Alliance recently has been hired as our HOA property management. A technician was sent quickly to repair my sprinkler line. Alliance has worked quickly to get our neighborhood looking great again by enforcing bylaws. I feel like they are doing a great job by maintaining the exterior of my property.

Alliance has been a great company to work with. They have fair pricing, great service, and kind employees. I plan to work with them for years with my commercial rental needs.

My property’s management was recently transferred to alliance. Today they sent a company to spray my yard with liquid weed killer and grass fertilizer. I was given no warning and I have chickens, ducks, turkeys, and geese free ranging in the yard CURRENTLY. Their spraying employee was literally chasing my birds out of his way so he could spray the grass they’re trying to eat.

Moving in and managing rental has been seamless and smooth with Alliance

The team at Alliance are in a league of their own. They are local and accessible, and have been in the industry long enough to make them the true experts. As a property owner, and also as a Realtor, I trust these guys completely. I refer my clients to them also to manage their properties. With the in house maintenance staff and their tenant placement systems, they save homeowners a lot of money on lost rent and overpriced repairs. Terrible to work with and only looking to take your money. As a homeowner in one of their complexes, they are hard to get ahold of and are constantly looking for ways to fine you.

Alliance recently took over for the previous property management company and we’ve been very happy with their thoroughness, attentiveness, and improvements over the previous company! Great to deal with so far.

They charge Fees and fines for everything! Carpet was wet from tenant next door upon move out. Which ruined my couch They want me to be responsible for replacing of carpet and ordor! Make that make sense I have been in contact! That is their final response.

So far so good! We’ve been under the management of Alliance since May, 2024. They have the property well taken care of. Grass cutting, garbage from the wind storms cleaned up and any complaints from the tenants seem to be address quickly and thoroughly. Any time I have had an issue, they always respond through text quickly and they have always addressed the issues as hand. Thank you guys for being awesome.

I purchased a townhome that uses Alliance Property Management as their property management company about 9 years ago. I have been very impressed with how this property management company services its residents. The lawns are mowed weekly, mature trees are trimmed very well....not a hack job at all and we have beautiful trees here. The fences are maintained ok and Alliance makes sure the property is run well with no outside intrusions. It's a nice, well managed community and I feel well taken care of and secure here.

We haven't had them as our property management company for long, but so far I can't complain about the experience! When we needed something, the company responded really quickly and had somebody out in a dash. I was really impressed by that. The person who stopped by was really friendly and performed the job quickly and efficiently. Can't complain about that!

There very easy to work with kind to talk to and makes sure there tenants are happy

They took over running my townhomes. They have been excellent. The make everything so easy and are professionals. When ever you request anything they are right on it. Definitely recommend.

Alliance property mgmt here in Roy is top notch. Anytime I’ve had a minor issue or wanted to suggest a change to the HOA they’ve been extremely helpful and forthcoming. If we’ve had issues with previous contractors they go out of their way to review the contract and either enforce the mandated work or look to find another GC that will get the job done the right way the first time.

Alliance has done a terrific job managing our HOA! Stevie and Heather are our property managers, and they are both quick to communicate with the board. I had some sprinkler issues in my front yard of my HOA townhouse and put in a maintenance request to have this taken care of. Someone was sent out the next day and cheerfully performed the necessary repairs. Problems solved! Excellent customer service.

We’ve been renting for 6 yrs now and they have been good to us. Maintenance is done as soon as you request and they take good care of their properties. Also, has helped raise our credit score as they report to the credit bureau for on time payments.

I had a roof leak, causing interior damage on a rainy Sunday. Within 2 hours of reporting the leak to Alliance, I had Jose (the most wonderful repairman ever) fixing the source of the leak and mitigating my interior damage! Thanks to Alliance and Jose, my damage is minimal.

The process was pretty simple and the payments are easy to navigate in the portal, the staff are friendly and helpful whenever there’s a problem or something that you don’t understand.

Our landlord has recently hired Alliance to help him out with the unit we are renting and they have been so incredibly sweet and helpful! Their maintenance guys have been so cool with being flexible with our schedule as we have littles whose naps we’ve had to work around. After getting a notice our “month to month” won’t be renewed when it should’ve been a year lease and have a recording of the person telling me they have no idea, then my finance called to get questions and recorded the call as well and got told something totally different. Lack of communication from alliance is wild, had to have maintenance come out 2 times and both times they missed the scheduled date and times and just randomly show up.

We rented a house in Roy we returned the house much cleaner than we received it. They still took our deposit for upgrades. We have pictures to prove we return it better than we received it and they stole our money. We disputed but you can not win against a large company. Do not rent from them, you will lose your deposit.

Alliance Property Management was great to work with! Went through the process of securing my rental through them about a month ago. They were very responsive and made sure all questions/needs were meet. The rental property was also advertised very well, clean, up kept and it was better than expected. I moved about 2 months ago, it went pretty smoothly. I’ve needed a new furnace and had some other minor issues with the apartment, however alliance was extremely responsive i in a prompt manner. They got me a new furnace and maintenance is amazing. Always willing to fix the situation in a timely manner. It’s pretty peaceful here, I love the apartment inside, it was a little dirty when I moved in, but they compensated me $25 for cleaning fees. They always want to help and make things right. This property management company likes to drum up false allegations against renters and charge residents violation fees. Once the lease is up I will NEVER rent from them again!

Don't bother with this company, they'll tell you one thing and then charge you for doing exactly what they have asked you to do. 6 months into my lease and I've already told them I'll not be renewing my lease. Hope they slip up and break the law so someone can sue them for everything they've got, otherwise they have one of those magical "mandatory arbitration clauses". Also prepare to pay them 3$ per ACH withdrawal or 10$ per card charge. If you want to pay them without paying an extra fee you need to use your banks bill pay.

Great property management, if you have any questions they respond quickly. Any maintenance problems they get them fixed fast. Office support is great and friendly.

I've been renting with Alliance since 2021. The first time they got me into a beautiful apartment, brand new, within a few days. They did it again this time around. Alliance recently took over as the property management for our town home and while it is a recent change we are very impressed. We had a concern in our unit and filed a maintenance request after hours on a Thursday night, we of course expected this would not be handled till the following morning and we’re so surprised when alliance not only responded but sent someone out that very night to solve the issue. I just moved in and they were wonderful to work with! I am not and ideal candidate with being on section 8 and not a great score and I had a lot of places treat me like scum without knowing my circumstances. This place made me feel valved the whole time and was very responsive. When there was delays on housing end I was sure they would pull my application and give it to someone else but they advocated fixed concerns housing had and again kept in contact the whole time, apologizing for delays.

My fiance and I have recently moved in to a townhouse. Out situation was a little difficult and the team at alliance was incredibly helpful and informative! They got us moved earlier than planned and were understanding of our needs. If I could I would give them a 10/10. GREAT people.

The communication here is nothing they tell you a day before they want something done. If you do not get it done you get a fine. You get a fine if your door is open you get fine if you’re trashcan is too close to the curb and God forbid you ever have an issue in life where you can make a full payment. The couple of years I've lived under APM, I've found that they conduct themselves in a very neat and orderly way. They're quick to respond to the concerns of the residents in my area, as well as see to the cleanliness and presentation of the subdivision. While I have complaints surrounding the quality of the contracting work done on the properties themselves, I can confidently say they're leagues better than many other rental properties I've encountered. Overall, Alliance as a management company has done well maintaining a satisfactory tenant's experience. 😊

I have been in an Alliance managed property for 10 years and they have been very responsive to all the issues that have occurred. Especially memorable was the help I got after the house flooded. I was was recovering from a hospital stay and they helped move my stuff out to replace the carpet, and back in, when everything was restored.

Office staff and maintenance staff are all so friendly. They’re always easy to get a hold of and very kind!

Alliance Property Management has been the easiest group to work with out of all the places we have rented with. I was particularly impressed when we had an issue with our swamp cooler and the maintenance team was willing to come help us on the evening and even on the weekends when our place was getting quite warm. Alliance has always responded quickly to the different issues that have come up and seem to have a very knowledgeable team when it comes to home maintenance

I have rented from Alliance property management for about 5 years now. When I call they are always great about getting back to me. I haven't had any issues yet. They also do and awesome customer appreciation during the summer with tickets to see a baseball game. My kids love going. Overall I've had a good experience with them.

It’s a great place to live and great management

APM has been working really hard on bettering the complex. The only issue I have is I had called about broken stairs and there has been nothing done. My mom is disabled and the stairs being broken are a hazard for her. Other than that they have been great.

The move in process and Maintance teams are very fast and happy to help! Loved the place we moved into and found it very comfortable and accommodating.

I’ve never had a problem with alliance property management the year and a half i’ve lived here! They’re great at helping us when we need something but are mostly hands off which we appreciate. Would recommend them to anyone looking to rent!

I have lived on the bluffview property for about 4 months now and I am impressed with how quick they seem to be on resolving issues. I have lived here for a few months now and have enjoyed Alliances cleanliness and prompt replies. We had a water leak after a major storm a few weeks ago and they had someone come out to look at and fix it within a few days. They also make a big effort to make sure the area around the properties stay nice which I love. I’ve been living in one of the townhomes that they manage and it has been an amazing experience. The community is amazing and the property was well maintained when I moved in. Any service requests are immediately acknowledged and a repairman comes within a few days (usually the next). Then they follow up with you to make sure everything was taken care of sufficiently. Also need to mention how friendly and accommodating the management is.

I’ve been renting a townhome from alliance for almost a year now. Maintenance has been great. Had a lot of upfront needs and they were prompt and got the job done. Have only had to go into the office once or twice and they were friendly and helpful. Even got free tickets to an Ogden Raptors game from the office once. Gave it out to all renters. It’s been a great experience! Also they send email updates from time to time about things renters might need to know like the HOA, sprinklers, snow, etc

I’ve really liked renting from alliance. There was a few hiccups along the way but they have been accountable for those hiccups so they really haven’t been too bad of hiccups. Maintance requests have been AMAZING and the contractors were nice and helpful. Like within 24 hours my issues have been fixed. My home is beautiful

We have lived at creekside oaks since March. Alliance is the 3rd property management we’ve had since then. So far they seem like they are really wanting to improve the property. They are fairly easy to get ahold of. The first property manager we had kinda bullied us into renting fast than we wanted to but I am so happy we did. For the most part this property is very quiet, clean and small. The neighbor hood is nice, safe and quiet. You’re close to so much but not on a major road. Anyway I’m hoping Alliance will just keep improving and making this place even better.

My wife and I have been renting a property managed by APM now for 3 months, and we are very satisfied. The home was in good shape when we moved in, it was very clean as well. In the 2 months we had issues with the water heater and a/c unit. Both were pretty old units but APM were not hesitant to get them replaced. I stayed at the New Brigham location in Ogden Utah. And I never missed a payment it was ever late. I never had noise complaints or ever complained to management. After I moved out they took my deposit and tacked on all the charges in the world adding up to 800+ dollars. I called and tried to rectify the payment as they stated I could get a 20% discount (so generous 🙃) as long as I called to pay it off within 30 days. I was helping my friend (non English speaker) to look for a new apartment, as he needed to move as soon as possible, while looking online, we came across alliance, and decided to come in and inquire about an apartment. The staff at the office were super friendly and were able to help us. After filling out the application, we were told that we will receive a call, a couple days later my friend received the call that he was approved, and moved to his new apartment the following week.
