I would not recommend On Q Properties to manage your property. 1st you are assigned only ONE property manager that's busy most of the time (Won't call any names). And anytime you need anything important no one else can answer questions except for your ONE unavailable property manager. 2nd there are alway tons of hidden fees. On Q has made more money on MY OWN property than I have made. So, NO I would not recommend this company....

I had one tenant in my property who forged a government document saying the government is supposed to pay rent for him. Well, I told the OnQ team to please double check but they did not. They believed and assured it was real because their „long experience“ in property management is trustworthy. Guess what. I had multiple properties managed by ON Q Management in Dallas and was disappointed to discover that repair costs were being marked up by 10%. When I raised concerns about this, the Dallas manager, Matt, responded by terminating my management agreements. Additionally, the handover process to my new property manager was handled very poorly by ON Q. Based on my experience, there are better property management options available in Dallas.

After dealing with a few unresponsive employees in OnQ, we finally got a great manager in Layton who is on point, responsive and efficient- exactly what we need when you have your remote manage property. We have had some maintenance issues with our rental house managed by On Q property Management. We sent maintenance requests on the portal, and each time we were helped by Amy. Amy is super responsive, follows up on the issues and keeps us informed about times and appointments of the work crews. Amy obviously takes an interest in making certain that the repairs are done timely, and she makes certain that we are happy with the workers and their results. She is very thorough and professional. After having a horrible experience with a different property management, On Q was quite the opposite of what I expected. Not only do they have a team in the DFW area, but their communication is one of the best. I wouldn’t recommend. I usually can’t reach my property manager unless I send multiple texts, emails or voicemails. You’re basically managing the property on your own with an unnecessary middleman who does little for the owner. Update: As time went on, I got a new property manager but service continued to get worse. At minimum I’ll be filing a claim with the BBB as I am owed money and the property manager has been of no help.

Layton Bogle was our property manager. He helped us marketing our house and provided weekly updates and any leads that they had. He is very dedicated and easy to communicate. I recommend Layton for ant such type of work.

The worst company to deal with. They will scam you out of money. Will never deal with them again as property manager for my rentals. Stay away from this company. I started using On Q last year (in Apr 2023) for property leasing/management services in DFW. They've been exceptional all along and I now have multiple properties with them. Their PM/leasing fees are very reasonable (compared to competitors). Matt, Felicia, Wendy and Eren (at the Plano office) are amazing to work with. Also, I like the fact that many of their services are online and you can track/manage through their portal.

As a small real estate investor who’s self managed for years. The handoff to a PM company wasn’t easy. But the overall process was made easy by the excellent customer service provided. Wendy gave me a level of comfort knowing their office would handle all aspects of managing my properties. Jerome is hands down the best!! He came out to check out attic for rodents and found a huge issue that needed to be addressed. He also helped us with our disposal which wasn’t working and checked the water pressure in kitchen, showing us how to check for calcium build up etc! Highly recommend!!

Was great! He was nice and efficient. -That was just the guy who came and took pictures. That guy didn’t document all my problems. We have had a rat and mold issue that’s ongoing and not resolved. They are negligent and not helping. Rats are a huge issue. Someone came set traps and left them. The next person months later with many complaints in between they looked took pictures and nothing out of that. Now it is a huge infestation. We’re dealing with health issues from the mold and rats. I wouldn’t recommend working with this company.

This company is horrible to rent with. They charge you $400 for a late fee and then $25 each additional day. I’ve never had a company charge so much. Not to mention the $75 they charge you for them MAILING A LETTER! I advise to stay far away from renting with this company unless you want to get screwed over financially, making it impossible to pay your bills.

Worst property management I've ever dealt with. They took 2 week to do a house inspection and then charge me because they had to mow the lawn and remove a birds nest.I paid to have the yard done right before we moved out, and then charge me for a gate that was broken when I moved in. Save yourself the headache and go else where to rent.

I moved into a cute little apartment after taking a job at the nearby hospital. I have to say, On Q has been an absolute pleasure to work with. There are so many positives about this management company, customer service is at the top. JD, Maria, Layton and Wendy were amazing to work with, even in a mini crisis! My partner and I recently moved into a property that is managed by On Q Property Management and our experience has been nothing but seamless! Our property manager, Layton, has been such a great resource and support! From timely responses, updates, and being available to answer any one off questions to ensure our inquiries are resolved. He has been a great partner and we highly recommend working with him or any of the On Q team!

What a horrible property management company to have to deal with. They don’t return calls. Their portal constantly has issues. Then when you can’t log in they send you threatening letters about being evicted. They only offer electronic payment from the 1st to the 3rd. If you can’t log in then you have to make a payment in person at their office. It’s a huge inconvenience. Where is the customer service and why are they so quick to threaten eviction.

It took two months for one cabinet to be fixed and they always add extra fees to rent but don’t respond to any messages unless you hassle them.

So thankful for the excellent customer service from Nicolette! So helpful, accommodating and friendly!! Thank you for making us feel like a top priority :)

I just had my inspection done. Mason was polite, informative and professional . He represented the company very well. Also, our HVAC unit had gone out. Gave them an emergency call on a Saturday and they came through for us.

The worst property management company I've ever dealt with! I lease a rental home in Plano. OnQ and the property owner refused to fix serious health and safety issues for months! I had to go to the City of Plano Building Standards to lodge a complaint. Only then did they make the necessary repairs, but only because they were forced to or pay hefty fines. I would never use them if I had a choice, and I highly recommend that you run and never do business with them or you'll regret it.

This is by far the worst property management company I have ever had. DO NOT RENT FROM THEM. Here is my experience only 2 months into my lease: 1) You pay a 1 month deposit and 25% of that isn't refundable. They take it as an "admin fee". An almost $1000 admin fee? 2) I have cameras on my house which I have no access to. I took down my initial review about this because they assured me these aren't being monitored. Our inspection went well. Mason was kind, explained the process, and completed the task quickly, made sure we didn’t have any questions or work orders. Every Interaction with on q property management has been great.

We have had no issues getting a hold of someone. Yes, sometimes they do need to wait a tad bit longer to hear back from the homeowners on certain things. Yet, that's totally understandable. Eren is very good at communicating via email and following through on any issues.

On Q has been lovely to deal with during our tenancy! Very responsive, makes repairs when necessary, and very friendly. Rebekah completed our semi-annual inspection today (they complete 2/yr) and explained everything thoroughly, was very sweet to our son and dogs, and quick to complete her task. She even worked around our son’s nap time which was greatly appreciated!

Dealing with On Q property Management has been one of the most frustrating wastes of my time that I have dealt with recently. And That is an understatement for a few reasons. UPDATE: They messed up our credit! over a MISTAKE THEY made. They were saying we owed them over 6k and now my credit went down by 40 points! I have to dispute this now.
