I have had a great experience working with SergioMaldonado at Flat fee landlord. They were excellent at communication and super efficient in finding us a tenant this summer for our property. Everything has gone super smoothly and we look forward to working with them in the future.

It was ok at first. The first property manager did not communicate very well. After Sergio Maldonado took over the property there was always good communication.

Property owners beware!! Charge you fees for work that is not done. Contract ended 11/30/2024 and they still charged me December 2024 full management fees???? How is that justified?? Sergio Maldonado and Paula Bush are scammers in this sham of a management company.

I have been with Flat Fee Landlord for the past 2 years; and since I have been working with Sergio Maldonado, my experience with Flat Fee has been very pleasant and tolerable. His demeanor and customer service skills are exceptional. He's always pleasant and very understanding with you regarding any problems you may have and if he tells you, he will return your call; believe me when I say; he will. No flat Fee at all ,they charge the fee whatever they want to .A property without tenant for 4 month they charge a set up fee ?All clean up and lockbox I provide to them ,and they said they set up (lie).They charge set up and (after tenant move out) fee ???

I must say that I’m extremely pleased with Muhammad’s property management services at Flatfee. He keeps me informed on tenant requests, listing information and plans to keep property occupied. Horrible company that wants to nickle and dime you! My wife and I had problems with this company from day 1. Just look at the names of the people running this place, Muhammad, that should tell you everything you need to know! If you need maintenance to come out and fix anything you're going to get charged just for them to come out, and that's the least of the problems with this fly-by-night rental company, if you want to call it that!

I'm not normally one to write a bad review but after over two weeks to fix a simple and very common garage door problem. Our spring broke in our garage over two weeks ago. It took over a week to have someone come out to take a look, this is completely unacceptable. An experienced property management company should know that more than 90% of garage failures are spring related. They sent someone out and it was diagnosed within 5 minutes. Slumlords. They do not refund deposits. They find anyway to wit hold. They raise rent each time at the end of lease by a couple hundreds. They do not send out any maintenance technicians to Texas because the offices really are in VA. Rent elsewhere.

Lease here if you don’t want your deposit back or want to be charged upon move out for reasons they will make up. This landlord is the worst. They lie and lie to get you to sign the lease and once you’ve signed that’s when you start to see their true colors. They made submitting a work order sound so easy but try submitting one, they’ll let you know that everything is your responsibility. I had the home cleaned twice before moving out and the are wit holding over $900 from my deposit. The worst company we have worked with. Who knows what its like for them to manage your property, but if you're a tenant, you are better off NOT renting through this company. We moved into a very nice property, with expectations that all the items would be fixed before move in date. We have been there one year now and not a single issue has been remedied. Hard to get a hold of. You can't call, you have to schedule a call back. They do not follow up when tenants are causing hoa violations. Would not recommend or reuse.
