If your a landlord and are not using these guys your doing it wrong. They helped fix up my rental from a terrible tenant, got it rented quickly, and got me a higher amount of rent then I was able to on my own.

Nice people, but really inconsistent with policies. I've called and gotten different answers to a few questions, it's disappointing. Also, zero willingness to communicate with owners for deals. For example, I've requested that owners raise rent to cover cost of utilities monthly, keeping them in their name. Nope. Won't consider or even address this idea. Depends on who you talk to, also. Katie is really great! She comes to inspect our home every 3 months and she keeps the process quick and easy. Helps us when we have maintenance requests and helps get the job done quickly.

As home owners, we had an extremely negative experience with Nestwell. We were having to communicate with 10+ different people at Nestwell (one contact for maintenance, one contact for renters communication, one for finance, etc). These Nestwell employees did not communicate well with each other so there was a constant stream of conflicting communication from Nestwell. This miscommunication had very real work impacts to my family (e.g.; they changed the locks 3 days early and locked my family out of our home, charged us for maintenance on portions of our home that didn't physically exist, etc)…

I’m not one to gush. But Andy (Andi, Amdi?) from nestwell went above and beyond. My daughter is a U of Utah student and rents close to the U. She had planned to be there when maintenance guys came today. But then she got Covid and had to return to Idaho. Ugh. Andy assured me they could handle it without the residents being there. This is a review for prospective property owners. My previous property manager told me about Nestwell when he left the industry so I went with them. Right as they took over, I had a new vacancy. I have been struggling to get an irrigation water turned on due to a “broken filter.” This maintenance order was put in March 2025. We are now sitting in June 2025 and our lawn is dying and still no water. After bringing back the dead lawn from previous tenants, putting a lot of time and money into it for my children to have a grass to play on, nestwell is just telling me they will not pay the monthly culinary water to keep the lawn alive until they fix the secondary water. These guys earned my respect by taking care of a tough situation. I discovered a billing error that required we go back to the tenant to recover an underpayment. This could have resulted in losing the tenant as well as my continued business. The team acknowledged the issue and started implementing a plan immediately. Nestwell Property management has no integrity it took them 10-11 months to fix the issue with my toilets (repetitive issue)and they are now charging me 70 no show fee when it was not my fault; they will not waive it even after months of high water bills due to this issue with toilets. The most unprofessional and cumbersome group of individuals I have ever met and/or rented from. It also almost took them one week to replace the water heater.

Horrible experience since day one. Can't wait to be finally finished with them. They have horrible communication, horrible time management. Expect everything to be renters responsibility, literally everything, poor maintenance. Multiple broken items such as broken water heater, they turned down so they don't have to fix or replace, cupboards falling off, hangers falling out. They are super lazy. Never again, they are super greedy and I highly don't recommend.

I rented through nestwell for 15 months and consistently found them difficult and frustrating to deal with. The recurring theme was that they moved incredibly slowly with legitimate issues that were effecting us but issues involving charges, fees, or their collections would receive immediate attention. FINALLY free at last — so I can actually say this: Avoid Nestwell. Honestly, you’d be better off staying with family, crashing on a friend’s couch, or even living in a van while you save. That’s how bad our experience was. When we were moving out, the main water line from the street started leaking into the basement, and we lost running water for an entire week. Nestwell was very helpful upon move in and helping us get into a our new property. The one star is due to maintenance. The maintenance team has been very bad to us. We moved in in January 2026 and as of May of 2026 we are still waiting for the initial repairs to be made. It started with small things like blinds not opening however the more we looked we found cabinets not secured to the wall, a 4 foot shelf falling off of the wall, film on the blinds the maintenance man said was due to prior tenants smoking in the house (was never disclosed to us prior to move in), smoke detectors not working a…

Since moving into the property in January, we have made multiple maintenance requests for issues that were present prior to our move-in date and were documented accordingly. My first renting experience...and it was awful at move out! They will nickel and dime you...over air filters that you pay them to supply and many other stupid things. Do you change your air filter after two weeks? I moved into a filthy place and worked hard to leave it spotless. Don't pay for a cleaner! They will charge you for one no matter how clean your property is. If you request repairs...it will take a while. My kitchen flooded and it took 2 months to get it fixed. Stay away from Nestwell!

Don’t rent with them. I moved through them in December and I have since reached out 4 times to no response. I was given no access to my community amenities and every time I reach out for assistance - nothing. I’ve sent over 4 emails and not a single reply other than an automated one saying someone will get back. They keep charging me for an assistance animal when I’ve also asked repeatedly for assistance in updating my documents. Would not reccomend them

The apartments have had 2 unregistered vehicles in the parking lot, and Nestwell has sent out 2 emails (2/13 & 2/16) asking for the owner(s) come forward and have the cars registered, otherwise they will be towed. Neither one of these cars belong to me/my household. So we ignore them as they did not mention needing any response back, only asking the owner to come forward. They then 2 days later had someone go to each door, issuing a paper notice. Informing everyone of the vehicle registration rules. It did not ask for us to make any action, just was a formal notice. Now Nestwell charging us…

Worst experience ever. No privacy with 90day inspections. If you are not able to answer the door, they will let themselves in. No consideration At All for anyone that works overnight. After renting for almost 4 yrs, this Company decided to not renew our lease upon finding damage in the apartment that was Documented as being there when we moved in. Best rental company I've worked with in Utah. They were timely, attentive, communicative, and transparent. Both the realtor that showed us the property (Nikelle) and the realtor that gave us daily updates and completed the paperwork (Carlos R) were personable and helpful.

I lived in an apartment managed by these folks for four years and kept the place immaculate (the photos from their QUARTERLY inspections would prove that). Upon me moving out (admittedly I broke the lease and paid all appropriate lease break fines happily), they then charged me hundreds of additional dollars for upgrades and repairs under the guise of “fees associated with unit turnover”. It’s always easy to set up a time, and the maintenance team gets things fixed fast and does a great job every time. They’ve made renting really stress-free for me.

Nestwell is truly an incredible property management company. They not only care about attending to the property owners, they actually really care about attending to the tenants as well. They responded so quickly to an HVAC problem we were having and quickly came up with a solution and replaced the air conditioner in the unit we lease. Their communication throughout the entire process was really incredible and so was the follow up afterwards. We have only had positive experiences whenever we have had an issue.

Horrible service! Don’t leave a review when you first move in! Red flag! Move out process is horrendous! Place we moved into was awful to begin with! Then they charge us fees for things that were already “broken” or damaged when we got there! Floor repair my ass, those floors were like that to begin with! Not to mention their cleaning list is absolutely insane! We left that place far better than we found it. And not to mention their awful mildew smell in the basement that made my wife sick!

They’re so sleazy!! We moved in last year and the place looked like garbage! We had to deep clean EVERYTHING moving in and we left it a million times better after we moved out! But we’re being charged on repairs on floors that were trash to begin with! On top of that, all these reviews that were left are from people who are finishing the application process. They told my husband and I to leave them a review as soon as our application was approved.

Karen was great to work with. She let me tour the property virtually with any questions and concerns and answered most questions respectfully. She said she will keep in contact with maintenance and staff and letting me know what the process will look like. I liked that she was bilingual and easy to talk to. Property needs some TLC. This company has questionable/dishonest practices when it comes to maintenance and handling security deposits. Despite leaving our apartment in better condition than when we moved in (had to deep clean when we initially moved in, then we left the apartment spotless and did paint touch up), nestwell kept about 80% of our security deposit. If you're considering working with them, search for their reputation on reddit to see what others have experienced.

We have lived in a rental property managed by Nestwell for one month now. We wanted to review them to say how happy we are with every interaction we have had with them! From the very beginning of the rental process, every interaction with every team member has been incredibly professional and positive. A horrible property management company and an insult to the people stuck in leases. Does your apartment have no hot water? A broken shower? Maybe even a gas leak? You’d think you could simply put in a maintenance request and someone would come and fix it… WRONG!!!! These are all real examples of issues that have occurred in my unit and I’ve had to wait weeks for some of them to be fixed, while other issues remain unresolved.

Sadness is a hot water heater that loses its lust for life and leaves you taking unsatisfying luke warm showers. When I found myself suffering this particular misery and raised it to Nestwell’s attention they quickly sprung into action. An inspection was scheduled the next day and a new one was installed a day after that. No foot dragging or equivocating — it just got fixed and now I’m back to that most soothing of bed time routines, a deliciously hot shower.

Nestwell has been great to work with as a renter. Communication is good and easy and all staff I’ve interacted with are very friendly. The inspections are less than minimally invasive, very quick and easy - just be home. The “inspectors” have always been super respectful and friendly and only there for 5-10 minutes or less. Overall, very happy and positive experience.

I have dealt with several property management companies throughout Salt Lake and this is by far the worst experience I have ever had. They hide terms in fine print, completely disregard other terms of the lease, will use every possible method to keep as much of your deposit as possible, and have a legal team to help them do all of this.
