Terrible company with horrible policies. They stopped sending us monthly statements, turned off our autopay with no notice, then continued to accrue late fees. They didn't call or email advising the auto pay was off. Now they sent us to collections after making on-time monthly payments for 20 years. They mailed us 3 letters to an old address, which I found that we DID provide them our new address, they failed to update it in their system. Completely unprofessional and no decency. Do not hire this company to manager your property? And an owner, this is embarrassing.
They have been horrible to work with. We have had multiple billing mistakes for our entire HOA, no responses, and terrible experiences with the landscaping. Would not recommend.
This HOA came in and took over our previous HOA and immediately our fees went up. After 6 months they went up again. I haven't seen any improvements in that time. I've emailed them several times and they only responded once. The information they gave me was incorrect. Thank goodness I found the correct information on their Square Community app. It's frustrating that we pay hundreds a month in HOA and the HOA can't look over records correctly. It was causing parking issues for my neighbors.
CSS has been an attentive HOA to work with. They support the community and try to communicate with answers or solutions as soon as possible. Working with Melissa has been easy and she really cares about your concerns and needs. You will not regret having CSS in your community.
I have been on my community HOA board for nearly one year and have had the pleasure to work with Shannon and Stephanie. They are both professional, respond quickly and help us get our issues resolved. We are glad to have them help us run our community.
Mindi Gray handled our property for community solutions and sales. The more that Mindi learned the better she was as a property manager. She is very courteous and helpful at every turn. Community solutions and sales handled our HOA and our needs very well. They are very responsive when errors are omissions might be found and they are quick to answer questions as needed. Mindi was always great to help us out with any questions we might have bids we needed and other areas to manage the property.
Mindi Gray has been great to work with, very professional, reliable, and responsive. Since purchasing our new home here at The Landing Townhomes Community back in August of 2023 it’s been, nothing but problems with the previous management teams. Now that we have Mindi as our property manager things are starting to come together. I know it’s going to be a long and at times seem like a slow process, but I know that we’re in good hands with her leading the way. Thank you Mindi for your hard work and dedication to the community.
We switched to this management company almost six months ago and they still haven’t been able to transition out owner and vendor billing. This seems like the most base level of service they should be able to provide. We are starting to have to consider another move after only six months. The excuses we get from our rep are that it’s someone else’s job.
We’ve been overcharged for months and it’s impossible to get a hold of them to resolve our billing issue. Email or phone.

I had the misfortune of owning a place managed by CSS. They were horrible. The property manager wouldn’t respond to requests in any type of timely manner. It was like pulling teeth to get her to respond. She also started deleting any comments on the community message board that called out her incompetence and lack of communication. So unethical! Given all the other terrible reviews here, they are clearly just a garbage company who doesn’t care about the communities they manage. They didn’t even follow the policies set by the HOA. OCTOBER 6, 2025 After literally four business days in a row of calling at least 10 times a day no one has answered the phone lines. I have even gone through and selected the various choices on the menu just trying to get SOMEONE, ANYONE to answer and I just keep getting the same recording - they are sorry that there is no one to answer my call right now. For a company that supposedly has solutions to our HOA issues one would think it would start with ANSWERING THE PHONE. This company is the worst. We inherited them when our former (and excellent) property management company sold out to them. We had 4 different managers in 20 months and our financials were never correct or available in a timely manner. Needless to say, we fired them.
This group is beyond incompetent. I notified them immediately when my condo sold and they still took out an ACH payment two weeks later. They also included a one time special assessment that was two months early according to their written notice. They ignored my emails but became conveniently available when I threatened legal action. Then they sent my refund to the wrong address even though I sent it three times. I kept getting invoices addressed to the buyer of my condo. I'm just dumbfounded at the lack of professionalism.
After experiencing a great deal of trouble, trying to get a hold of our HOA manager regarding HOA fees Ms Mendoza Answered all of our questions in several emails in one afternoon clarifying the changes that have been made in our community and making it much easier process for us. My lawn is dead second year in a row. I pay faithfully HOA fees every month for lawn care to Community Solutions only to have a yellow unsightly lawn in front of my home. This has happened two years in a row. Last year they had to replace it for lack of water. It's dead again this year.
I’m a homeowner in a Utah neighborhood currently managed by Associa and I’m deeply disappointed, frustrated, and honestly scared for the future of our community. Our lawn is dying after they replaced it without fixing the broken sprinkler system first. We have told them repeatedly that the sprinklers are not functioning correctly, but they continue to ignore us. Instead of addressing the issue or offering solutions, we are constantly met with vague responses or told to "just join the board" if we want anything done. Omg! The worst HOA that I know. I live in Magna and people can do whatever they want. They leave the trash cans out the whole week, they park their cars whatever they want. I try to reach them multiple times because my neighbors park their cars almost in front of my garage and this guys haven’t done anything. I called the towing company and they can’t do anything till they have permission after this guys. Even the police department can do anything. It so sad to pay an HOA that it’s not taking any action about anything.
They are terrible to work with. They frequently ignore me or take an extremely long time to get back to me with an answer to a question or a resolution to an issue. It’s frustrating because there’s nothing I can do, my community has a contract with them that I have no control over. It seems they realize this as well and have no incentive to improve. I really hope my community doesn’t renew with them.
Trying to communicate with this company is nearly impossible. Do not expect to hear back from them about anything for atleast a month. If I could, I would give 0 stars.
Unresponsive to any communication I send. They recently took over our HOA and I have sent multiple emails asking about how to make payments and they haven't replied to a single one.
If I could leave zero stars, I would. I and my husband have repeatedly called, texted, and emailed property manager. No response whatsoever. Community Solutions wants to impose a $4500 special assessment to homeowners to fix balcony defects. According to the CC&Rs, Community Solutions is responsible for these repairs. After seeing all the negative reviews, and realizing the predicament I am in, I’m seriously doubting I’ll receive a response. Tried selling my condo at Belle Monet, and lost the sale because CSS did NOTHING but hamper the process. Even though my condo went through a rigorous home inspection, lenders would not fund a sale, since some of the other units might have a deck issue. Mine did not, but what do they care, right?
I wish I could give zero stars. Our HOA just ended our contract with CSS after more than a year of not receiving monthly financial statements and a horrific lack of communication - even after escalating to management. They promised us that bills were being paid and then we were contacted by vendors who hadn't been paid in months. Our water was even shut off for non-payment. I wouldn't send my worst enemy to CSS. No one deserves to be treated so poorly.
Never return calls or emails. Out community has dropped them. I had to call my band to stop auto pay because they do not respond
ZERO FINANCIALS, BUDGETS, AND UPDATES! For over a year our HOA has been left in the dark, my neighbors and I don't have a lick of information, and I'm not even sure how long our contract with this HOA company is?
CSS manages our HOA and they are absolutely horrible. I received no response to ten emails and three calls regarding property maintenance, which our HOA is in charge of, and only received a response after threatening legal action. It has been four months since that communication and they have yet to perform said property maintenance. They refuse to respond to complaints that they are very distinctly in charge of and it is incredibly disappointing as a property owner. Truly unacceptable business. I would give them 0 stars, if possible.
Absolute trash business with no accountability. I had one active auto draft instance setup to charge monthly, but it started charging me multiple times a month without my consent. In order to get help on this matter I have to send emails and they can't help me over the phone. It's been almost a week and there is no avail. They don't want to pay me back my -609 balance. Update: they said they sent me a refund, but it never arrived. I waited a month. I got my money back because I was able to dispute them with my bank. This company purchased and took over our HOA. They have been the worst to try to get ahold of. 99% of the time no one answers or returns calls. I've been wanting help resolving a repair issue with damage to my AC unit caused be the landscapers and initially I was set up to communicate through townsq but have not received any return correspondence through that in months. There was a change in staff for who oversees our HOA but still can't get any communication from them.
They won’t answer your calls in a timely manner and won’t work with you to keep your fees from going up. Be wary if they manage your property
I must concur that this company is extremely poor at communicating. We just got saddled with them and cannot even pay the HOA fee as the Association ID does not work. You cannot call them either. They just want you to send an email and hope for a response. Just poor form all the way around!
We have had an absolutely abysmal experience with CSS. From bungled financials and misplaced funds to unfulfilled promises and poor communication, working with the team at CSS has been a nightmare. When CSS purchased the management company that had managed our HOA for many years, they had some technical issues where our financial data was mixed with other entities. That caused a loss of information, misplacement of funds and several late fees with vendors. I do not recommend CSS. They have managed our community for approximately five years, during which time they have failed to communicate transparently and follow through on commitments. They have also submitted payments late on behalf of our community which resulted in fees that they have yet to reimburse us for. Sadly, they lost all my confidence and trust, so our community chose a different company.
BEWARE! This company does not communicate, doesn't do what they say they will do, and you have to fight for your money back once the contract is terminated. There are many more better options out there. You will regret the decision to use these people.
Absolutely horrible communication. After "emailing" us our bill (which we've searched our emails for and never received) they put a lien on our home when we didn't pay the bill. They never tried contacting us by mail or phone when they didn't get a response from us to the email they claimed to send. Now they are demanding we pay an extra $200 to cover the cost of the lien they ordered irrationally. I'm incredibly frustrated and have since learned that others in my neighborhood have had the same experience. Absolutely do not do business with these people.
UPDATED A new associate, Brianna, has been assigned to our HOA. Service has been improved dramatically. Communication has been greatly improved. A few months ago I gave CSS a 1 star rating and I have changed it to 5 stars.

I’m deeply disappointed with CSS and their management of our community. Their recent decision to hire an unlicensed contractor not only failed to fix the initial problem but also caused thousand of dollars in additional damage, further disrupting our neighborhood. I rarely leave one star reviews, as I generally think they reflect upon the reviewer, not the company. But in this case I must make an exception. The CSS manager assigned to my HOA has been unprofessional during the 2 1/2 years I have encountered her during board meetings. She frequently has no idea what is going on in our HOA, is unprepared, and tries to cancel or reschedule HOA meetings last minute. Additionally, CSS hired an unlicensed contractor to do a repair. CSS management has been nothing short of horrendous. Our property has been incompetently managed by CSS. They contracted out a person to fix our stucco whose license had expired and has caused water damage to one of our units. They have been grossly negligent in addressing our property needs. If there are any other property management companies I would recommend researching the first.
If I could rate this zero, I would. Was it CSS or Associa that hired an unlicensed apprentice plumber to perform stucco work, misleading us by saying that this vendor had been used many times before? This has resulted in thousands of dollars in damage to our property, yet there has been no accountability or effort to make us whole.
Last year, at CSS's recommendation, our association hired one of CSS's preferred contractors to perform repairs on our buildings' exterior. We have now learned that the contractor held neither a contractor nor a business license, and the work they did caused further external and internal damage to the property. CSS has provided little to no help in resolving the issue - that's in addition to their generally subpar management of the property. Stay away from CSS if you're in the market for a property management company in Utah.
CSS has been truly problematic in their management of our community. The peak of their incompetence manifested when they coordinated stucco repair that ended up causing us damages worth 10x the investment we paid (tens of thousands of dollars). This of course was no surprise when we learned the vendor they hired was unlicensed to do stucco work at all. I could not recommend CSS less as a community manager. They are a liability, not an asset.

I wish we had read these reviews before buying the town home managed by this HOA. For two weeks now, I've been trying to get their response regarding a roof leak and ceiling damage that its causing. Emailed back and forth with manager Sam Beck, but just like the other reviews mentioned, there is no resolution, and she keeps saying that she is still waiting for the board to respond. So here I am on a rainy morning writing a second ever review while looking at the ceiling and the yellow stain that's getting bigger by the minute. What's next, Get Gephardt?!
Where to begin here. They lost our first four checks and tell us, "we never deal with checks in this office." As I'm eyeing down a stack of checks on the receptionist's desk. They've since found and cashed those checks and I've been waiting weeks to talk to an elusive "Sam" who works remotely. I don't even know where to begin at the mismanagement of this company. Not only do they have poor communication, they give incorrect advice they have no business doing thus in doing so they have posed a serious financial health risk to our community. If they are your HOA Management Company; Get out now, before it is too late. You need to do a reset on your employees and get people who understand and are knowledgeable in HOA. Having your employees post reviews does not help your credibility either. It makes you look even worse.
Still haven't responded to emails or phone messages for a week. Have not been given access to their "new" website now for 8 months, so can't find any information. They found a way to take my money, but beyond that they do absolutely nothing. Hoped they would be better than "Park" when they merged, but it's trash still and will actively pursue methods to remove this company from our area. As an FYI, they are blocking Lehi city internet from being installed, is' ridiculous.
$65 cash grab for DNA testing your dog for poop fines that they never enforce or even respond to complaints about but will fine you for not paying. $35 for a $2 pool key fob. Absolutely the worst property management company. They never respond to emails or calls. They are diabolical honestly. Their quality of service disgusts me. I had to file an insurance claim with them because of a flood in my condo and I went past the deductible therefore it was the HOA’s responsibility to pay the rest. I’ve been trying to get this taken care of for 3 YEARS. I was promised a check was being cut to the mitigation company I was working with and it was never actually cut. Has been beyond frustrating trying to get a hold of any one for answers to questions. I have been hung up on multiple times, they can’t find any of my property information. HOA are a waste of money it’s a scam.
Stephanie promises to resolve your problem by the end of the week. This is where I am at 3 months later. I have spent hours with this company trying to get them to assign an account number so I can login and utilize the portal for payments etc. just should not be this hard.
