I am extremely disappointed and frustrated with this management company. My property manager seems to have disappeared as he is never in the office, never answers the phone, and never responds to emails. I reached out to Valiant as the parent company for assistance and it took them 2 weeks to get back to me via email. After nearly a MONTH of following up via email, I finally get someone to call me. I am a resident at Skye at Chisholm. My experience not only with management team at the complex, but with Valiant itself has been very poor. Neither Valiant nor Skye are in communication with each other or with the residents. They make pertinent changes to the property without letting residents know. In particular, their change to the reserved parking space policy is deeply aggravating. I pay $25 a month for my convenient parking spot. Creekside 121 is the worst apartment community I have ever lived at! Numerous issues here, they do not care about their residents and their manager was too busy with a meeting to come out and talk to me! Also Valiant doesn’t answer the phone either what a surprise.

I have had a horrible experience with Parkview Terraces in Austin, TX. To Valiant Residential who manages the property and to SPI Southpark 244 DE, LLC who owns Parkview Terraces, shame on you. I implore you; do NOT sign a lease at Parkview Terraces. My 4 months here have been terrible. I will not be renewing my lease. My heater has been out since December 9th, 2025. Clerical errors from property managers are not my responsibility: “Pursuant to C.R.S. § 13-21-115(3) and C.R.S. § 38-12-503(2) and (7)(1)(d), a landlord or property manager may not lawfully shift its own administrative, maintenance, or statutory-compliance costs onto a tenant. Because the $____ fee arose directly from management’s clerical/portal error and not from any default on my part, the charge is void under Colorado law and must be removed from my account within fourteen days.”

I recently moved into the Hendrix apartments and it was the easiest move in ever the leasing agent made my move in process so easy and I received a welcome home gift as well! Property was well kept and my apartment was very well cleaned, I definitely recommend moving here!

What started out as a horrible move with the previous ownership has gotten worst with the current ownership which is Valiant. Before the previous ownership decided to sale the property i am at I advised them that I no longer have a pet. I’ve lived at Hendrix for 5 years and have seen great improvements in management. The community events are very different and helpful and think that it is a great place for me and my kids to call home.

Despite the wonderful appartment, great residents and amenities and location, I regret moving there December 1, 2025. Management does not really care about. its residents —- only money. I submitted an emergency maintenance order request early Sunday morning before 10 AM because my kitchen was flooded. Due to the washing machine. It is now Monday after 9 AM and no one has showed up. I called the office. I spoke to an unempathic representative, who "said " that they would contact Maintenance. I had to go and purchase high power drying fans and mops and use all the towels in my home to get the water up. What is the point of 24 hour maintenance when no one shows up!?! The maintenance team at Reata at Alamo Ranch, has been doing an outstanding job, and I want to take a moment to recognize their excellent work. Reached out through valiant’s email, to the supervisor at the apartments, and the valiant’s “contact us” page twice and have had no response in over a week. Just moved into apartments managed by Valiant last month, had so many issues upon move in and the property manager was rude and kept making excuses to everything and could have cared less to address my issues.

My wife and I have lived here for 2 years now and no one is ever available at the rental office. Every time I go to the office there's a sign up saying, "Be back at 1, 2, 4" etc. Whenever I call nobody answers. I called Valiant Residential 3 weeks ago and left a dozen messages asking them to call me back about this property they manage and still no answer. If I could give this management company zero stars, I absolutely would. The managers at the Artisan at Lake Wyndemere are condescending and quick to blame others. They refuse to take accountability for their mistakes and dismiss any issues with the apartments. Instead of listening to residents, they shift the blame onto us. Would never recommend Arden Northwest apartments or any related to Valiant Residential if this is how they treat someone who has been a loyal resident. I live at the property in S. Austin named parkview terraces. Since 12/11/2024 I’ve not had a properly working heater and/or hot water. Today, I have neither and it always happens when the temp drops. They tell me it’s reported as fixed so I asked them to come feel the water for themselves. The people at the front office could not care less. I called at 9:45 this morning and left a message and I had to call 8 times in a row a few minutes ago for them to answer. Do not move into their properties. Happily revising my review! Although it’s taken a while to get my deposit back, once I got hold of someone at the corporate office, the issue was resolved very quickly. The people I spoke to were pleasant and helpful and Mr Galloway overnighted the cheque to me and apologized for the delay.

Valiant Residential needs to do better with picking up the phones, following through on tasks/promises, and with properly running apartments that they own. I have contacted corporate so many times about my lease being incorrect as well as the actual rent amount. It should not be difficult to update a rent amount and to get me to the appropriate contact the very first time I reach out with any alarming concerns about the state of my apartment, including overcharged rent. I want to directly speak with someone from corporate, not have someone from corporate relay a message to the property manager…

I will never rent from this company again and recommend people avoid them, if they can. My (30+ yo) ac hasn't worked properly in 4 years. It is obviously leaking freon into the atmosphere. All they do is recharge it.Lied to my face about repairing it this year, in April. A month later and it's freezing up again. I live in TX. It's hot. My apartment is hotter than it is outside. If I can't get anyone to resolve this, I will definitely be reporting them to the EPA, at least.

I visited Heritage Village and it is a wonderful place with a beautiful park next door, along with the senior center and a Braums. It is a great location with great amenities available to the seniors as well. The staff are great , very nice and helpful!

I have lived at Heritage Village in hurst for 3 years, some of my favorite things about living here I the emotional support from the residents and management. I love the planned activities and parties, the indoor swimming pool. Another great benefit is having the senior center and braums with great food and groceries. We are also conveniently located to all the shopping destinations u can think of. I pray I never have to move out of here

I have lived at Lake Villas for almost a year and a half now and love it here! Office and Maintenance staff are wonderful!! They will help make the movin process as easy as they can. I recommend do a tour of the grounds if you are thinking about moving here if you can. The Maintenace guys are very prompt and get the job done right. Normally it is very quiet here but just like anywhere there are a few bad seeds.

I recently moved into the Artisan. You can tell that they really care about their residents. I was told by the doctors that my mom didn’t have long and as you can imagine I was an emotional wreck. Venus in the front office prayed with me, cried with me, and offered a payment plan so that I could pay for my mom’s health care and pay my rent. Without them I don’t know what I would do. I love the artisan and consider them all family. I’m thankful for them.

Encore was my first apartment and it’s exceeded my expectations beyond measures the staff is beyond welcoming me and help me with the entire process start to finish I would recommend this property to anyone especially if your a first time apartment renter friendliest staff and such a welcoming environment!

Stone Canyon Apartment Complex has a beautiful setting. The Location is very convenient to many businesses Ms. Marcy goes above and beyond to make you feel happy you are at home.

Really love the apts , the office staff is great anytime I have a concern Maria addresses all my issues and is always pleasant to deal with.

I like living here. Maintenance is very attentive

In my 2 years living at Belle Spring Branch this is the best Management Company. The Maintenance and Office staff have been nothing but great. They all have a nice attitude and always greet everyone with a smile. Valiant Residential thank you for managing the property with excellent employees and amazing customer service. The Arden Terrace is my second Valiant property and I've been here 4 years. I'm currently moving to the other side of town and I will be resigning with valiant due to the service and attention to detail. I've had a great experience and would recommend them to anyone. Maintenance and office staff are always friendly and quick to respond. The property itself is gorgeous. If I wasn't moving I would be here for another 4 years. I moved to silver springs Apts in July of 2023...I was told that certain things would be done to the apt before move in ...and they were never done...now we're into feb.2024 and they still haven't replaced my dishwaser....orwalls damaged by flood....the parking lot drains into my apt. A 90 degree piece of pipefixs the whothing....and they won't fix it...shame shame shame.....I would like to say that all of the issues were rectified.. Thanks to Miss Diana and Melissa...ty so much

Arden Overlook, Tulsa OK They changed the locks 8 days before my lease was up and then only refunded me for a portion of those 8 days. They denied to do a walkthrough with me and then kept all of my security deposit, claiming the apartment was a total mess. I requested an itemized list of deductions multiple times and never received one. Don't expect any communication or help despite what their automated response says.

Living at Monticello apartments - Sydney Dutiel (the apartment manager) and Kim Espinoza (the property director) willfully allow residents to smoke weed and do drugs. All of which violate the lease. I have sent many emails & messages to Sydney Dutiel and Kim Espinoza on this issue. I guess they’re ok housing criminals on their premises.

Vista at Lost Lake (Clermont Fl) needs improvement on communication. Units need to be upgraded. Hallways are disgusting.
