We've been with Vision for several years. Had everal associates do inspections. Just recently, we've had Alyssa. Gave us plenty of notice so we didn't have to rearrangement whole lives. Alyssa is knowledgeable, professional & most of all friendly. I've worked for IRS & spent some time in the field so believe me - Alyssa is great. Even when our new dog, a large pit bull, who misbehaves, rambunctious to say the least. Going thru training now - Alyssa handled it with aplomb & courtesy. Vision should be proud to have a person like Alyssa on their staff.

I have liked the responsiveness of the Vision Team members who have worked with me on taking care of the upkeep and maintenance of my house in Spanish Fork, Utah. It has been especially helpful seeing the pictures of the problems that need attention and how these look after the work has been done. I have found them to be very reliable, and appreciate their good work with me very much over this past decade they have managed my property.

Their system is robust, but occasionally has issues. I am satisfied specifically with Carlos’s service. They charged some incorrect charges to my account. Carlos was very straight forward and helped me resolve those charges. Overall, they can improve communication and also coordination for new move ins, but they are very kind and helpful. When you ask questions, they answer.

Very poor communication and follow up, for; 1057 S 810 E, PROVO UT, 84606 They did not pay the bill for the filter after 3 weeks of emails "Filter was clogged.. so we will bill for a filter. $15. had to replace to do tune up, Doors on furnace were on wrong, Home warranty does not pay for filters" If you want to visit about this I will, contact me. This place is horrible, they are in charge of a rental house on my street, all of the tenants have done nothing but leave trash everywhere, block drive ways. The yard is trash, no grass just weeds all of the blinds are broken in the house and the property is never maintained. Trying to get ahold of somebody to address these concerns is pointless you can't get a response or they just ignore you.

I’ve worked with other property management companies before, and having someone like Jade on the team makes a big difference. She was quick to answer my questions about listing photos and marketing timelines, and you can tell she really knows her stuff.

Shonay Patterson & Amanda have done excellent work for me. They keep me informed of the four properties I own. They find quality tenants. They see that the condos are clean and neat. Repairs are done promptly, and the tenants are happy with the condos.

John was my property manager and has always been great to work with! It has always been a pleasure to work with the vision real estate team and highly recommend them!

The Vision team have been exceptional to work with. My managers, Lisa Elliott and Pace Martin, and the Vision accountant, Bob Mitchell, take care of everything. I hardly have to think about my properties, except to approve something major. Otherwise, they handle all the worry and stress of being a landlord.

I’ve worked with Jay Crawford for several years at two different homes. He is by far the best property manager I’ve ever worked with. At a drop of a hat he has always helped me. In fact one time on a Saturday at 8pm I lost my keys and he was on site in minutes to fix the problem. I wouldn’t work with anyone or any other company.

The Vision Team (Pace Martin, Jody Falcon, and Kaytlin Campbell) has been great so far as a landlord with properties both in Provo and SLC. The onboarding process was seamless, and their level of communication is truly remarkable. They are always responsive, professional, and proactive in addressing any concerns. It’s been a fantastic experience, and I highly recommend them!

UPDATED MAY 30, 2025: Still waiting on something to be done. My basement is still torn up, no outside water, and no timeline in when it will be fixed. Communication is beyond horrible. Unless I call everyday multiple times, I don't ever hear from anyone. UPDATED MAY 2025: I've taken some stars away due to the issues I've had. The communication is the worst! My family recently hired them to manage a single-family home. We ran into some significant hurdles with the HOA, but Vision handled everything perfectly. They represented us at meetings, delved deep into the CC&Rs, and pulled off a miracle. 10/10 would recommend!

They got my first renter in pretty quick. The numbers weren’t matching up but I called and they answered. They explained the numbers and turned out correct. I love this company because they always answer and listen and solve the problem you have.

Both Marcie and the owner Chad Willardson were extremely negligent about repairing things that fell apart or rotted. There was black mold in one wall, a ceiling that leaked, the bathroom floor was sinking so there must have been dry rot in the floor. All of these and more were reported at least a dozen times with no response or repair.

I own a number of properties around the US and have never encountered a property manager as bad as Vision Real Estate. They are worse by far than any other property manager that I have used in over 20 years of being a landlord across the US. I could rehearse all their failures for my property in Provo but there are too many to describe here. STAY AWAY FROM THIS COMPANY!! Visions Real Estate was horrible to work with. We had three different property managers during the time we were there. Joel was our first property manager. The sprinkler box went out and we reported it in May. We were told someone was coming out to fix it over and over again. No one ever showed up. Over the course of the next SIX weeks the grass died. Vision Real Estate has always went above and beyond for me. My property Manager John H. Has been incredible at replying to any questions or concerns I have, no matter the time or day. Very happy with the relationship we have. Had water heater issues and John had it fixed in 12 hours. Very satisfied

We have owned multiple rentals in Provo for 30 years and have had multiple property managers over that time. Shonay Patterson has been our property manager at Vision for the last three years. She has been the best property manager we worked with by a mile. Very communicative. Always on top of everything (even minor details). She remembers the names of all our renters and their history. If I could give negative stars, I would. These guys rented out my father's house in the avenues. Their intake process was professional and prompt. Gave me a lot of confidence. But the property manager assigned to us started ghosting us and the tenants almost immediately. No response for weeks to repeated questions or simple requests. Utilities ended up being shut off because he simply wouldn't return messages. Even after escalation to his boss on several occasions, the situation did not improve. The terrible services from the broker, even worse from the maintenance staff 100% would not rent a property from them again if you were using them to service your rental would recommend you find someone else your tenants will not be happy.

Highly recommend them! So many management companies had a lot of shady stuff in the fine print, but this management company was very straight forward and clear. We feel very grateful for Jay Crawford our manager, he's the best! He always keeps us in the loop, makes suggestions while allowing us to make final decisions, keeps on top of all the stressful aspects of property ownership so we don't have to, and is great at communicating with us at any time of the day. Jay definitely makes our experience worthwhile and we are so grateful for his work ethic and dedication.

I hired Vision to manage two of my properties and my experience was horrible! Communication was very poor, most often I had to repeatedly beg them to answer questions related to my properties. They charged unreasonable & inconsistent amounts for repairs, did not seek owner approval for spending above agreed expense limits, nor did they notify us when repairs were made, we learned about repair expenses when owner draws were short. Well I was having a good experience with Vision Real Estate, until we decided to move out and they basically stole my $1200ish of my $1600 deposit. When moving out we left the place spotless, repaired any damages, patched up and painted all holes, we even power washed the garage, etc. we even left the place cleaner then when we first moved in, we had regular inspection on the house while we lived there and always passed with flying colors, but as soon as we moved out they hit us with a bunch of false repairs and cleaning bills to basically steal most of our deposit, I filed a dispute and aske…

While I was previously very impressed with Vision Real Estate, our air conditioning has now been broken for six days. Despite Marcie’s attempts to help, multiple maintenance requests, phone calls, and email correspondence, there has been little apparent urgency, even though our apartment has consistently been 85–90°F each day. At this point, we may need to post daily updates until the issue is resolved. I hope this review prompts someone to provide a clear answer, a repair timeline, and appropriate urgency.

What can I say about Vision Realty? Well, they are winners–as in winners of the worst landlord/property management I have ever had competition. Unfortunately, our former landlord who was wonderful sold our duplex to someone who hired them to manage the property towards the last quarter of our lease. most horrible property management company ever. Very difficult to talk to a human before during or after lease signing. They have a sleazy practice of the lease requiring you to request their checkout list 10 days before the end of the lease. The list is so ridiculously detailed and indicates that they can charge $30 plus per hour for anything they deem needed. This resulted in Vision keeping $1,500 of the deposit despite the apartment being thoroughly cleaned. i will tell everyone I know look g to rent in Utah County to run away from any property managed by Vision.

We were having issues with our sink, Ari from the maintenance team kept in constant contact and got it replaced swiftly and with no issues.

I cannot say enough good things about Vision Real Estate! My husband and I rented from them for 3 years until our building started being managed by a different company, and it wasn't until then that we realized how spoiled we were with Vision. Their managers are very personable, repairs get taken seriously and are done in a timely manner, and their properties are well-kept. If none of that convinced you, after 2 years with this other management company, my husband and I specifically looked for a vision rental. You won't regret it.

Spent a year and a half as a tenant with vision real estate and had some ups and downs. They were relatively responsive to issues that came up but we did have a lot of hassles regarding our deposit and move out process. They reached out to make part of it right after leaving a review and an email requesting to get money back that should not have been taken so they do get some points for that. Still more of a headache than I wish it was, but at least there are some redeeming qualities about them

Very thankful for Shonay Patterson. There were some complications with our newly signed lease and we no longer had a place to stay. Shonay gave us a few options rather than just leaving us out to dry. Very thankful for her help and hope there are more people like her working here!

Communication is horrible, they are not willing to understand our side of things and it’s hard to get ahold of the right person. After my wife and I sending multiple emails with no response we were able to talk to someone finally. Our rent is $1645 and they have added close to $200 of maintenance/repair fees that were completed out side of the terms of the contract and without our permission. Super unhappy. Would not recommend them.

This review is specifically for Jay, not Vision Real Estate as a whole. I have rented multiple properties through him, and he consistently goes above and beyond to ensure his clients are satisfied. My company has always had a great experience with our rentals, and much of that credit goes to Jay—we truly appreciate doing business with him. Among all the staff, he stands out as one of the most helpful and respectful individuals, and his communication is always clear, timely, and professional.

UPDATE: They responded to my review and took accountability. Thank you for paying attention to my concerns, I obviously wrote the review in a time of frustration. RUN AWAY FROM THIS COMPANY!!! I would strongly recommend avoiding Vision Real Estate if at all possible. Our experience with Vision Real Estate has been nothing short of a nightmare from the day we moved in. A partments have trash overflowing from both bins. Unacceptable. Both front and rear door jams need to be replaced. There are no screws in the deadbolt and they are hollowed out behind it, locking in to nothing. Door seals have black mold. Upon entry, there was mud and dirt throughout the house. I have enjoyed all of the technicians and repairmen that have helped. The company has been good in notifying us of when people will be coming over, and they are quick to respond to needed repairs. Micah Fisher who helped fix my door and upgraded the handle did an amazing job and I hope he sees this! Marcie at the Front Desk was incredibly helpful and answered any questions I had very quickly.

I have been with Vision for over one year. I am grateful for Sterling. The patience, care and professionalism he exercises when adjusting my older garage door which takes finesse. I hated living in this place they would say that my kids broke stuff when i had a child lock and they charged me for smoking when everyone in the apartment complex smoked and the pipes keep braking in the hall and would flood and there was mold growing in the halls and in the apartments it was just a horrible experience

I had a loose railing and had someone come out here to fix it. Micah Fisher was super polite, quick and clean. After finishing everything in a timely manner he even cleaned and left the place better than it was when he came in. Gladly recommend him for your next visit

Vision Real Estate doesn't warrant even 1 star. They do not return emails or phone calls regarding deposit refunds. They arbitrarily kept most of my deposit with no explanation. I have been trying for over 5 months to get a live person to help with this issue. DO NOT USE THEM.

Please check out all the reviews before you hire or rent a property from these people I counted at least 30 a year ago and now many more new ones this year that are similar if not the same horrible experience I unfortunately had I didn't checkout the reviews before renting the one bedroom cottage. Went into the crawl space and spent about 20 minutes checking all the pipes. And found the kitchen sink drain pipe had been broken and separated entirely. We’ve been renters with Vision for a few years now and compared to other property management we have had in the past, they are stellar. I put in about 6 work orders one night and was swiftly answered by Karen the next day, notifying me that someone would be coming as soon as possible. Horrible at communication, getting any help or support takes weeks. Once called the emergency line to report a water leak from the sink/dishwasher and was told to call back on a week day. (Who lets water run over the weekend?) We moved into a property, went to pay rent and discovered that the person (chase) who showed it to us lied, they DO charge a fee to use a credit card to pay rent. My first year at D3 in 2024-25 wasn't too bad, besides the fact maintenance crews would sometimes take eons to respond at all. Fast forward to 2026, I was reached out by Shonay to be informed two tenants would take over my unit and my own room (and out of the blue). RUN FROM THEM!!! I honestly can't state strongly enough how horrible the experience working with them was. We toured the place a month before we moved in, and in that tour, we saw the microwave was in really bad shape. (Peices were literally falling off of it) The dishwasher was missing it's knob, so you couldn't turn the dishwasher on at all. We lived in one of the Centerfield apartments and the landlord John never answered his calls. Barely responded to texts. We never got screens on our windows in the whole year we lived there. I insulated around the windows there myself because it was so poorly maintained. We haven’t been living there for 3 months now and still we’re getting charged for little things with no description, due the day its sent out. Probably a ploy to add late fees. This company has the worst HOA! I’ve been trying to get help from them for weeks and they will not help me out! I have e-mailed them, called and went in the office. If you want something to be taken care of don’t count on them! This is the first bad review I have ever given.

Hands down one of the worst management companies I've ever had. They fail to address work orders in a timely manner. We lived with a broken window for 2 years. Sewage regularly flooded our basement due to tree roots. We got so sick of them we bought a house. When we attempted to break our lease noone would get back to us. Vision real estate is by far the world's worst renting company theory employee Jody falcon took over after the other property manager was fired from her job and she was a living nightmare that would scare your children with her being around. She put me into labor early with preclampsia because my toilet plumbing and plumbing in general had issues and n it was a mess when I moved in to begin with broken glass and no mirror a gapping hole in the bathroom where a medicine cabinet should been I complained for 2 and a half months to get it fixed and the sinking floor in the middle of the apartment …

Waited over two months after moving out for my security deposit check. Nearly impossible to get ahold of someone - I sent multiple emails and called the office multiple times to check on the status of my refund. I spoke with multiple employees and got the run around each time. It took me threatening legal action to FINALLY have my check sent. Once I received it, I found they took out over $300 for a “cleaning fee” and over $200 for “repairs”. This was a 700 sqft apartment and I undoubtedly left it in better condition than it was upon move-in. This experience has honestly been ridiculous.

After a long stint of bad experiences with Vision Real Estate, I was on the precipice of changing property management companies when I was finally assigned Jody as my property manager. Jody has been fantastic. She has been communicative, responsive, and handled the month-by-month tenant requests with speed and friendliness. Vision is lucky to have her! Our apartment was great and we loved it for the time being. However the paint is cheap and will peel easy and the walls were not super clean when we moved in. Overall the place was good. However management was not the best. One of the reasons we picked it was so that we didn’t have to sign a year contract because we had a summer internship. As a former vision real estate tenant, I would not recommend this agency to anyone. They are incredibly difficult to contact about disputes—we were falsely charged for several things, including an automatic rent payment after I moved out and other tenants were occupying the unit. I was renting with Vision for almost 10 years. They always. Did great job. My manager Angela was always very fast and responsive. Even when we bugged her for little stupid things. First, the house we were shown was not cleaned properly at all—it was filthy and in no condition to be presented to potential renters. Worst rental company ever. My husband and I moved out of our apartment almost 2 months ago and are still fighting to get our deposit back. Around 2020 the apartments I live in started to fall apart and a lot of unruly characters started moving in. Up until a year ago when Vision took over the property and started cleaning it up good. If I could give zero stars I would. Vision recently took over my apartment complex Hillrise. I have submitted multiple maintenance requests for my repairs with nothing back. They also REFUSE to move me apartments and they are very well aware I live in unhealthy living conditions. It's been months since they said they'd replace my broken vanity, the hole in the wall they created for taking all summer to replace an AC unit that didn't work. Don't ever use these guys!!!

We lived at Willowbrook Dr for three years. We put in many many work orders for a broken dishwasher, two broken closet doors, a broken shower head, a smell coming from our washing machine, and they just didn’t ever fix any of those things. We also didn’t have a working microwave for 3 months, and there was mud splattered all over the windows from landscapers basically at all times. Our water heater closet had a leak coming from the ceiling for four MONTHS and there was at least an inch and a half of water resting on the ground leaking out of the closet that entire time before they did anything…

Not sure where all of these good reviews are coming from but I have dealt with vision real estate management for longer than I have wanted and they are the worst! I never leave reviews but the company is horrible to work with. Terrible at communicating, they never follow up in a timely manner. They hardly ever answer the phone! Do you all even have a receptionist?? The managers change every few months, always someone new. And we are not notified of the change. Very frustrated and that I am STILL waiting on repairs to be done with no update! I wish I could give 0 starts!!!

Be careful. These guys are in the business of taking advantage of renters. They love to spring fees on top of rent that are add an additional 50%. Lease agreements are written to disempower renters. They also like to keep as much of your deposit that they can.

My family have been with Vision since 2023. I have had the same property manager since then. Lisa Elliot. She has been the best! The owners of the first home sold the property but Lisa immediately went to work to find another home. I am so happy Lisa found our new home to rent. Quiero recomendar al 100% al equipo de mantenimiento de visión real estate, son increíbles en mi experiencia en otros conjuntos donde viví no fue tan agradable pero puedo decir que donde vea el logo de visión real estate pueden vivir con toda la felicidad de saber que tendrán el mejor equipo de mantenimiento, gracias en especial al técnico Esteban toro del hillrise de mantenimiento.

On Tuesday 04/16 , we had Tanner coming to the house that we are renting and did an amazing job on the wall that needed to be repainting after a water leak. He was super nice, educated and he left the place where he work super clean. His work is so impressive that the repair are not noticeable at all.

I was honestly shocked to see the reviews. At first I thought it was just me, but I know at least 3 separate people in my personal life who've had similar issues so I decided to post. Vision was TERRIBLE to work with for a multitude of reasons, but some of the worst included lack of communication (we were never told where the laundry room was or how to enter it for MONTHS with no response from management) And we never had notice of ANYTHING. They walked in unannounced to do renovations we were never told about in advance and left holes exposed to outside for hours on end while they were gone. …

The overall condition of our building has improved a lot since they’ve taken over the management. Our manager, Daniel, has been pretty responsive and done a great job with maintenance requests so far.

Steve showed little to no concern for the well being of his tenants. While dealing with a situation caused by outdated and poorly maintained units, Steve was on sight but wasn't the least bit helpful and left it to his tenants to clean up the mess. He acted like it was the tenants problem and brushed it off when answers were needed. It was a level of arrogance that wasn't called for.

Ive lived in the HIllrise apartments for a few years without issue. Recently our apartment unit flooded due to the sprinklers malfunctioning. Steve Gilmore made a horrible situation much more difficult for me and my roommate. Not only did Steve want to keeps us in the flooded moldy unit. He insisted on the carpet not being replaced. Only until the health department was involved did Steve agree to let us in a new unit. He did however make the process of getting a new apartment difficult. Steve insisted on getting us to pay for a lease application (we had been living here for 3 years witho…

I love it here, man it’s beautiful and Especially Esteban is so helpful and kind! He goes above and beyond to help me with anything… Dusty is so sweet, I hope they let me stay for a long time! I am way impressed with Daniel too, great place to live ! Truly impressed….

Miss Dusty and Mister Daniel are people I consider as a luxury to these apartments, because they count with characteristics that are very profesional, responsible, efficient, that care about resolving the problems every tenant has. They are very capable humans and I have the conviction they Will upgrade our home a lot. I have observed their good work, energy, and dedication and I recognize It. I’ve lived at BC and rented from Vision for the past 2 years. Marcie has always been very helpful and friendly. She’s so kind and I never have a problem asking for anything.

Marcie west was the best manager I had in Provo in all the years I've lived in Provo. Couldn't recommend her more and am grateful for the time that I was able to live under her management. She is very kind and treated me like a real person.

The maintenance appointment is still a little bit chaotic but Daniel is a good manager! I locked myself out while getting away to a trip, and he came twice to open the door for me 👍

After my interaction with Steve, I would highly recommend renting from Vision Real Estate! They really take care of their tenants compared to what I’ve heard from other property managers.

Check it out... I had some big concerns with things and Vision , in less then 12 hours, stepped up and resolved every issue I had. I also had a visit from the orevious property manager, Dusty, to introduce the new manager, Daniel. They were great!. Both of them took my concerns seriously and even followed up in oerson. I've never seen such great service as Vision Real Estate. It's rare that a company steps up like this if I could give 10 stars I would.

They just broke into my apartment and changed all the locks with out notice what so ever, I work very long hours and even tho the staff are Professional and we have a good report with each other they choose to drill my old doorknob make a big mess and item's are missing from the Apartments none of this makes any since to me and searching for answers now. Ben from Vision Real Estate's maintenance team did a great job for us today. He resolved several of the major issues I've been experiencing with the rental. He really took his time to make the place a lot better.

New management "Vision Real Estate" what are they doing? I almost had an accident because they don't clean the snow and it's all slippery, they pay the rent, please do your job. Never rent a residence from this group. I have heard from countless people of their experiences and they are all awful. This company should be investigated due to gag orders they force on residents because Vision didn't do their job to begin with. Avoid this company at all cost!
