Horrible just horrible! I am the owner of a company vehicle that my employee drives home he parks In The same spot every night the truck is very nice and moves every day except Saturday & Sunday… last night the hoa had my truck towed…. I pay ACS HOA dues for several different owners in a few different communities they manage. I’m not sure how they handle accounting, but I’ve had to reach out about a dozen times for checks being allocated incorrectly. Most recently, I paid annual dues for 3 different properties with the exact invoice numbers in the memo. They cashed the check, then sent statements 2 days later saying the dues haven’t been paid and assessed additional late fees. When I called to resolve this, I was told it “is against company policy” for me to speak with someone over the phone and I needed to submit an action…

HOA Board President, Tanglewood Estates- ACS is responsive to board and owner concerns. The two property managers I have worked with are knowledgeable about the laws, easy to work with and get sound professional advice quickly when they don't have the answer. DON'T HIRE THEM TO MANAGE YOUR HOA. Keeping vital HOA documents behind a paywall is both irresponsible and wrong. They won’t answer questions over the phone. They direct all HOA requests through a web portal that charges. At the closing table, Homeowners are signing a contract that they are bound by the HOA as well as its financial liabilities. If you're moving into a community they manage, get ready to have them do everything, even change the HOA governing laws, so they can wash their hands and not help you at all. The problem with your unit can be anything and they will bring out professionals that will literally tell you and their representatives the problem is outside your unit (so HOA has to fix it), but they will always come to the conclusion that anything you complain about is ultimately your fault and will have you pay out of pocket to get it fixed. Our HOA hired ACS based on recommendations from our association bookkeeper and we were very pleased with the level of service, knowledge and expertise they brought to the table. Unfortunately due entirely to a variety of dysfunctions within our own community our contract was terminated prematurely, no fault of ACS's. The replacement HOA management company is not quite at the same level although they offer similar a la carte services to those that ACS offerred. I'm board member of Rice Farms Estates HOA in Farmington, UT. I interviewed 4-5 property management companies and called 5 references for ACS before determining that they are the very best for several reasons. We have not been disappointed! First, they have a proprietary software that they created which allows Homeowners, the Board, Management, and Vendors to all log in to view "Action Items" so everyone is on the same page with a written trail of what was communicated, when, and how it's been handled. Horrible company and horrible communication. I’ve lived in my house for a year and a half and everyone told me I’d get something in the mail from them to pay my hoa fees and it never came. Finally a year and a half after living there they sent me a notice saying I owed them $1100 and threatened a lawsuit with no warning. The only decent thing about them is the lady I talked to on the phone, she was nice and helpful.

These losers do NOTHING in our neighborhood except send violation notices for yards being yellow. Never mind the craptastic common area they are supposed to maintain. They continue to collect HOA fees and last I checked, there was more than $30,000 sitting in our account for a VERY small neighborhood that has only been here for 5 years. Thirty grand?! I don't understand some of negative reviews, we have had nothing but a positive experience with this company. They’re friendly, approachable, and genuinely care about our neighborhood. Every interaction has been positive, and it’s clear they work hard to make our community a great place to live.

We engaged Advanced Community Services because our HOA was struggling to sustain operations and was behind the power curve on complying with new regulations. A small, dedicated board of volunteers was responsible for all management tasks, and despite repeated efforts, we were unable to attract additional volunteers from the community to assist or join the board. Revised on May 13, 2025: As the Vice President of our Association's board, we are not so happy with our decision to switch to ACS as our property manager. Our property manager is knowledgeable about HOAs but in regards to conflicts, doesn't manage constructive feedback on how contract deliverables are managed or handle anger when a request is made multiple times but not completed. As a board member with PWL working with ACS has been very good. We get very good results from them. Our HOA has went through several different management companies in the past years and ACS is much better than the previous companies. Our HOA has completed several improvements with the help of ACS that owners requested.

As a HOA Board member, we have worked with 4 different HOA managers in 6 years. I have found ACS to be to most responsive and knowledgeable manager we have had. In just one year, they have improved and or solved several critical issues we had been struggling with. Their software with Action Items keeps all of the board members in the loop for issues affecting the residents. It is a great communication and management tool. I have no reservations recommending them.

Michelle Gomez has been our property manager for a year and half and we have been with ACS for over two years. She does a great job as the liaison between the board and homeowners. She care about our community and does a great job serving it.

Excellent company. After bringing them on board ACS took charge immediately and handled multiple much needed projects in a short time. They are very professional and handle issues in a straightforward and honest manner.

Have worked with ACS for 3 years. Have had them be responsive. There are so many things and people that impact a relationship between a HOA and management company. Being able to communicate, prioritize and handle all facets of takes experience and the ACS team provides it. They have done a good job balancing the priorities and keeping the community moving forward

The Pinewood Lakes Community has been through several management companies and Advanced Community Services has been the best. Michelle and crew are responsive, graciously accept feedback, and are overall highly professional. ACS has made a concerted effort to enforce community standards fairly and equitably. This has ruffled some feathers but overall has enhanced the look of our beautiful neighborhood. I have witnessed first hand how difficult this work is and applaud, especially Michelle, for handling it with both the necessary seriousness and a sanity-saving dose of good humor.

Our ACS property manager is great at getting problems solved quickly. Working with her is easy and simplifies my work as secretary of our HOA. Other reviews for our ACS manager have been quite unfair, in that some folks are just never satisfied with anything!!

I read every many peoples review that is true. I have experience about my monthly fees. every month promise me my account is setup as a auto payment but every month I am seeing late fees $25.00.

Horrible customer service.I called to ask for assistance understanding what my actual balance is currently this morning. Their monthly statement's and what is reflected in their third party banking software is not consistent and confusing. I wanted to be pro-active after having previous issues with this company earlier in the year. My wife and I purchased this townhome as our first home last November, and our HOA uses ACS to manage. Awful! They can't create a budget with reserves that allows for our units to be financed. They were supposed to have it completed months ago, but they won't even communicate the process to the owners. In the meantime, I've paid over $30k holding a unit that I CANNOT sell!

Disorganized and rude. Our fees randomly change with no explanation offered. Now I need to make yet another dreaded phone call to someone who will treat me with disregard. Nothing but a money grab.

Very rude and not very responsive customer care. Poor communication or lacking communication. Lack of qualified maintenance trades. Neglect of maintenance of common buildings, roofs, etc. Overall, very hard to communicate with.

I have worked with Advanced Community Services, ACS, for the past 2 years with the Willows Condominium complex in Murray. They are honest and responsive. I own properties in a community where Advanced Community Services managed the HOA for years. They were always extremely disorganized with their billing, notifications etc. If you have questions, they are extremely rude and disorganized. They don't have a culture of service. Our HOA recently switched to a new management company and Advanced Community Services has not given over the HOA docs such as meeting minutes, financials etc to the new management co. Since these people took over, our HOA fees went up by $150 which is a high increase. We used to pay $500 and now they are charging $650. A 30% increase is immense. In addition, reservation fees increased from $100 to $200 but at least those fees are optional so that is not a concern of ours but the increased HOA dues are. Some of the expenditures on the 2024 budget appear to be overstated or exorbitant. Is the person in charge of financing even shopping around for lower rates? My experience with Advanced Community Services has been very positive in the two months I've been here. I've been in other HOA'S where this was not true so have been pleasantly surprised. They've answered my e-mails in a timely way and have been good to schedule someone to come and take care some minor issues that came up. Just like a previous poster here. These guys are down right heartless and a horrible organization to do work with. The manage a property I live at located in the willows in Murray, Utah. The charged me a fee of 150 dollars and sent me to collections because I had a military training and I thought my roomate would be paying the HOA. These guys are downright heartless.. I paid my bill for 6 years straight with no issues and then I was unaware when my HOA dues went up by $8/mo. (12 months ago) since they only notify by mail and my mail wasn't being forwarded correctly. They never once sent an email or called me to let me know that I had a small overdue balance and so that goes on for a year without me knowing. I would have paid immediately had I know, but it serves them not to tell me because then I was getting a full $25/mo late fee which is 300% each month of the balance I owed. This company is absolutely terrible. I’ve updated my auto pay multiple times and yet they continue to charge me late fees and won’t own up to their own mistakes. If you’re going to increase the HOA fees then auto should be easily adjustable but no you have to delete your old and create a new one by contacting the bank. Communication with this guys sucks.
