, the tenant is charged money to fix the mistakes that the Zenith employee made. I don’t believe there is any true 5 star property management company but I will give Zenith 4. There has been a few disagreements on fines / maintenance however we have come to a mutual agreement every time. If you treat it like a business arrangement they perform all necessary duties and I can’t ask more than that. Appreciate how accommodating you are with the Service animals as well.

We ended up having a crack in one of our windows and the team showed up to replace the window during the winter before it was going to get really cold. They were very respectful of our property and cleaned up after themselves and kind to work with. Very appreciative of their time and management!

Craig came to replace our expired fire alarms and was incredibly friendly and very quick. All the maintenance members are always very quick to come fix any issues.

They're a great property management to rent through. They are super helpful and kind. If I had any questions they would quickly get back to me.

If I could give negative stars: I would. Do not rent from this company. I regret it and cannot wait to move out. They promise repairs / ect after you do a self-guided tour, in order to get you to sign the lease: and then the repairs are not done for months and months. Zenith blames the maintenance team: they blame Zenith. The “Meld” submission process is horrific.

We submitted a repair request for a broken toilet and Chandler came out a few days later and fixed it in under 30 minutes. Even better, he humored me and took a peek at the other two toilets in our house to make sure they were functioning properly since they had some similar issues but were still operational. Turns out those two also needed some TLC. Chandler was able to note the issues to Zenith to see if he could get approval to fix them as well, possibly at a later time. Surprise! Zenith was very helpful and efficient getting us into our rental that we love! The rental was in tip top shape and couldn’t have asked for a better and more welcoming experience!

I would caution anyone considering renting from this company. While the homes may look appealing, our experience was extremely disappointing. Throughout our tenancy, we encountered several issues that were consistently met with the response, "It was working when you moved in," rather than a willingness to investigate or resolve problems fairly. Horrible company. I read the bad reviews and still gave them a shot. We went months without getting items fixed. Never fixed our backyard fence (told by 2 contractors it was rotted) came to give us our 7k back deposit and they said they had to replace the blinds but refused to send a picture - go with Tricon - much better and more ethical company

Madelyn is exceptional when it comes to customer service. Even though there is an option to put in a maintenance request on your own using a form, but I didn’t do that. Instead I emailed, typically, I’d property managers would redirect me to fill out the form since they don’t want to deal with it..but not Madelyn, instead, she would help me put in the request on multiple occasions. That is how I prefer to be treated as a zenith’s resident.

Avoid Zenith if you care about communication, safety, or basic upkeep. Our experience with Zenith has been defined by unresponsiveness, poor maintenance standards, and a clear lack of care for the renter experience. Zenith has been great to deal with in terms of rentals and the staff. 4 stars comes from the online functionality… 1 website to view rentals, 1 app to see your balances, 3rd app to submit maintenance requests, you cannot see your balance and pay your rent in the same application.… when we started our rental process we got different costs which made confusion when getting certified funds… all in all ok but made way more work for me when not local. Hoping for smoother online transactions going forward.

If I could give zero stars to this company, I would. They weren’t the company we originally leased with; our property switched management a few months into our lease, and unfortunately, we were stuck with them. I rarely leave reviews and generally extend a lot of grace, but this company caused my family and me immense stress—leasing with them was a nightmare. I will never work with them again. I've been a resident with Zenith for almost 8 years. It started out fine. However with new management its gone down hill fast. I have been late on my rent ONE TIME in the last 8 years. We had several family emergencies in one month and life just kicked out butt. No biggie. However most recently I was charged a late fee (nearly $500) because their online payment systems were down. I'm not thrilled with Zenith. First off let me say this. We got charged $150 non-compliance fee PLUS $150 separate notice delivery fee for a total of $300. This was for dry/yellowing grass. In the month of July, that is. What a money maker this must be for Zenith. The $150 notice "delivery fee" was someone getting out of their car (car running) and taping the notice to our front door. We subsequently received the same notice a week later via regular First Class mail, not certified, so I'm not sure why we were charged the $150 to tape on our door? It's not cool at all. I looked at a lot of rentals with different property management companies and none of them were as clean and well kept as Zenith’s. I had great communications with the leasing coordinators, Sharleene Batingolo and Roch Castillo. They were always kind, patient, and very quick to respond! My walk through with resident manager, Caren Hill was great as well. She was super positive, detail oriented, and a great ambassador to my new landlords! I really appreciate such a positive experience during a stressful time.

Make sure that you be thorough in your pre move in evaluation. They will charge you for things that you didn’t do. They charged me a deposit for a cleaning even though I had the place cleaned. The ladies in the office are very kind and helpful.

I strongly caution renters to think twice before renting from Zenith Property Management. While property owners might be satisfied and giving this company all the good ratings, my experience has been frustrating and disappointing. From the start, there were issues with getting approval for my ESA cat, which took over a month despite providing all required documents. Maintenance problems we reported upon moving in still haven't been fully fixed after seven months. Absolutely 100% worst company to rent from. Will charge you for bugs in the lights, light bulbs that weren't out when we moved out, the fridge was broken and no one came to fix it for weeks, and didn't even fix it. They raised the rent $400 when the house was literally SINKING in the sw corner, a large rodent issue we moved into. And tried to add a fee to rent that was paid late when it wasn't. The list is extremely long. They hardly reply. And will milk you for everything you have. Let's NOT LET SHTY RENTAL COMPANIES RUIN OUR COMMUNITY.

My experience with Zenith very bad. I don’t recommend this company to anyone. By the end of my contract-I got kicked out in the next 48 hours, without any notice and proof of it that they have sent me a notice 3 months ago, which I never received. Also, they barely returned any of my deposits, while I was able to leave my place in the next 48 hours -made sure house after me was left nice and clean. I just want to notify all the people who are planning to work with Zenith-Do Not!!!! They know all their own rules well but they don’t respect their client’s boundaries and rights!

Worst rental company in the area. They charge you to be home when getting maintenance. They gave the key to our residence to a contractor, and didn't tell us or the contractor that we lived there so midday a contractor just unlocked our door and walked in on us. (That's illegal Zenith) They are rarely available and struggle to respond to issues. You would assume they'd care about the homes they're managing, since the owners are paying them for that, but they left an electrical short in the walls for literal months, which caused a burnt out microwave and several sockets. Unfortunately I cannot recommend Zenith. As soon as I became a resident their helpfulness decreased dramatically. I could never get anyone to answer the phone or call back (except for the maintenance team - they were awesome) to help out with issues or questions.

Our leasing experience with Zenith was simple, easy and stress-free. Roch was clear and comprehensive in her communication and if we ever needed anything she was always a phone call away and accommodated our requests. I’ve rented a number of properties but my last was with Zenith and never will I rent a property or recommend this company. Upon moving out and cleaning this place from top to bottom they will always find a way to take most of your security deposit. Dealing with them on any issue is a pain, I came home on a Friday night and the front door lock was broken and couldn’t be locked. I’m a single father with two kids. Our experience with Zenith started out super positive. The application process was strict but quick and we got approved for our house within 24-48 hours and had our move in date locked in. About a week later we were asked to start our lease 2 weeks sooner at no cost to us, so we accepted. Excellent service for renting a house in Vancouver! We had a great experience working with them when we needed to find and rent a home from a few states away. We had a few hiccups early on around some faulty appliances that needed replacing, but since then have had no issues. The maintenance portal request is super handy, and their team is very responsive. If you are a tenant, never ever work with Zenith. We lived in the newly built house for only 11 months and did not cause any damage to the house. In fact, there were not even scratches on the walls, except for a single spot. We also cleaned the house and left it. Zenith doesn't care about it's Tennants at all! We are just numbers to them. When we renewed they charged us a renewal fee AND raised our rent the max amount they could. Now we're up for renewal again and need to move because they upped it again and we've been priced out. Zenith doesn't want long term tennants. They make so much money off you when you move in and out. Also, they plan their inspections right around the holidays, when you're super busy and the weather is terrible, we got a $300 fine for having excess dog poop in the yard, this was after a huge ice storm, fabulous timing on their…

I continue to sing the praises of the management company Zenith. All of the staff treat us with professionalism and competence. We had a small maintenance issue a few weeks ago. Reggie at Zenith had the order put in and had someone out to our home the very next day. They are so friendly too. Always have time to chat and see how things are going in our home and neighborhood! And this is our 4th year living here. Wouldn't live anywhere else and even hope for this kind of service. Thanks once again Zenith for making our lives so livable.

They aren't very organized, tried to overcharge us multiple times. Upon move out, they were not clear about charges and also are trying to charge us for painting even though there is no damage which is a violation of tenant rights. They refuse to respond to emails to try and come to an agreement.

We love Zenith! Billy is such a great person to work with. He is respectful, nice, and gets back promptly to you with any questions or concerns. On move-in day they handed me a house that was trashed - stained carpets, bad smells, weeds all over the yard, trash littered everywhere, broken faucet, etc. I took care of what I could myself but guess what, they sure charged me for the rest when I moved out, even though it was fully documented on the inventory form (the inventory form means nothing to them btw, they never look at it). These people are fraudsters and hucksters at their worst. I wouldn't get within a mile of them.

Zenith is the worse management company ever!!! Do NOT RENT FROM THEM! We had a huge leak in our ceiling and they refused to fix it, our dishwasher was broke for 3 months just to have someone look at it and still didn’t fix it. They aloud a complete stranger not even a zenith management person come on our property after we already told them no. She still aloud him on our property.
