I own a condo in a property managed by Proper HOA and in the last month Ive called about 5 times to find out the code to our pool gate, they always answer in a professional manner and place me on hold for about 10 minutes just to end up at Christy’s voice mail who will not return my calls not sure if she still works there ? I think to myself what if the reason for contacting them was an emergency … i would be in big trouble, if you have the option avoid them they are rude and incompetent

After experiencing some awful management companies, Proper has been a promising turn for Tara Place. They treat homeowners, vendors and members of the board with respect and try to resolve any issues that may occur. They don't charge astronomical fees for answering the phone and emails (as some other property management companies do) and when you have a concern, our property manager, Cristy Bickerstaff tries to address it as soon as possible. They have great communication and I appreciate all of their hard work in trying to maintain a good relationship with the community.

Horrible maintenance! They do nothing for lawn care/tree care!! Someone is collecting all this money and sitting on a beach evidently. It’s almost criminal for what is paid monthly. Zero sense of urgency for anything.

Run. Don’t walk from Proper. The President who seems very knowledgeable and is a great presenter has ZERO follow through. They have no business being in property management specifically because of their accounting department. Our property has been completely mismanaged by this company. They do not respond to homeowners for weeks. Owners have holes in their floors, we had squatters, there are constant noise and pet violations and Proper does not respond to complaints, enforce HOA rules or fine when our HOA policies mandate for this. They manage my condo association, and after a roof leak damaged our ceiling, I was notified on January 29th that a contractor would be in touch to schedule repairs. The roof has not been repaired as expected, and we are still living with a damaged ceiling and a high risk of mold growth. I would avoid this company at all costs. I try to avoid leaving negative reviews, but in this case I feel obligated as I don't want other people to be as frustrated as I was. All of my claims were either documented or can be substantiated by other community or fellow board members. -Turnover is awful. Without question the worst possible HOA management company you could hire for your property. If you have any desire whatsoever for a competent property manager, a company that does not ignore your board members, or that actually follows Texas law in regards to HOA rights and requirements, stay as far away as you can from this company. It's absolutely criminal the way they operate.

The President of Proper and her team give a great presentation on their services. The experience was quite different and being a 50 unit HOA, we were small fish in a pond that did not deliver. Lack of follow thru, poor communication, and inaccurate financial reporting describe the challenges we found, and were disappointed to say the least. Proceed with eyes wide open.

Absolutely garbage management company. They took over our old management company which was fine and immediately instituted a transaction fee for online payments. There is nothing more infuriating on this planet that a company that is too cheap to just accept the cost of doing business. Not to mention staff turnover has been high, it feels like every few months there is a new person on our account. Not impressed, there are better management companies in Dallas. Very knowledgeable staff with excellent communication skills. Calls and emails answered within 24 hours, most times same day. Open and honest about financials and processes and we even see our manager on site regularly ensuring proper care of grounds, which is more I can say about the previous property management company. 10/10 would recommend!

Proper HOA management took over my property over a year ago. I have had an outstanding roof repair maintenance request pending since May 2024 (6 months). My other maintenance request for the common area take a minimum of 2 months before they address it. As a board member, I just found out who my property manager was in September 2024. To date, my interactions & communication have been poor & would not recommend.

They hosted an HOA meeting to elect board members from our community. They're a new management company but allowed those who were previously elected for 1 year terms, an additional 3 years. There was no communication about this and they didn't include the members we actually voted for (None of the current board members). It's shady and the community demands answers.

Proper became our management company May 1st. Started out with high hopes but they have become a huge disappointment. Am pleased with their outside contractors like our new landscaping company is great as well as the plumbers and electricians but unless it’s a big emergency getting Proper to respond to a text or email is a big frustration.

Horrific. God forbid you have something other than a small issue because they won’t even respond to those. For a simple service request they have failed to respond to several emails and when they did schedule something they failed to show up multiple times and do not even respond to follow ups. And when they do it always an excuse, another meeting scheduled, and another miss. The community has had the same issues over and over again as well. Just another dog and pony show. Usual "don't call us, we'll call you and tell you the rules but don't ask questions." By the way don't expect any paid agents to help you, or even call, any increase in your dues or their "extra services" will be added on, but don't ask why. We want your money not your problems, after all you didn't hire us your b.o.d. did.

Probably the worst HOA management company I’ve ever had to deal with. They acquired our previous management firm, and do not have the right experience or operational infrastructure for the volume of properties they are trying to manage. When you can even get a hold of them, no one knows what’s going on. Their fees are outrageous, and several of the properties they’ve acquired are leaving this management company, including us.

I wanted to write a quick review with my recent experience with a violation we received. The compliance person, RJ, explained the situation and helped us resolve the issue quickly and even sent me more information!

Very disorganized and inconsistent company. Overcharging, charging late fees i don't deserve. I have to audit them frequently. They charge MORE if you pay online and they charge late fees if you pay by mail.

Proper HOA management sent me notification in December to fix an area in the yard where the lawn had died. Today I received a fine for it. I am having difficulty understanding how they think it would be fixed in the winter. My landscaper asked I wait until the freezing temps were behind us which is now. The HOA did not give a due date in the initial letter so the fine seems arbitrary and inappropriate. Poor management

I like this HOA and I don't usually like any HOA. But, this is one of the better HOA. They keep all the residents posted on events or issues on the property. As a homeowner I value that. They are also very polite and pleasant to talk to. This is Proper HOA. The property I live in is Tara Place Condo. Super nice staff. The manager name is Christy. So far me and a lot of residents are happy with this management.

Had an unexplained plumbing issue with some previous work. Contacted Cristy B.and she had the plumbers back out within a couple hours to correct the situation. Thanks so much Cristy.

I've lived in Union Square over 5years, we've seen multiple HOA Managmament teams. Proper HOA has byfar been the most difficult to deal with. Trails are pitch black. Fines for grass when the ground is soggy to even mow and more recently a fine for my car being parked "over the sidewalk". When I called to get this resolved, with photo proof, I encountered Propers Compliance Employee who felt it more important to let me know "Im the one in the "Black Mercedes Benz" (with a low chuckle) then be ready to hear that he may have made a mistake. HOA is infamous for being ridiculously annoying to work with, even to talk to. But after talking and working with the HOA Compliance office, especially with Mr. RJ, I've found a diamond among charcoals. He especially assures me that he's there to help everyone, and not sabotage anybody, and he shows it. Ever since our neighborhood switched HOAs it has been a nightmare. We were never even given the proper information in timely manner until it was too late and had a bunch of accruid fees stacked up with no warnings either. How could we make a payment without an active and approved account or knowledge of the company to create an account? They make it impossible to pay your dues and then sell you off to a debt collector and claim they have no control over waiving fees.
