I’m an overseas owner and IJ has been assisting with managing my Utah property. Communication has been clear and I appreciate the regular updates.

It’s expected to see one star reviews from tenants, but this is coming from a property owner. I worked with them for just under 10 years on multiple properties. At first they were great, but slowly they became awful. Finally I ripped the bandaid off and I regret not doing it sooner. Believe me when I say your investment will be trashed. The repairs you pay for are the absolute bare minimum to meet the legal requirement (picture a 10 year old patching your wall). On larger repairs or issues the communication was terrible. Wolfnest is high on the list of best property management companies. Worked with numerous others and they actually stay on top of their work orders. They always are reaching out, in person (not just automated emails) to get updates on open work orders. They want to make sure tenants and home owners are being taken care of. I did a lot of research on property management companies before signing up with Wolfnest and I don't think there is a better value for the price they charge. While there are areas of their service that I feel could be improved, overall I have been very satisfied and would recommend to anyone with a rental property.

Do not rent from this company. We left our house spotless and hired carpet cleaners to clean the carpets. We paid a $1400 deposit and received 500 of it in return upon move out. They charged us for professional housecleaning when the house was spotless. They charged us for carpet cleaning when we already had the carpets cleaned and showed proof of that and then they said that there were damages to the house that were not there. There is no proof. Everything has been okay so far with them, all of the maintenance service requests have been addressed and taken care of within a quick time frame which is great! but im giving a 4 star cause of the fact that due to other tenants neglecting the yard care we have to pay a yard care service fee and we pay all 12 months even though they only do the yard care for 6 out of the 12 months. As a tenant, it’s nice when someone actually responds quickly. IJ was helpful whenever we had questions about the lease and the move-in process.

We rented one of their pet-friendly homes for a short-term lease with our dog. IJ was the one who helped guide us through the pet approval and lease details. Everything was explained clearly and the process felt straightforward.

When we originally moved into the house that WPM manages, we thought noticed a heavy dog urine smell in the basement. After a couple weeks (and me using my own pet carpet cleaner on the carpets) they finally took it seriously and sent someone to replace the carpet pad, where upon pulling up the carpet, there was visible mold. Aweful company to rent from. They embellish fees on when you decide to move out. We rented from them for 5 years. We made multiple improvements to the house, like new garage door opener, new garbage disposal, lights, and a door. Yet when we moved they said we changed a lock and charged us $700 for it. I hope it was made of gold for that price. Avoid this company at all costs! Furthermore they charged the cost to us to fix things and then put the house on the market and didn’t even have those things fixed in the pictures for the listing photos.

I've lived in many rentals and always recieved a full deposit return yet renting through wolfnest i hired carpet cleaning and professional home cleaning services as required & they still charged me to redo them so I ended up with no deposit return & out hundreds of dollars. We were required to send monthly images of the yard and we're always told it looked great and we're then charged almost 500 dollars for yard work even though it looked way better than when we moved in as we had pulled weeds and repaired a broken fence. I have been a renter for well over a decade and this is by FAR the very worst, most shady, corrupt landlord I've had to date. They charge you when they send their techs for maintenance, they hire AWFUL vendors for repairs (i.e. the swamp cooler vents in the attic that caused a huge leak in the bedroom below due to being so rusted out was repaired with rubber cement and some duct tape), and worst of all they will blame you for how disgusting and falling apart their properties are at move-out and attempt to make you pay thousands more than is even close to fair. Going to echo another review I wish I had read before renting from them. - A company that forces clients NOT to leave reviews while renting from them, is a huge red flag. Wolfnest is a predatory company, DO NOT rent from them. They are not responsive when you need help, and their fees are ridiculously high. When they “fix” something, they do it in the cheapest/fastest way possible. When you move out, they will try to charge you with hundreds of dollars of extra fees, on top of keeping your security deposit. They are a horrible company and I recommend you to stay far away from them.

I tried to share our experience a couple of months ago after we moved, but Wolfnest had flooded the platform with fake reviews, making it hard to be seen. These guys work with unethical landlords. If you’re considering renting from anyone named Nicholai or Mela, run fast. Not only did they take money for repairs that were never completed before we moved in, but they also made baseless accusations and threw around false allegations. Do your research. If youre looking at a property to rent from, STAY AWAY from Wolfnest. This is the definitive slumlords of SLC. Properties seem to be maintained to the minimal acceptance of care. If you decide to stay, fully plan on losing your deposit and fighting for any dollar back. Warning! Stay clear of Wolfnest Property Management. We rented a house with them and struggled with them from day one. We were without air conditioning for almost a month in the middle of July. All of our toilets constantly clogged and we had numerous plumbers tell them that they had issues with their main pipe but they were too cheap to fix. The fridge was a piece of garbage that constantly had issues but they only patched up to keep to old thing barely running. It was a great place! Very clean and spacious for young adults ready to move out of the nest.

They nickel and dime... thousands and hundreds charge you when you move out. They don't care about you, they definitely don't care about your house. When I moved out I was excited to mlve to a place with a closet that had a pole to hang clothes. These people will charge you so much you can't take them to court. House had no walls in basement. Mold. And didn't fix leaks when notified about them.

It is really unfortunate to feel violated after being an amazing tenant. We asked to take care of the lawn and treated that home like it was our own. We bought a home and had weeks to get out and clean, which we did EXTREMELY well. Cleaned out drawers, cupboards, walls and even the fridge and oven. They were a fine company while we lived there, if not weirdly hands off with everything, but upon moving out they tried to charge us for pre-existing carpet damage (logged in the move in inspection as well as on video) as well as "smoke smell removal". We don't smoke, and stated in our move out report that the smoking of our downstairs neighbors was actually the reason we were moving out. How can we be charged for other people smoking? Because of this, not only are they keeping our entire security deposit, but they're also trying to charge us an extra $200?? Ridiculous.

Abby helped us so much and we were able to move in super fast with no issues. Even after move in they are taking all our concerns seriously and sending maintenance to fix them.

By far the worst property management company in Utah. After breaking down the door to my apartment because the handle mechanism stopped working (I did NOT lose my keys) they charged me for the fix, with the reason being: Lost Keys. The emergency line for this company does not work and they will not assist you. Please do yourself a favor and look elsewhere for property management/a place to live.

Landlords and Tenants Stay Away! I've rented in numerous places in a few states. This property management is by far the worst. It makes me sick, that I feel stuck working with them. 35 page small print contract. Fees upon fees. Requests upon requests and if you don't, more fees. $1500 utility service per year. $1350 charge for yardcare, but I'm supposed to do the weeding and hand watering myself. Fast responses and the place was in great condition

Stay away from these weirdos. Out of all the apartments I've lived in, management has never made me feel so uncomfortable and unwelcome in my entire life !!!!!!! They take days to respond to maintenance requests too! Seriously they'll fine you for every little thing.

Wolfnest is the worst property management I've ever worked with. Plus they sent someone to the house when just our young kids were home and the guy walked threw the house taking pictures and was going through things in the house. We had to pay 75 dollars a month for someone to come mow the yard once a month (wolfnest requested) but we still had to take pictures of the yard so they knew it got mowed.

Wolfnest's web portal is user-friendly and convenient. Rent payments, maintenance requests, and contact with the property management team are all simplified. This contemporary approach to property management has tremendously aided the overall good experience of renting with Wolfnest.

Communication with Wolfnest has been an enjoyable aspect of my tenancy. Their staff is always personable, polite, and eager to help with any questions or issues. Whether by phone or email, their attentiveness has made me feel appreciated as a tenant.

Wolfnest had several available properties in the area I wanted to live, which was nice since it provided me with a few options to choose from. The application process was very quick and easy and I got to move in very quickly. Overall, I couldn't have asked for a better experience.

This property management has been terrible to work with. Starting off, it's impossible to talk to anyone on the phone.
