I rarely leave reviews, and almost never negative ones, but the more I think about my experience with Leap Property Management, the more upset I get. They were very adamant about having us sign another lease before we had even officially been here a full year, so we did. After 10–11 months of paying rent on time every single month without ever being late, I had one month where work completely consumed me and rent genuinely slipped my mind. Going on 3 months now in one of there properties still runing extension cords through the house with multiple issues this is ridiculous are guy makes a bunch of empty promises cant even get the house to pass inspection bn real patient on things but enough is enough cant even get the water put in our name cause of the issues not one to usually complain about things but come on yall you know what property im talking about not hard to figure this one out will be posting frequently till these matters are fixed have a lot of documentation aswell

Leap is great. Pay your rent on time and take care of the home and all is well. Most peoples complaints about repairs are likely not following the proper procedures to request maintenance as aligned in their lease contract, so take those with a grain of salt—these companies receive 50-100 calls and 100+ emails a day. There is a “portal” for a reason. Zero issues with Leap, other than the annoying inspection photos, and having to hound them for late renewal offers once. Going 3 months from moving out. I have proof of forwarding address being changed. No written notice of any charges within 30 days of move out. Sent to collections without any communication. Placed a dispute with said collection agency and it’s been a month with no new news. I want my $1600 deposit back.

Do not rent from Leap unless you want to pay for your rental unit to be renovated after you move out.

The absolute worst experience anyone could ever have. They will steal your money and still claim that you have open balances and it is IMPOSSIBLE to get ahold of anybody from the office. Also the apartments are tore up when we first moved in. Holes in the dry wall, bolts sticking out of wall, plugs not working, ceiling fans not working, and the most important thing of all. NONE of the smoke alarms had any fresh batteries in it.

RUN AWAY AS FAST AS YOU CAN. Signed a lease for a duplex managed by this company at the end of June 2024. Left for a business trip and came back at the end of July to not one, but two water leaks. Listing agent did not believe there could be a leak, "We checked for leaks when the previous resident left." The City of Princeton has a leak detector installed on the main to the unit and they told me they first detected a leak on May 17, 2024. The most difficult leasing agency to interact with as a tenant. It was pulling teeth to get things fixed/scheduled. Condition was definitely not up to standards. Communication was terrible until Jessica came on to the team.

Worst management company every, I'm currently renting a house from them, and the AC was broken and there was water leak shortly after we moved in. They took 8 months to get it fixed, Alex was nothing but unprofessional the whole time which dragged it out longer then it should. I will avoid any house that they are managing in the future since they don't care to fix anything in a timely manner or act professional in any step of the process.

I have had a very good experience with leap property , I had leased a home in Grand Prairie and all went smoothly. Fast move in, great customer service and great management. They have a customer portal where I can view my documents , make payment and raise a maintenance request. I never had delay in completing the maintenance request I requested from their portal. I would like to give them props on the great service and for all the work they did so far.

I've dealt with outright slum lords in the past who refuse to put in work orders and incur strange charges upon lease signing, but never in my life have I dealt with a management company this shady. I was able to get a response from Timothy Douglass to 5/100 of my text messages/calls while living in their property. When I moved in, the ceiling fan remotes were broken as well as the screens. When I moved out, I was charged $400 for the repair of these. A ceiling fan remote costs $40 maximum. They charged $650 for partial painting and $250 for cleaning (the entire house had been cleaned relative…
