Matt Traynor is great to work with! He’s super knowledgeable and always on top of communication. He has solid relationships with vendors so things actually get taken care of the right way. You can tell he genuinely cares about keeping your property in good shape. Would definitely recommend him and his team.

Community upkeep is awful. When there is a need there is no response. The owners on the back slide of these condos have been trying to get this van left on cinder blocks 🧱 in our community River Run Condos removed for months; they do nothing about it. Called , send email , follow up email and every day this what me and my neighbors get to look at that does not abide by HOA rules. The parking lot here is not a mechanic shop.

Most frustrating part bout an HOA is not being able to contact someone and get issues resolved however Benton has been Amazing. I have contacted him several times and he has always been super responsive and help resolved several issues. Thank you again for all your help I really appreciate it!!

They are terrible management. They kept charging me for not sending my leases in place on my rental property. I sent in 3 different emails to them and told them the dates I sent it and they still said they can’t find it. What a joke of a company

K&R is a terrible company that mismanaged our HOA funds because our association's name was the same as another association with a similar name. As an association we contacted them about not renewing our contract and they wouldn't reply, then sent out the new contact anyway. Very unprofessional.

I haven't had too many experiences with K&R Property. The few times that I have, they were very quick to act. Any problem has never been too big or too menial for them to do. No complaints. I'm happy to have them in our HOA.

Board member perspective - terrible communication and residents absolutely hated dealing with them. Billing was a disaster and never lined up with our contractual agreement. When asked to discussed we were told it would be $250 an hour to talk to someone that would add clarification. When transferring to another management company they made it incredibly time consuming and painful. Do not recommend at all. I could go on for days how bad this experience was.

K&R took over our HOA contract at the beginning of this year. Dennis (account manager) was great, but our HOA is a small fish (38 units) in a big pond and the corporate side of K&R was not great. We soon found out that K&R took our funds from our local bank and moved them to their bank in California at the beginning of the year without approval from the board. We decided at that point that we would leave K&R and move the operations in-house. While there is always blame to go around with HOAs in general , and the board of our complex needs to be held accountable . I was deeply disturbed by how K&R handles its responsibilities. During a board meeting , while we observed the interaction between our board and K&R , the K&R rep proposed work to be done and to have our annual increase start 2 months ahead of schedule and that the decision for the proposed plan needed to happen at that meeting that night . Multiple, horrible experiences with this company. And it wasn't just with our rep, it was with several people - including the owner. I don't write negative reviews unless it's amply warranted. Here's a few of the issues: lack of communication, follow-through, and responses to us as board members, and to the owners in our community. Accounting errors, overpayment to one vendor, non-payment to another vendor and lying about it, double charging HOA fees one month to entire community, and was only fixed after several complaints. We originally set up our HOA account exactly as the title company recommended when the property sold under a contract for deed. Everything worked fine for over two years — payments were made through escrow, K&R Property Management received them, and there were no issues. Then, after this company merged with another management company in June, I started receive non payment letters. Including a demand letter or be sent to collections. Just a garbage company to deal with. Twice now they have messed up and changed the name on the account back to the people I bought the house from. They tell me they dont have an account for me, yet they cash my check every damn month. Clueless and worthless. HOA's are the worst to begin with, but this one is the worst. They dont follow through on enforcing the by-laws, they blame the customers on every bad review.

I was double charged for HOA dues. This was 100% the fault of K&R. They knew this was an issue but decided to not reach out to residents. Instead, they hoped nobody would notice. I noticed and contacted support through the portal. No response. I called and got someone who can barely speak English. Is this a call center? I hope not. This support person said that messages through the portal don’t work. Wow, great. This person told be my refund could not be processed back to my bank account. That’s insane. Rewritten review - After an oversight by the accounting group and lack of response from my neighborhood manager I was able to get ahold of the owner only after leaving a review. Glad he was able to track down the issue and correct their books.

These guys are useless. I have issues with my account and instead of helping me they sent me to collections.

I had a problem with them that needed to be resolved. I was thankfully able to speak with Kenny Wilson, the owner of the company. He read my Google review and then proceeded to contact me. I would give it a ZERO stars but there isn't a ZERO rating. Call 10, 20 or more times with no response. No one answers their calls, no number for emergency maintance, no call backs. No, No, No you shouldn't deal with a company this bad !

K&R is working hard at improving the accounting and customer service of our HOA. I fully recommend K&R as your HOA management company

If you are looking at a Management Company for your HOA Community, K&R Premier are the BEST!! They are on top of newly changed laws & regulations, knowledgeable on how smoothly HOA communities should be ran, zoom training, they can answer any questions quickly and much more. I’m 72 years old and have been through 3 different HOA Management Companies and K&R are so much more.

K&R are the new property management for our place. I had to make a call to straighten out my check which was going through the old HOA. It was a very pleasant call and everything worked out nicely. I do have one concern: Pennylane is allowing K&R to charge us UP TO $200.00 per year, if our townhome is rented out. K&R is charging us the full amount. I find this ridiculous. Why in the world does K&R need $200.00 per year for this? Another HOA charges $100.00 (which I still think is ridiculous). I would like to see K&R lower this fee. I had a credit balance on my account. I emailed a request for a refund. Kenny responded immediately. I received a check for the correct amount within a week.

K&R have been an excellent company for our Jefferson Place community. They respond quickly and do a great job with our facility.

K&R is a wonderful company! When I enter communities they manage they are clean, in order and running smoothly. I’m giving a low rating because they have someone in their staff that is not a great asset and her name is Cambrie. Theres a lot of conflict of interest between this member of their team and other community members. Instead of further researching I’m being threatened that a story is going to be exposed. This isn’t professional, I hope their owner is aware how much my loved ones have suffered from this negligence and can help make things right. But see their response 👎 below.

K&R provides top-notch services! While I was on my community HOA board, I helped facilitate the transition from our previous management company (who sucked) to K&R. I cant begin to tell you the positive changes we have seen as a community. If anybody is looking for a property management company to handle their HOA, these are the guys to call. They are responsive, and won't Dodge your calls. The after hours emergency line is also monitored, and whoever is on call responds promptly. Our property had a sewer backup and MJ was on it to get it cleaned up. We also had a power issue in one of our buildings, and Cambrie was willing and able to make the decision to get a temporary fix started the same night. K&R Property Management have been top notch professionals. The service their staff provides Is the best. Cambrie in particular has been great to work with in handling an HOA issues.

K&R has been managing my community for a few months now and we have seen a complete night and day shift from our previous management company. Kenny and Casey the owners are knowledgeable and easy to get ahold of. Jillian and Cambrie are always quick to answer any questions I or my wife have pertaining to our ledgers or reserving the clubhouse. These people are a joke. Don't even know what a balance sheet is. Don't care about the community at all just want your money with no improvements. Oh and their office assistant is a joke (cambri is her name ) and also Kenny doesn't listen or take people's comments or concerns seriously.

HOA doesn't provide clear documentation regarding driveway parking, and they allow some to park in their driveways, while other get towed and charged $358, and can take up to an hour to get your car back. If you are considering moving into, or renting from any properties managed by this company, make sure you get everything in writing, as the HOA will deflect any responsibility for issues caused by poorly outlined parking for their units or properties in their CC&R's

I live at Skye estates and Shaun the manager helped me with my account questions and has been so responsive. 10/10 experience!! Also he’s super cute I saw him at the meeting :):)

Nate was very helpful and listened to my concerns about our dog poop problem and was able to get it resolved quickly.

These people never answer calls and rarely answer email, just like others have complained. I had a service request for fire alarm related issue in the building, they took 17 days to reply, and then just marked it as complete without fixing it. For all I know this building is unsafe from fire. Absolute worthless junk of a "management" company.

Honestly they were pretty decent up until mid-2025. Now they never answer their phones OR emails. If you get someone on the phone, it is some heavy Indian accent call center that does not know anything, can't trust a word out of their mouths. I guess HOAs are junk everywhere.

The property Management Company is completely unresponsive—emails go unanswered (phone calls, too), and there’s no crisis management in place, which should be a basic responsibility. When they do respond, the answers are vague and inconsistent with the actual rules and guidelines. Instead of addressing concerns, they choose to ignore them. I haven’t been able to get into the mail room , pay hoa fees because their website and accounts are set up so now we all owe for January and December . They can’t even set up fob keys . This is the most dishonest group of people I've ever worked with. They create violations and fines on their own that are not defined in our HOA Rules, refuse to respond to my disputes or corresppndence, and conspire with our HOA Board to harass people into submission. For example, we were fined by K&R with the support of the HOA Board for my son stopping in front of our house for about 2 minutes to pick up his daughter. This company is borderline criminal. Had my account set up on autopay with the previous HOA and was unaware my auto pay was not carried over. They sent me one email to let me know I had an outstanding balance, it was buried behind all the other emails they send for trivial matters. Later find out they had a wrong email on file and a lot of mail wasn’t even being sent to the right address By the time I found out that I had an outstanding balance it was because I had a letter from their lawyer. Cambri is my manager of my Pheasant Meadow townhouse. I am Suzanne Truchard. 808 S. 1810 W. Orem... She took the time to listen to me regarding my HOA check being applied to someone else's account and then she took the time to look through everything and found my check. It was applied to another account. She then removed all fees that had been assessed incorrectly. She was professional and I appreciate how she treated me.

Please disregard my last review because my emotions got the best of me because I lost my son a couple days ago and I got a letter from my mortgage company saying there was a lapse in coverage and my brain and emotions went haywire. I just want to say that k&r management and the CEO Kenny have been the very very best. I've been here at Jefferson place a long time and I'm very very pleased with their service and quality of management. And their CEO Kenny is also the best because he will bend over backwards to help you.

Avoid at all costs to manage your HOA. Unresponsive to member e-mails and then try to bill you for late fees when you've asked several times how to pay on their new system. Oh and even after asking how to pay SEVERAL times, they send you to a debt collector for the HOA fees you couldn't pay without them providing information. Absolutely unprofessional, inept and incompetent. If you hire them they will be too busy or not care about HOA member needs.

Never sent me a parking pass but want to charge $75 for a new one. I never got a key fob but they're charging $50 for a new one. They're wanting to charge an extra $200/mo for people who rent their units. They've only been managing this HOA for about a year and they've raised pricing on everything. They nickel and dime and their service is terrible.
