We have worked with Grand Manor as our COA management company in Panama City Beach for two years, and unfortunately they have not met the commitments made when the contract was awarded. These people are the worst property managers ever and try to do everything they can to fine homeowners for trival things while ignoring builders who destroy the neighborhood and break the HOA rules.

Shambolic? Hot garbage? Inept? They all match up. After six years with Associa our HOA moved to Grand Manors. They are inattentive, unresponsive, and do not appear capable to get anything done. We have damaged property in what was recently rated the top community in Austin, recreational vehicles parked on the street for weeks at a time, and yards far enough out of control that even I, a very lackadaisical landscaper, am frustrated. I would give them two stars, but the HOA fees went up another 5% last year. Charging more to do...nothing. Totally unacceptable service.

I would like to acknowledge David Clavette, General Manager at the Mirabella community in Orlando Fl. David’s willingness to go above and beyond normal customer service should be recognized. I live primarily in Syracuse NY and without David’s support, attention to detail and his follow through to completion, I would be unable to own a property in this wonderful development.I can’t thank him enough for his patience and his dedication to the people of Mirabella. One star only because zero is not an option. Grand Manors is the company hired to manage to HOA in Celebration, Florida. They have done and continue to do a terrible job while collecting top dollar. The town’s amenities have not been properly maintained and continue to deteriorate. , Sidewalks are dangerous. Landscaping is barren. Worst are the playgrounds that have been out of commission and roped off for going on 2 years.

Trying to sell my house, Grand Manors made it as difficult as possible. Because they owed ME $895 in fines that they had cancelled but never told me and just kept on their books, I had to spend five days on the phone and add another 10 days to my closing. None of their time estimates were correct. They charge hundreds of dollars to generate their closing paperwork and want hundreds mor3 to get it sent immediately by email.

I just moved into Fifth & Poplar last week, and Ann, Marge, and Ameera have made me feel instantly at home! They’ve gone above and beyond—warm, welcoming, and incredibly helpful—and the residents here are just as friendly. Moving can be stressful, but this community made my transition smooth, happy, and full of smiles.

Canyon Gate property managers, horrible! Consistently sends notices for "bricks" out of compliance FOUR years after we have been moved in, that plenty of other neighbors also have. Anytime we present an issue or concern, it is never taken care of or handled on their end. Security gate is ALWAYS open. It's been months now since gates have worked correctly. Very frustrating to work or even approach this HOA about anything. Made issues out of nothing and are anything but helpful.

Canyon Gate Property Managers: General Manager Chantelle Mayo and Property Coordinator Diana Esparza are working hard to make quality improvements to our Master Planned community at Canyon Gate at the Brazos. Quite literally the worst property management company I have ever dealt with. It's impossible to get in touch with the correct people since the only email they outwardly provide is their general email. My neighborhood recently switched to Grand Manors and it has been nothing but a disappointment. I'm disgusted by their lack of responses to residents, lack of effective communication, lack of transparency, and inability to answer simple questions.

Violations not taken seriously. Our neighborhood is going downhill fast as rules are not enforced. Experience with staff extremely disappointing. Appears to not care about residents concerns.
