I am part of the notorious Daybreak Townhome1 HOA. I say notorious because over the past decade+ we have been plagued by HOA/developer lawsuits, overpriced management companies, irrational homeowners, deadbeat board members. We have finally found a management company whose owner and employees are hyper focused on collaboration, problem-solving, and top notch service. These 1-2 star reviews, I can confidently say, stem from buyers regret, unrealistic expectations, and misplaced anger, not from real time service. HORRIBLE company. In my 3 years of reaching out to this company as homeowner in a community managed by them, they have NEVER replied to any inquiry. We pay our dues each month only for this company to not do one single thing for our homeowners. They also do not have our HOA’s bylaws posted in our portal and since they won’t respond to my inquiries for this, they are in violation of Utah Code §57-8a-227.

This is the worst company ever…. They don’t get anything done and for the cost of our HOA it’s ridiculous! Cut trees down and don’t replace them, refuse to water the lawn that’s drying up after they finally replaced it last year… drip lines don’t work, siding is falling off some patios and the place has never been painted or had flowers planted- especially near the sign “Vintage on the bluffs” The lights that are supposed to shine on the sign have not worked in the 15 years I’ve owned the place. I would recommend a different company, paying the fee is a pain, their invoicing systems are no great, and I'm not sure what is being managed other than the fee payment?

I have been nothing but impressed and grateful with Evolution Community Management. Barry is kind and honest. He is firm when necessary and also empathetic. I have appreciated how responsive he is to communications. In just one week under his management I heard more from him than I had heard from our previous management in the entire year. For the first time in a very long time, I feel like our HOA is in capable and trustworthy hands. That's a rare thing to see these days.

Since taking on our HOA a couple months ago, Evolution has been working tirelessly to right the ship of our finances which were severely mismanaged by our previous company. Barry is knowledgeable, generous, and dedicated, despite the often thankless nature of this field. He has been extremely responsive & helpful in all our board's troubleshooting. Thanks so much!!

Nearly 24 hours following no response to a maintenance emergency where my tenant had a leak that resulted in no water, I spoke with someone who believed that by giving me the correct number and point of contact that she was doing me a "courtesy". As someone in the field people like this are not trustworthy to deal with the safety and care that tenants deserve.

My HOA uses Evolution and every time we have an issue that needs addressing, it is near impossible to get ahold of them. We have tenants that have been living with clogged plumbing for 5 days now and we still have yet to reach anybody. Service could quite literally not be worse.

Useless management company. Their secretary is great at screening calls and making sure no one ever reaches an actual human with any problems that need attention. They are a nightmare to deal with even for a small concern. Edit to add- thanks for the response, Barry. Maybe if you were at least pleasant to work with you wouldn’t have so many negative reviews. I was happy to provide information but Jody wouldn’t take it. I’m sure our CC&Rs have a clause about parking unregistered, broken down vehicles on the street for over a year. If not then they were poorly written.

Ever since Evolution Management was hired to manage. our condos, the problems started. The grounds look trashy and we are having problems with unruly neighbors. Some of us are seriously considering a lawsuit in order to get things to start working again.

Been waiting almost a month for my new amenities key and I have tried calling the office every hour multiple days in a row and have never gotten through. When I do get a response via email it is very unapologetic and not urgent to resolve the issue. Terrible customer service and the lack of apology for the issue is astounding.

Worst community management company EVER! Service requests are not responded to and then closed without any follow up! I wish I could leave 0 stars. It's the end of June and our sprinklers are not coming on, our lawns are completely dead!

After more than a month of trying to resolve this privately through the normal process, I think it’s fair to share my experience. I raised concerns about the landscaping surrounding my home after seeing continued lawn decline, visible dead turf beneath existing grass, mowing while the lawn appeared stressed, extremely short mowing, and visible mower turn marks. I was not asking for perfect grass. I was asking for answers. I am in shock with the responsiveness of this HOA management company. We live in Daybreak and pay almost $550 per month only to have zero customer service. We do not have a contact phone number for Evolution. Emails replies typically take 24-72 business hours only to challenge the original email with an absurd question. This only delays the inquiry process by another 24-72 hours resulting in an average week turn around per email inquiry. Please do better with customer service training and email responses.

I’ve had a similar experience to many of the other negative reviews and I’m sure that I’ll get a similar defensive response, but at this point I’m just desperate to get a response from this company. They haven’t responded to my emails in weeks, have generally been unresponsive over the past few years, haven’t answered calls, and today I drove to the office address listed on Google in an attempt to reach somebody and come to find out they had no office at the address and no one in the business park had ever heard of them. I never leave reviews but my god…this is by far the absolute worst management company I’ve ever dealt with. They are almost nearly impossible to get ahold of whether it be text or call. I have called from the number on my account MULTIPLE times and no one picks up or calls back after I leave a voicemail. It’s gotten to the point where I have to call from an anonymous number or use someone else’s phone to get ahold of them because they probably don’t want to answer to tenants. I have been trying to get a hold of them for an emergency issue for a week and can't get a hold of anybody or a call back. There is a flood in my basement for a week and the sprinklers need to be fixed!
