Eric came out to complete maintenance repairs for our rental and was fabulous! He kept us informed of the repairs he was doing and made recommendations for additional repairs we needed to put in for. He was on time for his appointment window, completed the repairs, and cleaned up any mess that was made during them. Super friendly and helpful!

Jerry is the best! He figured out our new dishwasher had some defects and put in another new unit really quickly while also replacing some bathroom fans, a sink faucet, and the inner pipes of a toilet, all within 2.5 hours. Just for comparsion, a different technician came to the house several times (each time amounted to multiple hours) to try to figure out the dishwasher, but Jerry was able to find the problem, fix it, and fix several other problems within those 2.5 hours.

Erik did a great job by fixing the problem with the kitchen electrical in my home. He was very knowledgeable and explained common issues seen in the outlets.

Eric came and diagnosed the AC issue (extremely loud), and even though he couldn't immediately remedy the issue, he is elivating the issue to higher level for additional support. His professionalism is much appreciated!

AMH owns two homes on my street and these homes are hands down the worst part about our neighborhood. The yards are a complete disaster with knee high weeds for part of the year and then are scorched dead due to lack of water during the summer. The tenants are another story. The cops are here once a week dealing with domestic violence, child custody and drug related issues. Dogs are running free because the fences are in disrepair and don’t contain them. We have young children and no longer feel like this is a safe place for them. Our once peaceful neighborhood is being made worse by this land…

I have to first say, AH4R isn’t my fav. There are many many reasons and they are all due to the company and NOT the employees. I want to give this 5 star review to my property manager Alisha. Alisha is the one constant light that I can count on. She addresses my concerns. She corrects my balance. She responds promptly and she works on the problem until it is fixed. That girl deserves every credit for any positive impressions I have with am4h. She is amazing and will do great things.

Jerry has come to my home a couple times now and has done a phenomenal job! He is super friendly and gets the job done! Jerry is an awesome worker and I look forward to having him over to fix any and all issues at my home!

Out in Utah here, and they are awful. They only want to fix issues that are fully broken, which means things like a toilet always needing to flush 2-3 times to clear everything, or a dishwasher that clogs every few days, are simply ignored. (Both of these are actual issues we are dealing with.) Not to mention them taking sometimes a month or more to come out and look at anything. Something that happened, again, today, and prompted this review.

Worst property management, so many employees quit and i am still waiting on my deposit statement and applicable refund. I left the property better than when i got it, literally. They broke into my house before my lease was up and broke my smart door lock and threw away all my other smart home stuff. It has been over a month and the guy handling my refund all of a sudden quit. Interesting

Their lack of response to a maintenance request has put us in fire danger! During wild fire season! They left us with a broken dishwasher for three months and said “just don’t use it” We asked for help fixing plumbing. We never heard back after I reached out a few times. Our lawn ended up dying (which btw hoa is trying to come after us) but ITS AMH FAULT. then we are in the middle of the iron fire in Utah. WILDFIRES ARE IN OUR CITY RIGHT NOW! Is AMH perfect? No. My rent has gone up quite a bit over the last few years I've been here (feels like being punished for being a loyal tenenat), and HOAs are a pain in the @$$ (not sure that this applies to every AMH home though depending on the community, or that its AMH fault or doing dealing with HOA). The worst property management company I’ve ever dealt with.. be careful when you move into a home!! We have lived there for a month and a half and have already had so many problems with nothing fixed!! They want you to maintain the yard but our sprinklers don’t work and we have weeds and Thorn bushes!! What are we supposed to do with that?? They sent out Shaun to fix some issues that were caused by the age of the house and some other things that weren’t added into our work notice. He made sure to take care of them and went above and beyond.

They care nothing for their tenants and will literally make it harder to pay your rent if late by a day by turning off payment portals and requiring you to hand deliver payment to office on weekdays like their tenants are not required to maintain their own jobs and life. They are a large corporate company that has lost touch with their clients! I had an amazing experience with AMH not only is it super easy to view and tour potential homes to move into. They make everything super easy to move in and set up. Renters Beware!! After 6 months of being with AMH, I have not only been charged for multiple repairs not disclosing invoices, but my front door was broken for 1 week and would not lock! Management with AMH including Jared & Tania do not take into account for customer safety, or customer service. If your safety is a priority, AMH is not for you.

Eric from the AMH Maintenance team is always professional, communicative, and thorough with his work. He recently came out to raise the cabinets and properly install a microwave above the stove after repeated issues with the previous microwave wearing out from sitting too low above the stove. The work was done with great attention to detail and quality, and you can tell he takes pride in making sure the job is done right the first time. He is respectful and professional with tenants, and it’s always a pleasure having Eric come out for maintenance work.

If I could leave zero stars, I would. Any time you email your “property manager” a response is never received. I have been trying for two days to make a WIPS payment because we cannot pay online and have not been able to. This same error has been given at Smith’s, Walmart and CVS; multiple locations each. When I asked the staff if they have been having issues with the WIPS payment system, their answer has been not until me. We rented with AMH for a year. I was very hesitant because of all the bad reviews but we didn’t have much of a choice with how much of the rentals they own. Overall, our experience was good. They never showed up or bothered us, but with that being said they didn’t respond to maintenance tickets we would put in. We also got 100% of our deposit back, with 3 animals and 2 kids, but we also left the place cleaner than when we moved in. Just wanted to leave this for anyone on the fence.

I wish I could put 0 stars. This company is disgusting and predatory. When we moved into their house the front lawn was 2 feet tall and we had to bring it back to life. The entire house smelled like dog and took an insane amount of cleaning. I rented a Holme from amh we moved in & it was definitely not clean beautiful home after moving out & getting the place to prestige condition we painted shampoo the carpets cleaned the yard they came up with a balance of 1700 dollars which was for lightbulbs that cost 25$ each drain stoppers which 20$ a piece also charged us 200$ for a piece of wood missing out of the fence that was missing prior to us moving in .i will never rent from this place again nor recommend anyone to do so

Eric the plumber was the ultimate professional when repairing the plumbing and replacing the garbage disposal under the kitchen sink. He then replaced a leaking faucet and caulked the bathroom sink. Great job!!

Eric was so amazing! My roommates and I put in a request for our microwave that caught on fire a month ago. No reply from the company and then I called a month later. Don't rent from them. They will never respond to maintenance requests. They will never respond to email. It is impossible to speak with an actual human. They make the leasing process easy but then all communicating stops once you move in. I have left decent reviews before ONLY because I loved my rental manager. She left though and honestly, AMH is CRAP when it comes to maintenance. I have had work tickets in for up to three months at a time and today my furness isn’t working but they’re telling me there is NOTHING they can do. No hotel accommodations, no way to get someone one out here any faster than what the process takes and they have NO ONE to do it on the weekend. So my kids and I are stuck sleeping in a cold house until they get someone out here. They charge enough rent that this should never be an issue. What a joke.

I spoke with Beverly Rowley at American Homes for Rent to ask about an extra garbage can because we have so much yard waste. She was so kind and informative guiding me through the process. I expected it would take awhile, but she followed up today with an email that included all of the details and I am very happy to that this will be fixed on Monday. We have lived in our home for over 5 years and have stayed because they are so easy to work with and have people like Beverly working there.

Pamela Reed Hudson and Antwanette Brown are the ladies that helped us through the rental and lease experience. They both went beyond and above helping me through it all. I made a lot of calls to them and sent a lot of emails and they were so helpful and patient with me. They are wonderful. Now we are excited to move into our new home thanks to them. Amh is great!

Our experience with AMH continues to be outstanding. Rich Underwood has been an absolute godsend the past couple of years and is always pleasant in his interactions and timely in his communication. *Move out update* They now have the house up for rent for only $90 more than what we were paying. Remind you the lowest lease renewal they offered us was an almost $200 increase. & they did try to charge me for an overall clean which i was able to prove wasn't needed. *I am writing this review early for personal reasons, but I will update when we move out this December* I have rented with AMH for three years come December and the only good thing about this company is one of their property managers, Rich Underwood. Richard Underwood has been my property manager for the last few years and he has been nothing short of amazing. He is kind and thoughtful and has been such a great help in any issues I have had throughout the years. I've come to him crying because I've been stressed over making rent on some occasions and he has always been reassuring and kind, working with me in any way that he is able. He is an asset to the company and deserves all the good things.

I am so satisfied with this company I was skeptical renting through them because of reviews that I had heard in the past, but they were amazing for my family and my resident manager, Rich Underwood was literally an angel and so helpful durning one of the most difficult times I’ve ever been through. He was so patient and so thorough and made sure that I wasn’t ever stressed about anything. I honestly just think this man is a good human and there’s not many people like him out there anymore. AMH has delivered nothing but exceptional service to me. I’ve been renting for 3 years and my last experience with Rich Underwood was amazing!!!! I was looking for a temporary place to move. AMH and our landlord Rich Underwood made renting very easy. AMH had all my rental expenses on one site. My landlord was there for any questions or concerns. AMH took care of yard care, they sent emails with helpful ideas from spring cleaning to taking care of winterization of the home for me. Rental experience with AMH has been challenging to say the least. Tried to schedule appt to fix electrical issue with dishwasher. Talked with them on the phone telling them the exact time that I would be at the house. They left ten minutes before I got there and put in the report that they were there until agreed upon time and no one showed up. Upon move in you can definitely tell corners were cut to save money. Our unit wasn’t cleaned beyond a vacuum and mopping. Walls were dirty, behind fridge was stinky and sticky, carpet smelled like urine, baseboards were dusty, flooring transitions were cheaply glued down just to name a few. Terrible service. Maintenance team is awful and still has not been out to fix a request made in January (it’s August). Rescheduled from their side at least twice. Appointment made for today and Seth called and said they’d be there in 10-15 minutes, I let them know that I was at the school grabbing kids and would be back in 20 minutes and was told they appreciated the heads up. 21 minutes later, I showed up (2:31pm) to a door hanger from Seth stating the time was 2:35pm and I needed to call to reschedule. lol. I would say my stay with AMH was more on the positive side. I would recommend taking your own move in and move out pictures so you can dispute any move out charges. Also be aware that the maintenance requests take longer than expected. Took me 2-3 weeks each time I made one. When I moved out, they tried to charge me an extra month of rent and damage charges. I disputed and got it removed because of the pictures and help from resident manager Rich Underwood.

Truly a terrible experience. No peace of mind. They nickel and dime you for everything. House was disgusting when they turned it over to us. We moved out and cleaned it much better than we found it and they still charged us for a cleaning.

What a joke of a rental company! My mom had several issues that took months to fix and then they tried to say rent was late and sent “certified mail” there was never any kind of notice posted from usps about an attempted delivery of said mail and then proceeded to try and blame my mom for too many service requests to fix things that should have been fixed well before a tenant moved in! To top all of that off there is still things that have not been fixed not addressed regardless of multiple service requests. If I could give 0 stars I would. There are not enough words I can say about this beautiful soul Alisha R. I have been renting here over 4 years and I must say the only reason I stay is because of Alisha. First they took over a week to repair a leaking water heater, spraying not a drip, so then took more of our time to have to repair floors and walls. When looking at renewal they up the rent from $2400 to $2800 for rent alone. Now they have it advertised for $2200 only a few months after we moved out. When moving out they charged us for removal of a satellite dish that was on the house before we rented the house, replacing blinds that were damaged before we rented and removal of trash. I could have a laundry list of items of where American Homes for Rent failed us. Working with this company was always nothing short of a nightmare. Basement flooded in spring of 2022, we obviously couldn’t live in there while they worked on it. I have lived in my AMH home for 7 years. And never had an issue with responses, fixes, etc in the last 3 years. I have gone through maybe 3 Property Managers and none of them were as great as Alisha! Edit to my original review: Although we will not be renting from AMH in the future due to our own reasons & experiences from the past 2 years renting from them. I do want to say that Kylee, our resident manager has been helpful and has gone out of her way to make things easier on us. She is very kind & deserves that recognition. I do stand by maintenance not having the best communication, but with a resident manager like Kylee, the process can go by more smoothly! Communication, kindness and honesty sure go a long way.

We had problems with our shower, they sent out Dante to help us out. Dante did exemplary work, and left a working much better than before. He went through explained the problems (after diagnosing the problem in just a few minutes) and made sure everything was taken care of. He also explained the new system and how to use it with detail. We showed some concerns from prior repairs done by someone else, and he sat through and made sure that everything was working right and covered the concerns. And again this is amazing work, I would recommend the services provided.

I recently had a disappointing experience with this rental company. Their property management is subpar, and they have a habit of springing hidden fees on tenants. After paying $3000 a month, I was shocked to find nearly a $500 discrepancy in my bill. If you value your hard-earned money, I strongly advise renting from a local provider instead of this corporate entity that preys on unsuspecting tenants. Also they just care about their “reviews” without doing a good job! DO NOT RENT FROM THESE PEOPLE, it is a JOKE!

Rich underwood is my property manager and has been so helpful while we have struggled to figure out why our gas bill has been close 400 dollars a month! After months of repairs and finally figuring out that our water heater just needed to be replaced we are finally in a standing where our gas bill is in normal standing! Rich has helped reach out to our utilities and was able to get us a refund for the months of over payment we have had! This has been a long process but has been pleasant on all ends and I appreciate all the people and rich the help we have received!

I have had a great experience working with American homes for rent. They are very quick with repairing most things and always go above and beyond for their tenants. Lisha is seriously a ray of hope at the American Homes 4 Rent office!!! We have rented from AH4R for 5 years now and, in that time, have gone through 3 property managers as Lisha is our 3rd. Very unprofessional, very difficult to get a hold of anybody with billing issues, maintenance was slow, & they will do everything in their power to retain your security deposit — including lying. We have rented from American Homes 4 Rent going on 3 years, and during that time we have had a few different property managers. We now have had Alisha for just about a year as our PM and I have to say, she has been absolutely amazing! No matter what, she always makes a point to respond and be available. We have not run into a single problem since she has come onboard and are so thankful for her!

Alisha Robinson is the most helpful property manager I've had the pleasure of working with. Very helpful and goes the extra mile. The only property manager I've had with AH4R that returns emails, calls, and texts. She will even help after office hours. All my previous property managers were impossible to speak to and get help from. I truly can't say enough about her. The service technician Jerry was very friendly and helpful. I'm not going to say they are perfect. They are too strict with payment due dates in my opinion, considering the condition of our current society. That said I worked With Gail Kennedy for nearly 6 years and she was always very upfront and honest with me and helped me many times by suggesting options and giving advice. She worked with me when I needed it. I didn't have many service needs but the times I did, they were addresses faster than I expected. I absolutely would rent from them again.
