I worked with them for over a decade, and they were always responsive and professional. What I appreciate most though was the way they took care of the tenants. I heard from several of them (unsolicited) that they really felt good about their interactions with the people at Ameritrue. Even little things behind the scenes to keep things running smoothly that I wasn’t aware of till much later. They’re great, and I would work with them again.

Based on my experience as a property owner, communication and follow-through was inconsistent. Over the course of one year, my tenants informed me multiple times they were unable to reach anyone at Ameriture. When I contacted the company to address this, I learned that my assigned property manager had changed 3 times without my knowledge. I was told this was due to internal turnover. During their management period, several maintenance requests outlined in the lease agreement were not completed despite assurances that they would. This company is crooked thieves. We left the house better than we found it- it had renters in it for years and the carpets smelled awful of urine we asked them to please clean the carpets they told they were cleaned. Ameritrue has been managing one rental property for me for 6 years and they have made it so simple for me. Also, there has not been one month of vacancy since they have managed this property. Also, they have been responsive to problems (while keeping me in the loop) but also making sure the contract is being followed. I have been with Ameritrue Property Management now for almost 3 years. I have multiple units that I have been managing for many years by myself. Terrible management company. My property was trashed under their management. After two years under their management, my yard was destroyed, and I began to get complaints from neighbors in the neighborhood. I had to personally go out and weed and fix the yard without any reimbursement from Ameritrue..

🙄 I would respond to this reply in depth but wouldn’t have the space and frankly, it’s evident based on other replies this company doesn’t take accountability for their bad practices. I will not pay a penny till the itemized statement reflects a true accurate amount.

I lived at 3 apartments at the Kamas location. Unit #1 they didn't have the dishwasher set up correctly and left food on my dishes. I put in a maintenance request and it was fixed. Tree branches fell on my husband's new car and broke his windshield. I put in a request, the next thing I knew someone butchered the trees with a chainsaw. Posting what the neighbors trees look like as a reference for when you hirer the right vendors. Unit #4 we upgraded the kitchen and they kept it, still among their advertising pics. Unit #2 wasn't clean when we moved in, you couldn't sit on the toilet proper…

We’ve had some problems in the past, just a lady that wasn’t too helpful over text, but today Skyler walked us through our new house and answered all our questions. Super helpful and cleared up a lot of our confusion! Feeling great about renting from them because of this!

Repair was done promptly and well. Communication was clear and they were easy to work with.

Very responsive, professional and prompt. The staff at Ameritrue are courteous and kind. As far as filing a maintenance need, It’s all automated through the website. Filling out a form, adding pictures, and giving details. Then submitting it and they respond with an email. None of my issues/needs were emergencies but there is a separate option/number for that.

This was the easiest application and move in process I’ve had. You can do almost everything through text and email, making communication quick and convenient. Skyler was so respectful and patient while we toured the house and answered my questions. They were prompt to handle some move in concerns with a yard that had been let go by the prior tenant and gave us a gracious amount of time to complete the move in checklist. This company is a thief! Don't do business with them. We had a 3 bedroom townhome. When we moved in there was pet hair on the stairs by the wall. I let them know on the checklist and they told me the carpets had been cleaned that I could pay to get them cleaned again. Duration of our renting, their rent went up drastically! It was no where near what it should of been. Greedy if you as me. When we moved out, I spent 2-3 days cleaning,they sent a list of things why they took our deposit and charged $200 more! Good luck getting your deposit back, spent three days cleaning and left the place spotless other than a damaged $10 blind and a dirty outside front door. $400 for “repairs” and another $300 for cleaning.

My husband and I rented a condo through Ameritrue. They were probably the best renting experience we have had! They were super responsive to any questions, rent was really reasonable and when we moved out they were very quick in sending our deposit back to us. What was deducted from the deposit was very reasonable. The only reason we moved was because we bought a home but if we had to keep renting we would have stayed with them. We have lived here since October and overall have had a great experience. Any problems we have had, they have been resolved. The community is growing rapidly, so, construction is ongoing everyday. I met with Diana to view the properties and she was very friendly and welcoming. I also just met Jason, a new part of their team. The properties in Kennewick WA are very nice and most are newly built. The properties are located in a nice and quiet neighborhood. Really bad services for no reason they evicted me from my home

AmeriTrue has been a really great company to rent from; they are faster than any PM I’ve rented from about maintenance requests. My experience with them has been made particularly pleasant and endearing due to their shining star Jenni, she is the absolute best!! Place absolutely sucks they rob you. If you’re thinking about renting from them they’ll charge you $300 for cleaning even though you cleaned and it looked better when you moved in. The one I lived in had black mold and water damage. Towards the end of my lease the walls and ceiling started cracking and my babies room started to get bubbles on the ceiling and than drip yellow stuff. Had an issue with the kitchen sink it wouldn’t drain and than flooded the entire place and the tech told me to see if I can fix it myself. Ameritrue rental agency is the worst place I have ever dealt with I put in multiple requests for things to be fixed and repaired and they neglected to do anything about them. When I moved in the place was a complete mess all the way to the walls to stained carpets when we moved we cleaned the apartment spot less then was charged an additional 500$after keeping my deposit for repair, cleaning, (supposedly painting and patch work). It is a shame that they do this to people and treat them so poorly would never recommend

Karensa and the team at Ameritrue have been amazing to work with! They were kind, understanding and listened to my situation to help find solutions that provided comfort in my move. They were thorough and VERY responsive and available with my myriad of questions. Having NEVER rented before, they made my first experience very positive. Their 'on-boarding' process was efficent and wasy to navigate. I would recommend working with them.

The worst rental company I have ever worked with, they tried to charge us for carpet cleaning, when we pointed out that it wasn't in our contract they dropped it and said they would get the landlord to take care of it. 2 months later we get our security deposit and they have taken out money for carpet cleaning. Completely dishonest in everything they do, please gain some morals.

The place was disgusting when I moved in & we spent all weekend cleaning the whole thing. A year later we left it immaculate and were charged $130 per person for “cleaning” and “carpet cleaning” ($700 for a 1000 square foot home). Read the rest of the reviews and you will find much of the same. Really a shame to take advantage of young college students like that. EDIT: Weeks later, I was sent photos by the now-tenants of the house, and the floors were REMODELED. They charged us for carpet cleaning while remodeling the place. Blatantly illegal and so scummy.

They offer prices in the publication that they do not comply with, when the contract is started... They do not like to put details in writing that commit them... And additionally when they do the tour they offer you things that at the time of the contract they do not comply with... They rent with electricity and water costs of $325... And if it is less they do not tell you in how long they will return the difference in money... THIS IS NOT PLACED IN THE CONTRACT EITHER...

Worst company ever. They will charge you deposit even if you left the house exactly how you found it. Even if you write every single detail on the move in checklist. I wish I could give zero stars. I was a tenant of the properties managed by them. I will avoid future properties from them like the plague. If I never see this name after today it will be too soon. From the beginning, they seemed incompetent, unknowledgable, and condescending. When I first moved in, it took 3 weeks for the property to be cleaned at all. Great to work with. She got me through the process pretty quickly but still gave me time to get everything in order. I had to find a place fast. I was able to easily get through the paperwork and with answers to all my questions. From the time I found the listing until I was able to move in was seven days. I think it’s awesome I was able to do that because you usually have to wait until the first of the month or even the month after in some cases.

Rented a property from them in Lehi for a year. Was told one thing upon moving out and they charged us other prices which we tried talking to them about to understand. The move in process was easy. They made me feel at home. They were very helpful in the process and had it so I didn't have to worry about anything but the move in part. It's been easy and convenient to work with them and their phone app.

By far the worst rental company I've rented with! They tell you you'll get a refund for their utility fee for what you don't use and after almost a year we have yet to see any refund.
