This was hands down the best property management company and the nicest team I have ever worked with and I have worked in real estate real estate investing for over a decade. Karla In the office was so sweet and very responsive and easy to work with, and the company made everything that needed to be done so easy for me and streamlined. Most companies definitely complicate the process, but Utah proper solutions made it so simple and hassle free and I really appreciate it and would recommend them to anyone!

Application process was a breeze. Jessie helped us all the way through and helped us set everything up, even being out-of-state. We're exited for our time with them.

UT Property Solutions is the best. We first used them to purchase our property back in 2011 and pretty much have used them ever since. The property management team is great! They are on top of it and great with communication.

Utah Property Solutions manages our properties in Lehi & Highland. We like the responsiveness of the team. When we have an issue, the team is on it and provides information we requested. What could be improved is the cycle time for owner payout and the in/out reconciliation to the transactions.

We had a good experience with Utah Property Solutions. We decided to use them to manage our property while we spent a year away. They were very responsive to our tenant during their stay and quick to resolve any issues. I’ve rented from my fair share of management companies, and Utah Property Solutions blows them all out of the water. Any time I send an email, call, or submit a work order request everything is handled very quickly and very professionally. Never in a million years would I rent from these guys again. I’ll keep it short and sweet but DON’T under any circumstances think you’ll get a deposit back. The things we were charged for are ridiculous. Glad to be out of there good luck to whoever takes that property next! They also pay their residents to leave reviews. So don’t believe all the 5 star reviews. In response to their reply below all BS. My brother and I have spread this information to SO many people. Next time I’ll make sure to remove a tree growing from the window well so I don’t get charged hundreds for the removal.

We had a very disappointing experience with Utah Property Solutions primarily due to questionable charges and lack of transparency. At the start of our lease, a portion of our security deposit was explicitly designated as non-refundable, which we understood to cover standard turnover costs such as cleaning and basic preparation for the next tenant. Finding a respectable rental in the Salt Lake area or in the Utah area is hard. We've been renting in 4 different places since 2022 and we've been through scams, long waits, extra hidden costs, etc. With property solutions, none of that happened. We love the system in which we can pay, see our contract, account ledger, do maintenance fixes etc. we love how clear and open they've been from the 1st minute. Just started renting a townhouse through Utah Property Solutions and so far have had nothing but a phenomenal experience. I felt as though the townhouse rent was price very fairly and the whole on-boarding process has been so smooth. They make you do a tenant university—a quick, self guided, 5-min tutorial so you know how their company works, how to use their applications/portals, and get read bios on team members you are working with. Overall, has been a seamless experience!

The main issue we’ve had with the property was a faulty dishwasher, but they were very helpful in getting it replaced and quickly responded when we needed help.

They kept our entire security deposit for things that were already in the apartment when my wife and I moved in. Not a big deal, but annoying. The move-in process went fine and they appear to have taken care of all issues for now. We told them the Washing machine didn’t work and they assured us that it did. It wasn’t till after we moved in that someone inspected it and confirmed that it did not work. That was frustrating. I will withhold further comments until we have more experience with them.

Despite this, they withheld my entire security deposit and returned only $17, offering no detailed breakdown; just vague, generic invoices with “miscellaneous charges.” If you’re considering renting from them, be aware: even if you treat the property with care and leave it spotless, you may still lose your entire deposit with little to no explanation.

They are not good working with tenants. They ruined the Rockwell Ranch HOA by not requiring tenants to follow HOA required rules. Parking in alley ways (not complying with insurance) & a significant portion of their tenants don't pickup dog feces. So if you are good with stepping in dog feces & good with living in a community where dog diseases that spread via dog feces then please be their tenant.

Renting from Utah Property Solutions has been so easy and personal. I've never had a company reach out just to check on how we're doing before - that's new! And I like it! Usually you have to fight to even get ahold of someone at a rental company, but I have always been able to get right through and had my questions answered right away. No issues, friendly service, and the property is beautiful. We don't ever want to leave.

Yeah I'm done with Utah Property Solutions. A few months ago we told them about an issue with the garage door. The button to close it was being inconsistent and would take multiple attempts to close the garage. They didn't seem to care cause the garage would close, and I guess they just assumed it was user error on our part. It started working a little better, so we left it alone. Now it's so bad that we can't get it to close. We reached out again and this time they threatened us with the expenses of sending a mechanic because the home was now out of warranty. I cannot begin to say how happy I am with the service I have received. Everything from the application process , renewals, to maintenance has been great. I would definitely recommend to anyone looking to rent a home.

More and more added fees every single month. They over charge for things that aren’t on the lease and each month is different. Don’t call or text back when you try and get a hold of someone. Poor customer service and maintenance team.
