Worst management company I have ever used. They do not communicate and when I try to communicate with them, they either forget or send me back an aggressive message. They overcharge and have random fees. They have a horrible system for helping with maintenance requests

PMI has been solid for work with the last few years and kept our property on track. They are responsive to inquiries and we have largely been able to set it and forget it while still being informed about what is going on without the stress of trying to handle any issues directly. Highly recommend for anyone needing help with property management.

I have had numerous property managers in the past. PMI has surpassed them all and have been seamless to work with. I love that we set goals together and work towards that. I also appreciate that one person is not doing everything. They have people that work specifically in marketing, others that do maintenance or tenant transitions. Most of all, I appreciate that they are accessible. I can call at any time and get it update. Would highly recommend.

PMI does great job managing properties and making sure the property owner is well taken care of.

Because I can't respond to the business' response I will add here. I have a series of e-mails between myself and Angii talking about the charge for fuel and miles. I was shocked at how much a simple repair was (I wasn't given any sort of estimate or quote beforehand) and was told that it was higher than expected because I was charged for miles and fuel. I still have the e-mails. When I asked for a refund for that portion of the bill (because I've never been charged for this) I was told I was out of luck. As a landlord with PMI, I am very satisfied with their service. PMIs attention to detail, communication, and timeliness of responses is excellent. Staff was very helpful in addressing any outstanding issues. Would highly recommend to anyone looking for a property management company.

Property managers are not all equal. In fact a lot of property managers have a bad reputation, often for good reasons. PMI Made Simple is NOT, like the rest! Unlike other properties managers I have dealt with PMI has excellent communication, they have competent employees, they are professional and well managed. If you want someone with integrity who will take care of your property like they are an owner give them a call. You won’t be disappointed.

I highly recommend PMI Made Simple to anyone looking for a property management company. They take good care of my tenants and properties. Their management fees are reasonable. Lease renewals are handled promptly, and they are quick to re-lease after a tenant moves out, and, when necessary, evictions are handled professionally. Owner draws are on time, and their statements are easy to understand. I guess you could say that they have simplified my life.

Dan and his team at PMI Made Simple manage a rental property for us and have been responsive to all questions and concerns and have an organized communication system in place where we can communicate back and forth to get things figured out without waiting for return phone calls. If you are looking for a property management company to maintain your investment property, DO NOT USE PMI. I have walked through many of their properties and given quotes for major repairs, and it seems as if all they are there to do is collect money from tenants and shrug off major problems.

I have had a great experience working with PMI to help solve issues for landlords, and most importantly, keeping tenants happy and satisfied with where they are living. Brook and Joanne are very responsive and take pride in getting things done in a quick and effective manner.

PMI are easy to work with and respond quickly to issues we’ve had with our home such as plumbing. Highly recommend them!

I’ve had a very frustrating experience with PMI Property Management regarding a time-sensitive document request. I was required by DWS (Department of Workforce Services) to submit a shelter verification form for food and financial assistance. Over the course of several weeks, I emailed the form, requested a letter, and even brought the document in person to the office. Despite multiple follow-ups, the form was repeatedly delayed and never completed within the required timeframe. As a result, my benefits were closed after 30 days due to missing verification. They sucked, we came into the home and the first day the basement flooded it took them two months to fix the floors keep in mind they tried to blame us for it all (it literally happened the same night we got the keys and then they told us over the phone this has been an ongoing issue) the first week I used the upstairs shower the handles were coming off it eventually broke and water was spraying everywhere. We just finished our lease with PMI and they are so attentive and go above and beyond. They were so prompt anytime we had a service request and it was a great rental experience.

My wife and I rented with PMI for a little over a year. The process was simple and all online. Maintenance was very quick to respond to our messages and get someone on site to fix or look at any problems. Overall a good experience.

My experience renting at this company was terrible and concerning. My roommates threw things at my bedroom as well as screamed profanity at me so often I had to stay somewhere else for weeks. I am being ghosted by PMI Made Simple as I continually try to reconcile costs from moving out early. PMI Made Simple has yet to respond to emails or calls and encouraged me to move out rather than the roommates who were harassing me / using substances within property.

Quite possibly the WORST property management company I've ever dealt with! I can't believe the owners would actually use this company. Communication is limited strictly to electronic methods, which can be difficult for some tenants who are not comfortable using computers. I tried calling to assist a friend with setting up auto-pay, but the representative who answered, Dan, was extremely unprofessional and unhelpful. I signed a lease sight unseen because I was moving from across the country. The property was 3 levels with a finished basement. When I arrived to move in, I found the basement was not finished. I called, messaged and asked if there wasn’t nothing anything we could do to fix the situation and they never followed up. Even after multiple communications from me. If you are a renter RUN!!!!!!! These people will treat you like your just a cash cow. They say they offer a 12 month lease it just a month to month and if you have any kind emergency where the rent is late they threaten evection. You can not talk to anyone only emails. They also also have quite a few fees that are ridiculous. Also, if you sign their lease you have no rights at all, it is in total favor of the landlord.

Horrible property management company who’s money hungry and makes tenants pay for repairs that were initially there from the start. They were no help when our plumbing went out and our bathtub filled with brown sewage causing us to move out for weeks, only for the problem to persist for 4 months of our lease and no compensation. After selling my house, I lived in a rental home managed by PMI Made Simple and found this company and their staff to be honest and efficient. Joanne handled maintenance requests quickly, Angii sent out general communications in a timely manner to all tenants, and Ashley completed tasks involving move out in a professional manner. Should I find myself in need of a rental home again, I will definitely seek out this company’s service again.

This property management office is a joke. There is no communication from the office. I’m trying to reach them for over 2 weeks now. No one answer the phone and I leave the message but no response. I left messages on the portal too. Only thing they say is that it is escalated to the manager. However the manager never replies!!!!! I do not recommend to rent any house from here. I wish I could speak with the owner of the house 😞

Update: After giving us back the small amount of our deposit we did get they sent us another email that they forgot an invoice and we have to pay back most of the money! What a joke. TLDR: You won't be taken care of. Period. No communication. DO NOT rent any property from them. Our water heater broke in the peak of winter and we asked them to take care of it. No sense of urgency; we had no hot water for 10+ days. When they finally sent someone, they didn't do a thorough inspection so the replacement water heater eventually broke again. Would never recommend this company as a tenant. I always come out of a maintenance request with a bad experience. There has never been a good maintenance response whether plumbing, yard care, or simple alarm maintenance. I'd give them 0/5 stars if I could for being completely unresponsive and unhelpful in every situation we've needed assistance with. They do not prioritize this at all. The property we're renting had been damaged by their lack of response if your looking to use them as a property owner. Would not recommend.

Bad bunch. I rented thru them. A flood in the upstairs unit meant a month of drying out and construction for downstairs (me). Being without a kitchen for a month deserves compensation, but they would not even talk about it. So it's a fight. Bad people making bad decisions. Avoid if possible. Before we signed the contract, we were assured that several significant repairs would be taken care of before we moved in, but none of them were. We asked for the repairs we had been promised after we moved in and were told it wasn't going to happen. I would rate my experience with PMI Made Simple as not Simple at all, half a star if I could. My family and I recently rented a property from them, and I would advise others to consider alternative options. First, we encountered unexpected fees related to HVAC filters. The filters provided were the incorrect size and were not delivered in a timely manner. After we moved out, we received a charge for replacing a filter that we had already paid for with the rent but didn't even receive until after we moved out and they were in charge of the property. Leaving another negative review because the company has failed to respond. Its been almost 6 months now and PMI has ignored all correspondence and is still witholding the security deposit of over 1,000 even after taking out almost half of it for bogus fees. At a minimum Rodrigo could respond to the three emails I've sent so I can have what is left of the security deposit. Awesome that the company takes advantage of young broke college students. They offer you a $10 Amazon gift card for a 5-star review on Thumbtack (their name is PMI Made Simple) and Google Review to cover up their terrible service and horrid rates. Great experience up until the end when I terminated the lease. No move out instructions and no information or coordination at all on returning of the security deposit. Reached out multiple times and have tried calling but still no answer about it being returned. Spent hours cleaning to make sure it was good. Don't rent here if you want your security deposit back. Great management company! I've been in my home for several years and they've been very attentive any time an issue comes up.

We have just started to work with them. We are going to rent a home that had some problems. I made them aware of the issues and they sent me a list of things they are working on. Just waiting to sign the lease once the agree that the A/C and other smaller things are taken care of. I will update and reevaluate was we go. So far not to bad. **5.17. Lease signed.. This rental company is so patient and understanding. Thanks to them, we are able to continue renting with them as they kept the rent for this year affordable and they continue to provide great service. They also replaced the water heater that has greater capacity than the old one and made sure it was up to earthquake code as it wasn’t before with a previous rental company. Don't forget that these chuckleheads used to be PMI Utah, whose rating was significantly lower. Don't be fooled by the high rating since they changed their name and office.
