Since ditching Blackstone (previously Evolve), we have found out the following: - Our manager was letting utility bills go unpaid for months at a time and then would catch up at the last second to avoid service shutoffs. Have payment records to prove this. - Was running HOA payments through their account as a middleman instead of directly depositing funds, leaving us with years of unclear financial records to try and sort through. Love, love, love this management team. They have bent over backwards to help our community. They have found numerous ways to save our HOA money. They have always been super responsive, answering messages within the hour if not available when the initial call or email goes through. I would highly recommend them over other management companies our HOA has worked with.

Not once have they answered their emergency line, and I called it many times over multiple years. Trying to get stuff done was like pulling teeth, and after working with a different hoa management elsewhere it was night and day to see all the things done I correctly by blackstone. We thought it was just our manager, but now I think its a company wide issue. Overall would never reccomend working with this company for hoa management.

Purchased an investment condo in Hurricane, Utah that came with this property management company the main contact who is one of the owners named Brady Deucher was extremely rude, unprofessional, and extremely arrogant! Worst experience with a property management company I’ve ever had! Always had to follow up with receiving rent, utilities, and HOA complaints with tenants in my unit and not one time did Brady (main contact) or others from this property management company notify me about the daily issues with the tenants they put into my unit. Cheap, and you get what you pay for. Blackstone managed our HOA in Utah County for a couple years. We were tired of the shoddy communication with our manager, so we switched companies. Since switching, we're finding out more and more that communication was the least of our problems. Poor accounting management, poor business management, awful service overall. If you're looking for someone totally hands-off with shady business practices, Blackstone is for you. Would never recommend for HOA management, especially if you're inexperienced. Please please please, run far away.

Our experience with Blackstone has been amazing. They have have gone above and beyond in every aspect in assisting our HOA to manage our community. They are very responsive to emails and requests. Just when I think they've topped out, they present another idea to increase our productivity, improve our budgeting, and generally make our community a better place to live. Highly recommend!

Do not sign with them! Constantly upping the fees with a decrease in service/poor service, dishonest, and they don't care about the tenants!

I was a Tenant at the Art City apartments. When we first Moved in we were promised the blinds were going to be replaced as most of them were broken. This never happened during the year we lived there. There were other issues like a dog pooped in the hallway and it took two weeks for it to get cleaned up. Every time I have tried to work out an issue with them, their response has been to turn it back and tell me to figure it out. I like the apartments, and when I first moved in.I thought I would live there for a while. But this property management removed that desire. Please highly consider this…

Horrendous. I set up autopay and they keep having "errors" so I have to set it up time and time again. Annoying. Edit: They replied and said they don’t manage my HOA. Crazy lie, considering the email has their logo in it. Come on liars, how about resolve the issue instead.

What a joke! what’s the point of your emergency line if no one will answer. No supervision or care for cars being parked that aren’t part of the community even with evidence they don’t care.

I rent from Blackstone and have nothing but positive things to say. I stay in one of the HOA communities and have no issues getting maintenance as needed or communicating with my property manager. If I could rate the overall property management service I would rate it a 10/10. Blackstone goes above and beyond to deliver quality services to tenants and owners alike. If you cannot reach them, simply leave a voicemail since it is a shared office line and the voicemails get emailed to the appropriate party so that they can get back to you in a timely fashion. I love blackstone, whenever i have an issue they are good about sending maintenance quickly, and solve the problems!! They are also super easy to work with when it comes to questions or problems, especially if you work with them!!

Blackstone has been wonderful to work with. We’ve been renting from them for almost two years hoping to make it a third, no complaints! They’re always responsive, reliable, and genuinely care.

I live at the Lone Rock condos that they HOA for and it is terrible. There is dog poop and trash all over the property! Other tenants leave trash piled up by the dumpsters too. I would honestly give them less than 1 star if I could.
