Omnikey is a very frustrating property management company to work with. Our neighbors here in Fort Worth had a tree over grow that they took forever to act on. The tree grew over our fence line, and one branch continued to scrape our roof to the point it exposed the wood decking underneath. This is only due to the fact that they did not come cut the tree in a timely manner. We then proceeded to call and email Omnikey kindly asking that they please have their maintenance crew come inspect/fix our roof as the issue originated from a tree on their property. My experience with OmniKey Property Management has been a mixed bag over the past year. Initially, there were some frustrating communication delays and longer-than-expected wait times for maintenance requests. Simple tasks sometimes fell through the cracks, which was disappointing. However, I want to specifically highlight Julie Philipose, who has completely transformed my experience with OmniKey. Since she joined the team, the level of service has improved dramatically. Absolutely awful experience as a first time user of property management. Kim was fantastic and perfect for her role as she answered my questions succinctly and timely, and she has been the only one who has been pleasant. Once signing up for their property management services however, you cannot get a hold of their team. Renovation requests, emails, calls go unanswered for weeks, yet they SURE will make sure to not miss charging you for their services on the 1st of the month. Stay away from this company, Im a home owner who’s house is basically just hijacked for past 2 months I have not received my rent they’re getting paid but not sending me the money. Update, I had to reach to The VP and things are finally getting on track.

I have been a loyal OmnniKey customer as a property owner and landlord since 2013. However, recent experiences have led me to reach out directly to the company’s management - see the email screenshots in the photos. Take a look and stay tuned for the owner’s response.

I wish I could give less than 1 star - these guys have been horrible since day 1. Unfortunately, at that time, there were few property management options in Anna, TX, so we went with them. Our tenant moved out on 18th April, and today is May 6th, and nothing has been done other than a walk-through, not to mention the inspector missed several items during the walk-through. I have tried to call at least twice a day and left several voicemails, but there has been no call back. They have not replied to my messages for a week now. Please do not give your business to this horrible company.

We have rented a single family home from Omnikey for the past 4 years. For the amount of properties they manage, they do a good job of managing requests for tenant while ensuring the properties stay well maintained by way of walkthroughs and follow through work, which is a huge plus for the property owners. Hunter recently came by the property to make some repairs in our backyard and did a great job; I appreciated the noticed before he came and also his follow up as he was leaving. Thanks, Hunter!

Brandi is the best, quick and fast service. Got me in my daughter in a beautiful home. That we love. Thank you Brandi for being understanding, kind and generous. We need people like her in this world.

We had Jerome from maintenance out to our home for multiple repairs he was so nice. We weren’t home but he kept me updated throughout the process with phone calls updating me with each step and repair. He cleaned up after himself and didn’t leave any messes. If this is the service the maintenance team provides I am beyond thrilled.

Jeremy went above and beyond for repairs! I asked for the fence to be fixed so my dogs would quit escaping and he fixed every nook and crannie. He has a fun personality and is witty which I enjoy. He repainted my back door and even changed my light bulbs I could reach without asking. He made the maintenance process so smooth. I appreciate him so much! Thank you Jeremy!

Edited from 2 to 3 stars after Joey took the time to call us and review the portal’s reports functions so we can see all deductions made from our account and listened to our issues. There are a few gaps in the system that don’t make using it very intuitive. The COO had to call to train us on it instead of someone else, or that training is needed at all was rather frustrating. So far there seem have been some communicative workers that are a pleasure to work with and make things easier, such as Eric, Joey, and Madeline! We put a ton of money into our rental, having to go 2 weeks with broken AC in July last year we spent almost 1000$ for window units until they finally sent someone to fix it for us. We got to the property with damage to moldings, the garage had trash in it and holes in The drywall which we documented and sent pictures which they never responded to. When it came time to move out we bought paint to touch up any spots and cleaned thoroughly. We lost our 1800$ deposit and were charged an additional 2600$ for painting and doors that didn’t exist.

Called in reference to a x tenant being evicted that I allowed to rent one of my fridges. The company refused to give me my property and when I said I was recording the conversation Brandy hung up in my face. So beware if you rent from them and fall on hardship they will steal property and you’ll have to take them to court.

I hired omnikey to evict a tenant and decided to keep them as my property managment company. No one wanted to rent it out because of omnikey. I've talked to several people and they said omnikey is a horrible company.....after dealing with them, I 100% agree with those people. After having them for 6 months as the property manager, I was receiving bills from the utility companies via omnkiey saying that my bills were over $300 a month.....there was not anyone living in my house so how in the world were the bills so high. As a landlord, I am extremely pleased to have OmniKey Realty as my property management company!!! They manage three of my current rental properties and I just listed a 4th one for lease with them. There were some challenges I needed help overcoming regarding timeframe on this 4th one because I was headed into spinal neck fusion surgery on a Friday and was unsure of my availability post surgery to approve the lease application and concerned that we might lose a lease if I could not respond quickly enough. Currently renting a property that they are managing. We have had multiple issues with them that I will not discuss just yet because I am still unfortunately stuck at the property and I do believe they are the type to retaliate, as y'all can see by their immature responses to the negative reviews. They don't answer calls and they have no sense of urgency when it comes to connecting with the property owners. Save yourself some peace and don't rent with them.

here i am again with another complaint , been in the home since the 1st first time ever renting with omnikey and they are horrible , dont answer the phone and rented me a half done house that they considered “move in ready” , wont even give help as little as letting me know when my trash days are , save yourself and stay away like i shouldve done , no way this is a professional realty company , i will give a bad review everyday til things get better , if i dont vacate property before then

My experience with this company as a tenant has not been a good one. It started by paying to move in before the 1st and no one provided us a gate fob to get in. My realtor had to make threats, and we both had to make multiple calls to escalate things. No one would reply. We paid for movers and then couldn't get in to the property. I have ZERO complaints with renting from this company. They are understanding and compassionate. We have to remember it’s still a business and has to be run as such. This review is being left for Justin Bradford!! He is the nicest and most helpful person to work with at OmniKey. My hot water heater went out on the Thursday before a winter storm was coming. One plumber said he couldn’t replace water heater until the winter storm was over and I thought all hope of hot water was over, BUT Justin continues working to resolve my issue and found an approved plumber who would fix my water heater before the freezing rain and sleet would hit. I am beyond thankful for Justin!!

Jerome is hands down the best!! He came out to inspect our attic for rodents and under covered a much larger issue that we needed to have dealt with. He also took time to fix our kitchen disposal and check our water pressure— making recommendations for the calcium build up that was causing the low pressure. Highly recommend!

Zach from the rent payment department deserves ALL 5 STARS. Though my overall experience w/ Omnikey in the past year has been frustrating, Zach called me back in the same day and as soon as possible after I was having trouble paying my rent through the portal. He was able to reset my portal so that I could make my payment without any trouble. THANK YOU

I have to say we were super excited and blessed to find a place. Now, there were a few things that needed attention asap and thats when Giovanni showed up. Everything we that we submitted maintenance orders for was looked at, resolved, or submitted to be fixed. Hopefully he will always be the guy sent to us when something need to be done😉.

When I toured the property, I was told it comes with a fridge. When I moved in, the fridge didn't work, which I immediately reported. I was told that the place did not come with a fridge (left by previous tenent) and they would not repair it and I would have to get my own. But they would pick up the broken fridge. 2 requests later, the fridge is still here. After the 4th request, I have now been told that they will not pick up the broken fridge and I have to reinstall and repair it before move out? What is going on? I had a positive experience with Alan, he helped resolve my move out issues quickly and professionally once all the information was gathered. As a tenant for 8 years, there were definitely some ups and downs but overall, the company has always fixed my issues and eventually responded to my questions or problems while I was a tenant. Overall, I think the communication could be a little better, but as a property management company, they generally did right by me.

Do NOT rent from omnikey, we rented a home in tom bean Texas. The 504 e Bonham st home. We moved out because it was infested with rats, and termites in the walls. The electric was burning above the kids room in the attic! We had inspections atleast 3 times living there for only 7 months. We just moved out of a property we leased through them, and after deep cleaning the house and leaving it in better condition than when we moved in, they still kept our deposit. Their excuse? My 5 stars is for JEROME not Omnikey! I’m not a huge fan of Omnikey just due to their poor communication BUT their contractor Jerome is nothing short of amazing. My toilet had been backed up for 2 weeks and while Omnikey kept asking me questions about 💩 and threatening to charge me for the visit, Jerome was pleasant, professional and quick! They want ppl with bad credit to sign their lease so they can run all over them without recourse. They will make you pay full price the last month and they will be in your house more than you if you have ppl over when they show they will be unprofessional and rude. They have no respect and they schedule all the showings on Sunday so you know they don’t respect the lord. They should be put in prison for how they operate. And I’m sure one day they will.

3/26/26 I put in a maintenance requests due to the high winds damaging the back of my fence. Thankfully they sent Jerome and he went straight into fixing the issue. Dug a hole, laid some cement to anchor the new posts. He very nice, quick, and made sure that I saw what was done before prior to leaving. I really appreciated the quickness and funny nature of him. Rat infested house. Workers walk in while living there unannounced. Ac didn't work. Kitchen applications did not work. Fans sparked. Breaker kept tripping. Hot water heater didn't work. Left trash all over backyard. Doors didn't lock. This company should be shut down.

While the property management company has been a bit slower to respond than I would like regarding some requests, they are helpful and resolve urgent needs quickly. The maintenance personnel they sent out today, Jerome, is great! Once he arrived, he went straight to work, quickly resolving all of the requests he had been assigned. Between his hard work and great personality, he was one of the best repairmen we’ve worked with! He even managed to get our shy daughter to interact with him which says a lot! I hope they send him back for any other requests we have to submit during our tenancy.

Omni key has been a nightmare since day one and maintenance requests have to be submitted through the portal which you are lucky to get a response within 5 days and trying to get someone to answer a phone call is a joke. I absolutely would avoid leasing from this company at all costs. They will not take care of any maintenance needs without being rude or holding you accountable. As issues arise, they will use several methods to contact you, then deny them all. Most issues will be ignored. Upon move out, they will charge you as though the home was new when you moved in regardless of how well you maintain and clean the home. Find another management company!!

I just moved into my property, and all of the plumbing is broken—there are leaks and water spraying everywhere since the water was connected. It has now been 60 hours without water, despite contacting them immediately. I have a 5-year-old and a 5-month-old, and every time I call, I’m told someone will contact me, but nothing has been done. RENTERS BEWARE I got a notice to vacate because my rent was late a few days. I put my check in the mail but they didn't get it soon enough. I lived in the unit for over a year and always paid my rent on time, except for once when I was stupid enough to use flex pay. Flex pay has an agreement with omnikey. I've been using OmniKey property management services since 2021 and I have to say that every single time I give them a call no one ever answers the phone. I have left voicemails, sent emails, and submitted requests in the portal AND not an ounce of customer service. They are always away from the office or maybe they just have a huge turnover all of the time. As a family owned company that they are they don't demonstrate any type of care for their current clients!!!! This makes me want to consider finding another property management company.

They have given us a house in terrible conditions, you make requests through the application and no one answers, you call and the front desk forwards your call. Read the reviews and stay away from using Omnikey. They are not BBB accredited and if you ever have to deal with them, it is very obvious as to why. They are impossible to get ahold of, unprofessional, and will nickel and dime you as much and often as they can. Once you get in and set in a place. Maintenance sucks. While I understand that everything has to go through the owner. Things should be done in a timely manner. I have been a renter to omni key for about a year now. Never renting again and I advise everyone to do the same. They don't clean the houses before you move in and they leave brush and trash in the yards of houses they own. Even after a dead tree fell on my power lines (their fault since tree is right on the property) they refused to do anything about the power and it took them a week to fix it after cutting it off and i still have to pay for it even though it was months ago. I have been left with inadequate heat in my home for five days now with the temperature reaching the low double digits. Even with my infant here it didn’t constitute an emergency to these people. After constant berating they still refuse to make timely repairs and only consider contact after the rent has been paid in full. 4 months of reporting the same issues that were promised to be fixed before we moved in gets us nothing other than a late notice the day our rent is due.

5 stars for Natasha (who after hours and off the clock) saw my cry for help needed and immediately reached out to try and help! I stayed in a home rented by this company from 10/07/22 to 10/20/23. I was diligent to keep the home clean, the yard kept up, and the rent payed on time. In that year, I was threatened several times with $100 charges for not being available due to being out of town, or not responding within 24hrs. Three weeks before I moved in, this company sent a nasty email telling me I'd be evicted if I didn't mow the yard, with photos. It took over a week for someone to acknowledge I didn't live there yet.
