I’ve always heard horror stories about HOA’s and this is my first time owning a home and living in an HOA. I must say that so far I’ve had no complaints and the property manager miss Ivori was really helpful and sweet! They approved my request the day I had called because I was concerned about pushing the dates when the contractors will come and do the work. The request was approved within a few hours! I’ve heard that many HOA’s take up to 30 days and that’s why I was so worried. I’m glad they were so understanding and helpful!

I have many properties in various communities with HOA. Never did I have such a wonderful experience that I had with Foree Ranch HOA. Stephanie is an asset to this HOA community. Always had great help and nothing less. Response are very precise and in time. Great job please keep it up.

This is the worst management company I’ve ever dealt with. They only care about collecting fines and squeezing money out of residents. The board members seem driven purely by greed rather than community welfare. They show no transparency, no empathy, and no fairness in their decisions. Stay away from this company they thrive on exploiting homeowners.

Legacy Southwest Management Company has been nothing short of a nightmare to deal with. Instead of making a reasonable effort to contact homeowners about any issues, they immediately resort to aggressive tactics — filing liens on homes and piling on outrageous delinquent and collection fees. I have 3 houses in this neighborhood and and they slapped my tenant for every little thing they don’t do their job look at the street not a single flowers and they charge outrageous.

Update ****** I posted a review in January of 2025 about my dealings with this business and the management company of our HOA. And how I had made payments to cover certain years of the dues that were owed. Chelsea was the manager at the time who had taken our payments. If I knew they are this bad I wouldn't purchase my house in this neighborhood. They never send you a notice about any violations. They just send you the fine which that is a not a big deal. Our pond fountain not working, basketball court is out of power broken signs are everywhere.they just like to charge you without doing any absolutely any work in the neighborhood. When I drive in my neighborhood after dark it's like a ghost town.

I live in Mesquite and feel that our HOA management company, Legacy Southwest, is doing a great job. I recently needed the assistance of Michelle Dando for an insurance claim. My homeowner’s insurance co was requiring information that Michelle did not have readily available. She continued to work with me and my insurance co until the claim was approved. She was responsive and willing to go the distance for me.

Approval for Tesla Solar Roof installation is finally approved by our Legacy Southwest Home Owners Association in the Heathland Crossing development in Heath, Texas. The final barrier was removed when the Texas Legislature approved Solar Shingles as an acceptable roofing material. Thanks to Philip Cortez for authoring this legislation, to Stephen Cobb for shepherding our request through the KPost Construction company, and to Teri Thomasson for managing the submittal and approval processes through Legacy Southwest Property Management.

I reached out via email today to Michelle Dondo with a question about a statement I had received in the mail. She called me within the hour and was able to explain it all and even offered several options for payment if needed. She was personable, helpful and knowledgeable!

Legacy has managed my HOA in north fort worth for a number of years. They have always been fair and willing to help with issues. I understand the job is hard with little thanks.

Working with Jaime Schoedel at Legacy Southwest Property Management is always a great experience. We send a high volume of requests for closing documents to Legacy and although we try to give plenty of time to process and return, there are those times when the unexpected happens and docs are needed the same day or next day. Jaime has pulled through on every occasion. She is professional, experienced, available and willing to help and always pulls through for us. Her Team is highly recommended.

I recently moved to Forney and have been happy with my experience so far. As a new homeowner, I had several questions, and the community manager was very helpful in answering everything and assisting me with getting set up for online access. SO far they have done a good job keeping the community looking nice and well-maintained.

I’ve had a good experience with Legacy Southwest Management that oversees my HOA. While I don’t always agree with some of the violations issued, I remind myself that I chose to buy a home in an HOA community to help maintain a clean, attractive neighborhood and protect property values. The community is well-managed, and I appreciate the effort that goes into keeping it that way.

The worst property management company I have ever seen, which is stuck in 2000. Paying HOA they charge service fee. They collect $495 from 94 homes = $46,530 per year to do just lawn mowing in 2 places (front and back water body area, which is less than 1/2 acre), Its time to change to change the property management. Even though they have lot of backup monry and they charge $25 late fee + interest for the $25 and within a month they send to collection without calling and sending an email notification to the home owner. The worse of the worse! I live in oak ridge estates and these people are trying to foreclose my home!!!!!!!!! We have never even been told we owe any money we have zero documents except now we were mailed papers saying we are being sued!!! This is one of the worst property management in the country. I have called them at least 12 times with record, screenshots, and emails. Have not been responded to once these people make their own decisions, have their own meetings, and come to their own resolutions. Horrible. Legacy Southwest does it not concern you that you have a person on your payroll that does absolutely nothing? Our community manager, Ivori Moore, is just collecting checks. They sure are efficient when it comes to charging people fees, but absolutely no service when people are trying to contact them. I have been trying to contact them every business day for the past week and no phone/email response. Why am I paying them if there is no one actually at the office to answer the phone or give help?

I would give them 0 stars if it was an option. Never answer their phones, rejected my HOA payment the last two times submitted and have charged me late fees for them not accepting payment and still can’t get anyone to return my call. They don’t maintain the front garden beds under there agreements but are increasing there dues every year. There is 0 maintenance they do, there’s no pool but are charging more for no reason. I have not had any communication from Southwest about my concerns with HOA responsibilities for over a month. These concerns have been outstanding since last year. I have emailed and/or left a voicemail for Teri (manager), Ryan (senior manager), Sondra (director), and Demarcus (VP). There has been zero communication. Unprofessional and negligent!

Michelle Dando is the best HOA Manager I have ever had. Always trying to help us improve our community. She always answers questions I have about different things and has such a helpful and positive attitude. Most recently I needed repairs to my garage and the quotes I received were outrageous, way too expensive, so then I thought of Michelle. Right away she recommended a company that had a great price! Our community is lucky to have her as our manager.

I’ve dealt with so many HOAs in the past and Michelle from Legacy has been great! She is SO nice and willing to help everytime. I am happy with their service so far!!!

Worst HOA management company! They’ll change setting in auto draft then charge you late fees without ever being notified. Ivori was not help at all. If you have the option to chose do not go with this company. The issue was that we had payments to go out automatically- payment was not drafted because the system changed- we were never notified of that or of any late fees until MARCH! By then we had been charged over and over for late fees without even knowing. And even though we were never notified that the system had changed or of any initial late fees. HOA refused to waive the fees.

I mailed my HOA dues on 12-22-2025 of $300. On 2-10-2026 I received a letter stating my balance was past due. Collection fee $25, delinquent fee $25 and $4.50 interest. Paid past due balance and all fees of $366.91. 2-24-2026 my original check for $300 cleared. Called and emailed Brandon with no response. Account 87667CBT

Horrific experience working with this company. None of our bills were paid on time, issues in the community were never taken care of properly, and I could go one. People already hate HOAs but this company amplifies that hate with how bad of a job they do.

I want to sincerely thank my HOA manager Donna Johnson for her exceptional kindness and patience. From the very beginning, she took the time to carefully explain what my payments were for and helped me truly understand how the HOA operates and the important role they play in our community. We recently purchased a home in The shops of Prestonwood I sent in a request regarding that I noticed the fountain in the pool have been down I immediately got a response from one of the representatives name Michelle she thanked me for letting her know Several days later, the fountain was back working. This may sound very simple, but it was one of the reasons why we bought in the neighborhood because it has personal meanings. It’s the little things that really make a tremendous difference.

Our HOA fees were increased by 10% and we just moved into the neighborhood a month ago. Definitely do not move to Luella Crossing the trains are loud and the fees are not worth it!

I wanted to edit my review of this property management group. The word "terrible" is too good for them. I have called multiple times to address my HOA fees and no one has responded to my calls. The poor reviews are accurate; they lack basic business etiquette and professionalism. Cloverleaf Crossing in Mesquite has suffered from consistently terrible property management, and it shows. Residents have made repeated efforts to work with management, but the response has been dismissive and defensive rather than solutions oriented. Conditions have gotten so bad that the City of Mesquite has been asked to step in. Absolute worst management company. They are currently over our subdivision and they hardly ever drive through. Pretty much every house is in violation and nothing has been done. I’ve sent multiple emails and at first Chase would write back that he would be out sometime the following week. Never showed up. Our area hasn’t been driven since at least December. Reagan is the only one who will respond back to emails. We pay 900-1000 a year and we can’t even have our subdivision up to compliance. The worst so far. They never answer their phone nor respond to emails. Someone on the board already dropped the idea considering covenant violation of leaving trash cans visible on property. Anywhere I put it's still visible. Yet a notice pops up again asking to move cans from street view. Is that even a thing! Is it a sore to an eye? A gimmick to make money. Practically trash cans are stationed where the can conveniently be utilized for disposal and put outside on trash disposal days.

Bunch of clowns. They sent a letter explaining that the special assessment fee hadn't been paid and wrote a phone number to contact on the letter for the RESIDENTAL management instead of their's. That's outsourcing your cowardice, incredible stuff.

This company is why so many hate HOAs. Completely unresponsive nothing ever gets resolved. They never answer their email unless it is to give an answer to a question you did not even ask. A phone call would be better calling my dog as they would understand questions better. Not sure how they are in business but the HOA does not care about the residents just getting their $$$.

If I could give legacy southwest zero stars i absolutely would. We live in an HOA that was purchased by southwest. No one answers the phones or calls back, no one emails back or communicates in anyway but you can bet every week there will be a complaint letter in my mailbox. The absolute WORST company ever. They love to send pictures and attach fines. No matter how many times you tell them, the problem has been resolved, they come out the very next week and send more violations. Unfortunately when you lapse a year on a due they send it their attorneys to get collected and send you foreclosure letters to scare you. Not only that they won't work with you on waving 25$ a month late fees. Thats 300$ for a one year's worth of late fees. Now one HOA due of $395 has turned into $1780.. sigh
