I'm a property owner and my experience with this company has been frustrating. They always say to contact them if issues arise, however I've been emailing Noelle for several months, but she keeps ignoring my emails. I tried calling Jeff and Ricardo several times, but no one answers. If you go with this company, good luck getting hold of someone to address your concerns. Issues will never get resolved because they will ignore you.

My experience with this property management company has been an absolute nightmare and I strongly recommend avoiding them entirely. From the very beginning, they ask you to submit your detailed leasing requirements and preferences, only to completely ignore every single one and force their own standard lease. There is no transparency whatsoever — they never disclose their policies, including mandatory annual fees, and you’re hit with constant surprise charges that require owner approval under your terms but are billed anyway without consultation. McCaw is well run and very organized. I live far away from my property and needed peace of mind. Darla got our house rented in less than a month and Ricardo has been doing a great job of managing the property and answering any questions immediately . I recently bought an investment property where McCaw was the previous owner’s management company. The very first month I signed with them, they added a $1,500+ water heater bill to my account that wasn’t mine. It took multiple follow-ups on my end before it was finally removed. The next month, even though I had a full-time renovation team on site and zero tenants, they added random charges (a “lock replacement” and another with no description). When I asked why those repairs were needed, instead of answering, they just pointed to the agreement that allows them to make repairs without landlord…

Update April 2026. Here is my update. This company sucks. They hold your money for 30 days and now they lost my renter because they didn’t tell my renter that I accepted their renewal so now I’m going to be sitting on an empty property because they didn’t tell my renter. I accepted their renewal. avoid this company like the plague. Don’t use this company for your own property. They collect the money on the first of the month and then hold it till the end of the month. Here it is the last day of the month and they haven’t sent me the rent money. No one returns emails or phone calls.

They today is the 30th of the month and we still haven’t received payment from our rental property. Should speak for itself. **property owners beware**

Jason did some repair work at my house this afternoon. He was on time with the appt. He did a thorough check of the fence, & took pictures of the damage & cracks in the fence so there can be a determination on fence repair and/or new installation. This review is for all single home owners considering McCaw. Our experience was fantastic until we signed the contract. After that, we had zero communications, I was changing the agents to follow up on timing of photos, locks being changed, even basic communication around what to expect and the process as an owner. We were dropped on our faces. I would have fired them, but they found a tenant the day I was going to make the call so we were stuck. As a property owner with McCaw for the past 2.5 years, I am very disappointed with the level of communication this company has provided. I have left numerous voicemails and emails without ever getting a call back when I needed information regarding a double charge on cleaning fees. Now I am dealing with multiple roof leaks and STILL cannot get anyone to get in contact with me. I should not be paying a company when I have to contact the tenants and roofing companies myself. If you are a property owner be aware that they will not comply with the time frame that they are supposed to deposit money into your account. These 4 months that we have been with them managing our property they have been paying us at the beginning or end of the 3rd week and in their contract it says that should be by the end of the second full week. All they do is to say that we should have savings up to 3 months of the payment of the house. Instead of improving their system and taking responsibility.

Our maintenance man Eric is amazing, he’s fixed a fair amount of things for us. He’s always respectful and does great work, and even explains what he’s going to do. Never leaves a mess when he’s done. Poor guy even got injured at my house and still finished the job. I did my best to help clean his wound and bandage him up. Very impressed, give him a raise.

So far everything is good! My son's closet light needed replacing and the maintenance guy named Richard was great. My appt was scheduled for another day but he was in the area so he offered to come by and fix the light. He was very nice and got the job done in no time! Thanks again Richard.👍🏽

Eric was very communicative regarding his arrival time and clearly explained what access he would need beforehand. He repaired my clogged and leaking kitchen sink promptly and left the area clean. He also addressed an outdoor faucet leak, keeping me informed when he needed to retrieve additional tools and providing an accurate return time. He came back quickly and resolved the issue efficiently. Eric was polite and professional throughout the entire process. I would highly recommend him for any maintenance needs!

Everytime he comes to my house he has great energy and always gets the job done in record time while maintaining conversation with us so we are not in an awkward situation with a strange man in the house. I’ve tried my best not to leave a review because I’ve seen how nasty things can get between people & the back & forth is just ugly. However, I feel I have no choice. I began to move into the 817 Knoxbridge Rd in Forney Tx property on 1/15/2026. Took me about 3 days total with all the stuff I had. That’s about 2 weeks to the date of this review. When I moved in, I noted the issues that were found on the rent check website that were here when I moved in. 1 of the issues was the microwave not working. Mccaw Property Management is such a wonderful company and such a blessing to my sons and I. They were quick to respond to any questions or concerns I had throughout the entire process from the application process up to my move in. Horrible response time. I have sent multiple emails with questions regarding our home, our lease, damage to the property prior to move in, etc with not response. They do not answer the phones either. It's extremely hard to get any kind of answers from this company.

Avoid this company at all costs. They are deceptive, unprofessional, and prioritize greed over tenant retention. They systematically hiked my rent until it was unaffordable, only to relist the unit at the original price the moment I moved out. It is a calculated trap: they use "beautiful wording" to get you in the door, then squeeze you for every penny until you're forced to leave. Save your money and your sanity—look elsewhere.

Definitely do not recommend this management company. Terrible communicators and they don’t not advocate for what’s right. The HOA in our neighborhood was trying to tell us we were in violation with my son’s basketball goal and that it needed to be placed in the backyard every time it is not in use. After explaining it is used on a daily basis, they still did not fight for what’s right. After inspection McCaw had Maintenance technician Richard come out to fix the bathroom sink and underneath the kitchen sink. The faucet head needed to be replaced in the bathroom but after he began to do the work he saw there were some additional things that needed to be fixed as well. He sis a great job and was very thorough. The before and after on both the bathroom and kitchen are so pleasing. He did a great job and im grateful for you guys for sending him to get it taken care.

Rented a nice older home 2.5 years ago. Maintenance was awful. We had a kitchen line that ran out in the back yard the whole time we lived there. Put in maintenance requests the whole time we were there. A different plumber came every time. They refused to allow it to be repaired correctly. No working dishwasher for over 2 years. The double oven went out. The new single oven was ordered and delivered to the house. It sat in the rain and weather for 3 weeks with me notifying them over and over. At one point we had no water. Garage didn’t work for most of our lease. Emailed property management to let them know. They never fixed it. Thoroughly cleaned the house before moving out, scrubbing everything top to bottom for hours, and they still charged a $150 cleaning fee because “no receipt was provided” for cleaning services. I just moved into a rental from here and I had a few maintenance issues. I got on their app they provide for any maintenance request that I may have. I was shocked that within 24 hours they showed up and all issues were resolved. Very professional, clean and courteous. This whole experience starting from the front office to the maintenance department has been a walk in the park. Highly recommend.

Had an issue with a dishwasher in our unit. Jason came out the very next day and addressed the issue, he was very professional and knew what he was doing. Was not an easy fix nor a clean one but he did the best to keep the area clean and worked hard to find a solution. Very impressed with the outcome and professionalism.

I been living here for close to 4 years. The management team before McCaw was disappointing. But McCaw is on point. Today Richard from McCaw came by and put me some new blinds up. The ones that were there before were broken and discolored when I moved in. Richard was so pleasant, mannerable and helpful. Please send him here to do all my maintenance that he's capable of doing. I submitted a maintenance request for multiple issues last night. Greg w/ McCaw contacted me first thing this morning and jumped right on my request. It’s not even noon yet and he has completed the job. Greg has stayed in contact with me the entire time he’s been working on my request to keep me updated on everything. I must say, I am highly satisfied with his promptness, friendliness and definitely with his overall work performance! I pray that if there’s ever another need for me to submit a request…he’s assigned to me EVERY TIME! Thanks Greg…You’re Super Awesome!!!😊

Update: Rich came out to remove bird nest that was blocking my dryer vent. He was fast, professional and kind. He also went above and beyond to reach out to management for a more permanent solution. Greg C. from the property maintenance came out to look at my stove and AC/heat unit; and was very knowledgeable and helpful. I would recommend, two thumbs up!

Good luck trying to communicate with these people on anything. They never pick up their phones no matter what time of day it is. They don’t seem to have the best communication with each other either. They will make a mistake and try to blame you for it. Unprofessional, uncooperative, dishonest, and just plain thieving. My husband is still waiting for his application refund after a week of no communication. I don’t think we’ll ever see that money. So if you’re thinking of renting from them, just know what you’re getting into.

McCaw is amazing! Darla L., the leasing manager, has helped me every step of the way. She continues to go above and beyond to help! Whitney and Oscar in maintenance have taken the time to work with me and to make sure every issue is promptly taken care of. McCaw is an amazing company and each employee has exceeded my expectations.

Called maintenance because I was having plumbing issues, Brandon and Jason came out and cleared the issue in a timely manner. They were very professional, courteous, and polite gentleman. I would request them again if I have any other maintenance concerns.

Michael from the maintenance division gets a “100/100 highly recommend” from me! Arrived early, left the space cleaner than he found it and even installed a new washing machine. Above and beyond and I am grateful.

Absolutely in love with the experience of this management company and the team so far. Darren showed up and saved the day! He fixed our ceiling from a leak and repainted it, repaired our AC, replaced the light fixture that was damaged from the leak, and cleaned up after himself..... that is just amazing! He was very knowledgeable, kind, and a very hard worker. He was very pleasant and did his job with a smile. He worked all afternoon until 10 pm. This was the best experience ever! I just want to give a special thanks to everyone that helped resolve my issue. Whitney was very responsive and apologetic for what I’ve been dealing with. She stayed in great contact and hired two very professional men for the job both James & Brian didnt get in the way at all. Demolition the bathroom and put it back together in a couple of hours time. Couldnt be more satisfied!

Thee worst property management com trying to charge $100.00 to sign a lease. If we don’t sign lease they will charge me $200.00 more a month. I’ve always had pets now they want to charge $100.00 more a month for something that was already in place. They want to charge me for repairs move lives here for almosr 12 years. House is not worth more then 800.00 a month and yet I’m paying almost 1700 and I’m handicapped and over 65.

Whitney Tanner Maintance MGR and her staff are amazing. My AC went out and she had one of her team member come out at like 10 pm to install a window unit for us to be able to sleep. She then had and HVAC tech come to the house next day and had the AC fix in no time. Also property Manager Darla Lydens has been so amazing. All in all McCaw is a property Mgmt company that has been perfect for my family.

You can’t never get in touch with anyone! Since I’ve been here it’s been a problem after problem!! The house honestly wasn’t ready like I have a list of issues and honestly not very pleased at all. Emergency number really don’t exist especially when a toilet is flooding! Toooooo much I didn’t go into details cause it makes me upset beyond measures and I’m honestly just done. I was excited to be in this home now I’m over it!!!

We are current tenants with this company and we have not received good service at all. Our rent went up last year but our service keeps getting worse. We can’t get maintenance to fix anything fully they just bandied it then try to have you pay for it. We are the only black couple in our neighborhood and we were recently targeted by our neighbors. McCaw has done nothing to rectify this issue they forward emails and that’s it. No ownership no resolution no follow ups. The company seems to have lost a lot of employees and that’s unfortunate because a company like this shouldn’t have this many iss…

Lived in a property managed by mccaw for about a year now. They fix what's broken in a timely manner and when the plumbing backed up they payed us back for our hotel. Reasonable rent compared to every where else.

Richard was wonderful to work with on our rental home repair request. He was kind, respectful and competent.

As a tenant service is important. The maintenance worker that made repairs and trimmed tree was great. Arrived for the job on time with a smile and very polite.
