Advantage Management has been extremely disappointing to work with. They charge significantly more than the level of service they provide, and it’s clear they do not actively inspect or manage the properties under their care. Rules are inconsistent or ignored outright, and homeowners are left dealing with problems that should be addressed by the management company. I can't believe how poor of an experience my community has received from Advantage Management. They raise rates while doing less, seemingly at every opportunity. From being completely absent all year with snow removal, failing to upkeep amenities leading to extended closures, and overall support provided to homeowners I have been left with zero respect for them as a legitimate business. Every time my HOA dues are paid it is a literal act of robbery.

This is a company that gives HOA’s a bad name. They charge ridiculous fees to all landlords regardless of if their tenants are problematic or not. They are firmly in the pockets of the developers and do not represent home owners in the least. If you are a member of an HOA board trying to decide who should administer the HOA do your community a favor and look elsewhere.

Cory Huse has always assisted me thoughtfully in every interaction. I recently encountered a billing issue with my bank, and he was quick to listen to my issue, review my records and come to an amicable resolution. He's also gone the extra mile to assist in another issue and I anticipate positive results. I have only had a positive experience addressing and resolving issues with this HOA thus far.

Been with advantage management for a while now. It seems like a luck of the draw for some who are treated well, while this isn't my case. I make my payments on time, make sure that I do as they ask but still can't get the items that I have asked to be fixed or phone calls to be answered. It says I am in position 1 always when I call their number and goes to voicemail. Leave messages no one calls me back. Quality of service needs to be better.

Our HOA switched over to Advantage in November 2024. My experience so far has been great! Roger, Les and the others our board has worked with have been communicative and professional. They're quick to respond to the board and community members and address issues promptly. They've been so helpful compared to the last HOA management company that we were with for over 10 years.

The reviews speak for themselves. My experience living in the Lakeshore Landing American Fork community has led me to believe that Advantage Management cares very little about the quality of services provided to homeowners, and more about profiting off their contracts. Communication has been completely out of touch to the point it has come across as condescending, and there is very little accountability or action taken when concerns are raised. Fingers crossed we can find and contract with a more comprehensive management company ASAP.

Giving a 1-star review because my dues increased from my last HOA, switching to the new system (Advantage Management) was a hassle, the instructions seemed very fishy, I have to pay a 3.49% processing fee for a credit card payment or a $2.96 processing fee for my bank account. If they don't have control of the fees, at least lower my dues to compensate. These are a few reasons people don't like HOAs

Les Snarr is a member of the team which, over the past year, supports our HOA Community. During this time, we've added numerous tasks and projects to her workload. She puts her best efforts into successfully completing each and every item that's thrown her way. New HOA management company comes in and starts charging everyone $200 a year for rental property documentation. Feels very predatory. CORRECTION: Apparently it was our boards decision, not the property manager. But it sounds like the property manager is getting half the fee.

Advantage Management has been around for a long time and Jason is probably the most knowledgeable Broker in Utah County and when we switched management companies this year we thought we had the best, however, be careful you get the right manager that fits with your community. For the price I guess we expected more but got much less than we expected and that was promised. Chose your actual manager carefully!!

I've had multiple interactions with this company and their customer service is abysmal. Troy Hulse in particular is not friendly, understanding, or helpful. He does nothing to actually resolve issues. They do nothing in the way of being proactive and rely entirely on the landscaping company and property owners to know what is going on in the neighborhood. Please start listening to the homeowners you oversee. These amendments you keep making regarding what we are/aren’t allowed to use our garage for are ridiculous and unrealistic. You want us to keep our trash cans in our tiny garage along with 2 cars, in 115° heat, or else we get fined? What about the smell? What if the trash can doesn’t fit? Ours doesn’t. Also the pool is closed way too often for “cleaning” and “maintenance”. Get it together. This is unacceptable.

Stay VERY far away. One of the most controlling and ridiculous HOA groups I’ve ever dealt with. They don’t care what everyone in the community thinks or suggestions. Useless. If you are the one driving around just issuing non compliance notices, go get a real job. I was finishing my basement and got all the lumber delivered to my house. Within a couple hours of getting it, the HOA was asking me to get it off and told me it wasn't ok to have it there. They haven't actually helped resolve any real issues in the community that our HOA money should go to. They just want to sit back and collect fines.

I tried to make a payment on my account and their portal wouldn’t let me make the payment. I sent them an email to resolve it but they didn’t respond and then charged me late fees on my payment. After this they finally responded and wouldn’t do anything about the situation. Not all bad experiences are going to be the fault of the hoa company, but you can have much better customer service than this.

The late fee for my HOA dues used to be $10. Now it's $26 for ONE DAY LATE. And they have an awful notification system. They send you one notification 2 weeks before the due date, then no reminders until they hit you with a "You're overdue" notification. Then they tack on 3% for every payment. Just use Quickbooks to collect your dues it'll be much easier.

DO NOT UNDER ANY CIRCUMSTANCES MOVE INTO A HOME THAT IS MANAGED BY THIS COMPANY. They’re a scam, and in just 24 months my HOA fee has gone from $180/month to $300/month. They don’t do anything, do not clean or plow streets, do not do pest control and do nothing about weeds or bad landscaping. And it is a complete waste of money.

I worked with Troy Hulse at Advantage Management and real Estate as they are who manage my home owners association. Communication with Troy was excellent, he was very professional. Troy was so prompt in getting back with me on numerous occasions and it really helped to decrease my stress surrounding the issues I was addressing. 5 stars for a fantastic employee who is very helpful!

Advantage Management has been amazing to work with! I've been the HOA president for 2 years and my board and I could not have managed without their help. I recommend their management services to any HOA looking for a management company to assist with the clerical and management side of the HOA. Terrible management. Somehow my automatic payments that pay monthly continue to be cashed but not marked as received on their end. Not sure where the money is going but they continue to spam me with emails that I haven’t paid when I consistently pay the HOA dues and now am very concerned about how they handle the finances as some people may not catch these issues like I do and pay their bill multiple times… if they can’t even take payments properly I can’t imagine how bad the rest of their systems are.

Very unfavorable lease terms for tenants. They are usually quick and responsive... to say that they can't help and it's the tenants' issue to figure out. There's also a lot of excess fees compared to other rental situations. Would not recommend.

We cancelled a previous contract to move into a place here on the listed date of August 7th. They said that it was a mistake and we'd need to move in June. Not to mention that we showed up and couldn't get in and so we had to do two tours of the place. This place does not take accountability for their mistakes. They only care about money. Not to mention that the management lady has an attitude.

They are horrible at responding to maintenance requests, their apartments are worn down, they do not have AC, I made a maintenance request because my water heater wasn't working and I could not relight the pilot light and they took forever to get back to me

I’m a renter at little valley and I was talking to my neighbor about some issues around the community and they had me go into the office and the ladies there answered all my issues and concerns. I highly recommend them!

My experience with this HOA has been incredibly disappointing. Communication is consistently poor, emails and concerns are ignored, and when they do respond, it’s dismissive and unhelpful. They fail to address legitimate safety and maintenance issues, leaving residents stressed and frustrated. Over 1 year ago, I moved into the Cold Springs Ranch community in Lehi, managed by advantage management. In an entire year they have been unable to fix the lights on the pickleball courts. They claim they have fixed it multiple times, but that there has been a targeted, and precise vandalism campaign that has managed to take them down again immediately each time they are 'fixed'. We updated our billing on their portal to a different bank and removed our old bank information off the portal over a week before our rent was due. They charged our old bank WHICH WAS REMOVED FROM THEIR PORTAL causing a massive overdraft issue. When my wife called in to have them fix the payment to the correct bank and to refund the incorrect bank, they said sorry there is nothing we can do. When i called in, i was placed on hold for more than 20 minutes, my guess was so i would just hang up. Rented the same house from them for 5 years. When we arrived the yard was all weeds, the porch was a wreck, the garage didn't work for most the time we were there, the lights didn't work for most of the time we were there on the outside. The stove kept catching on fire. We put in maintenance requests several times and called them several times. We finally got the garage fixed by the time the owner was going to sell the house. I was a renter last year and there was issues with the pool at little valley and I reached out to advantage management and they were able to correct the issues. They were also very on top of the vandalism as well.

They did everything they could at late hours of the night even, to get us a refund for the wrongful towing of our car. I appreciate their hard work so much!

I've lived in little valley gateway the past couple of years and advantage management has been the best hoa company we have worked with. Although the builder is still over the board for the HOA, I have been pleased with the responses that I get when communicating with the HOA. I have lived in Little Valley Gateway for 2 1/2 years, and Advantage does an excellent job with property management for the HOA. Rayni does an excellent job as our on-site rep, and Troy has been excellent as a manager. They always keep us informed on changes, and are very responsive to questions and problems. Rayni goes out of her way to respond and take are of things quickly, even after hours clubhouse problems. The amenities (pool, parks, courts) are well cared for. Requests always are approved quickly. Getting excellent service from them!

A Great Place for Our Small Family! We’ve lived in Little Valley Gateway for a little over two years now, and it has been a great place for our small family. The community offers the conveniences of townhome living while maintaining a quiet and friendly atmosphere. This company is the worst to work with. We have lived ina community managed by them for 2 years and they have never enforced rules until recently and are now being psycho about them and charging fees without the fees being listed on the portal for people to be aware of. When we first moved in we also had problems with them getting a key to use our amenities we were paying for, they never answered the phone and also have terrible communication. Overall I would not recommend them.

Good luck trying to get any answers from this hoa. My community switched has with very little notice. We were locked out of our accounts immediately. I had a credit balance with them and now I can't get a paper trail or answers on where my money is. Or why it has not been sent to the new hoa.

Troy has been so helpful with taking care of an issue that was brought up in our neighborhood. He took the time to call, have an open conversation, discuss solutions, and has been great with communication since. It isn’t very often that you find people willing to work with you when it comes to neighborhood management. A lot of people brush off concerns or jump straight to solutions that don’t always solve the problem. That is not the case with Troy at all! He is doing his best to make this a positive experience for everyone. I’m very grateful to have Troy as part of our community team!

This organization makes it almost impossible to communicate with them. They are unresponsive to concerns or complaints of HOA residents.

TROY, the manager, has been unhelpful and lacking in empathy. We moved into our new home 5 1/2 weeks ago and still don't have internet, despite the bill being paid through the HOA. As a homeschooling mother, it's crucial for my kids, especially my son who just returned from his mission and is eager to start his college courses. Without internet, we can’t watch TV or do anything that requires it. Unfortunately, Troy showed no concern for our situation—offering hardly any assistance or compassion. His dismissive attitude was extremely frustrating.

The maintenance just doesn’t show up. I made a ticket order 3 weeks ago at this point. Our door isn’t sealed and is letting in a ton of air and bugs. They said they would clean up the backyard in June before we moved in but that hasn’t been done (currently August). I have talked to 4 different people at the office. Nothing has changed.

If I could give 0 stars, I would. This is a long one, but very warranted. First, the day I moved in, there was a car blocking my unit. I went asking around who's car it was so they could move it as it was my parking spot and it was blocking the moving truck. I have lived in a community for the past 20+ years where Jason and his team have overseen the management of the HOA, the upkeep of the property, etc. His dedicated efforts have continued to preserve, in a remarkable way, our townhomes. I have never been disappointed by him or his team. Any observations that I've made have always been received kindly and without offense. We are renters, and they are the management company for our property. They have been prompt to address a couple emergencies that we had. Other maintenance issues usually take several weeks to address, but with persistent communication they have done their part. They replaced our front door and a window, fixed a broken water pipe, and we have a few other jobs lined up for them.
