Butler Property Company has been managing a townhome in Dallas for our family for over a year now and their service is stellar. We had an issue recently with leaking water from our property which got so bad the city got involved. Outside of sending a few emails, Butler Property Co handled everything. Their Property Supervisor Doug was outstanding to work with, and on top of managing the evaluation and repair of the issue, went out of his way to contact both our HOA and city official to resolve the whole issue. Butler Property Co has managed our rent house for years. They have always taken care of our tenants and kept them happy. Doug has been awesome to work with if anything with the house comes up. Highly recommend.

Property Management - they don’t manage anything but their pockets, it’s unfortunate that they don’t confirm your property inspections or conditions of the property at anytime! Failed to remove lockboxes, and even installed multiple keyless locks so that we were locked out even after our property was vacated! Will has been a great property manager to partner with on a property I manage. He is always very responsive and helps keeps everything in order for his clients. He has been great helping coordinate with client priorities, meetings, and making sure his clients needs are met! Highly recommended!

Leila from the account team is incompetent and only offers poor communication. A RFI was submitted from the act team requesting property audit photos on Wed (10/16) with a target reply date of (10/23). Requested photo information was returned via email on Sun (10/20). We’ve been leasing our house for over a year and have enjoyed having Butler as our property management company. Wendy especially has been great at responding quickly and keeping us updated on our maintenance requests. Butler Management is the absolute worst. Our HOA unfortunately decided to use them as our property management company. I own my condo and I have had an ongoing leak problem for over a year because they hired subpar contractors for a major roofing and renovation project. They will give you the run around, send a really sweet and kind person out to pretend they are going to help, but they just delete your requests. I cannot recommend this property or its management. Since moving here, I’ve had repeated safety concerns and have felt completely unsupported by management. I’ve reported ongoing harassment issues and have had to involve law enforcement, yet I have seen little to no action taken to address the situation or help residents feel safe. The property itself appears poorly maintained, and communication from management has been disappointing. Many units are individually owned and residents pay HOA dues, but from my perspective, the condition of the property does not reflect the fees being collected. …

My air wasn't cooling for almost a week. I notified the maintenance manager and he followed up with me after the owner stated they would handle it. It was a holiday week and he sent some one within days. I appreciated it so much. My hot flashes had me so miserable.

I lived in a complex that Butler Property Company purchased for the last year we were there. The decay was instant. What had been a welcoming, safe, clean community was neglected and ignored. They allowed tenants in that were less than unsavory. Suddenly none of the gates worked and any and all addicted and unhoused individuals were in and out of our small complex like it was a shelter. Do NOT rent with this company unless you enjoy stress, frustration, and being completely ignored. This has easily been the worst rental experience I’ve ever had. I went into their office for help with a simple website issue, and instead of assisting me like normal professionals, the staff was rude, dismissive, and acted like I was inconveniencing them just by being there. I had a good experience during our five years in a lease property. Maintenance was quick to respond and our property manager was easy to communicate with. We also used one of their agents help us purchase a home when mortgage rates finally came down. I would highly recommend Butler to anyone.

These people are nightmares it's not only that, but they will jack your rent up as high as possible until you're forced to leave. These people should not be allowed to run a business.

I’ve been living in their property off of Reiger since December 2021, heard several complaints from neighbors but have yet to experience any inconveniences myself. Unfortunately since then my vehicle has been broken into twice with no help from management, other tenants have had their trucks stolen and catalytic converters stolen. This is due to the lack of security on the property. Non tenants are constantly on the property smoking and vandalizing the laundry rooms and going through cars. To whom it may rent: Be cautious when dealing with previous tenants. They had issues with [specific issues, like cleanliness or damage]. It's essential to document the property's condition thoroughly before moving in and out. Units had roaches and rats.

I can't say enough wonderful things about Butler Property Company! We rented one of their properties for 12 years, so we've had countless communications with them over the past decade plus, and in all of our interactions they were always very professional, helpful, and extremely pleasant to work with! Now we are exploring purchasing a rental property ourselves, and we wouldn't want anyone other than Butler to manage it. Highly recommended!

I haven't had to call maintenance much, but when I have, Mario scheduled with me quickly and got the work done as soon as possible.

I have a 1 year that lives with me, and my AC has been broken for almost 2 weeks. It’s 100°+ inside during the day and 95° at night inside. Continues to contact and no response besides a “sorry”. Shows they care about money more then tenants.

This is the worse property management that I have ever dealt with. They do nothing to maintain their property. This used to be a beautiful place to live. I have been a tenant with Butler for 3 years now and have enjoyed living at the Trinity Meadows Property. I know the landscaping is in the process of being updated, and other great things are happening to make the community better and stronger. My maintenance requests have been taken care of promptly, and the vendors they send out have been pleasant to work with. The office staff is always helpful and very professional. I hope to continue to be a part of this community.

They responded to my original review saying that we left the house in poor condition and that the team was under the impression we'd be back to clean before handing over the keys and the cost of cleaning and damages were taken from our deposit, is a full on lie. We rented a house managed by Butler for almost 3 years. Maintenance was always quick and efficient and office staff was helpful.

I have had nothing but issues since I moved in here but I guess you get wait you pay for. The roaches are relentless. It takes weeks to fill a maintenance request. Stray cats and skunks roam the property. The rodents in the walls that come through holes in the foundation they refuse to fix. I have lived at a Butler property for almost 3 years now & my time here has been a delight. The property & grounds are always well kept. Management is always quick to respond to maintenance requests & any other questions via email or text. Butler has been a solid management company to work with & rent from.

Ashley is my maintenance supervisor at Butler Property Company. I’ve lived in my house now for about 8 months and have some routine maintenance requests. She has gone out of her way to make sure everything was taken care of and even followed up afterwards which I really appreciated. Most people complain about property management companies when it comes to repairs but Ashley is on IT!

We've been renting through these guys for the last year and a half or so. They are actually really great, and that's coming from someone who, generally speaking, despises rental maintenance/management companies. These guys are on point every single time there is some issue. Literally within a day or so I will get a contractor calling me to set up an appointment for whatever the issue may be. The WORST place to rent from or buy from! I wouldn't even trust them with telling me the time. The apartments are trashy, moldy, and overall trash every way. You are better off paying an extra 100 or more for a better apartment. Which you'll have to pay anyway because the apartments don't hold any heat or cool air. I live at one of the properties they “manage” They will charge you for EVERYTHING and I mean they even want to charge residents for pest control, in an apartment building infested with bugs.
