Update (March 26, 2026): I appreciate the management's reply to my review. As requested, I am reaching out again to resolve this. I have previously sent a formal request regarding the 21-day legal limit for security deposits (CA Civil Code 1950.5) and the $124 key deduction, but haven't received a response yet. Since AMC has taken over my rent has gone down, but my total costs have increased by 20%. They have fees on top of fees. They are communal fees that are divided between the number of units. Many of the units are under repair. The water portion for the communal water is more than our individual water bills. There is not even a communal hose to use and the sprinklers have been off for months. Don't get me started on power. They are running long term tenants out. Property owners be aware!! I genuinely cannot say enough bad things about AMC LLC. I have horror story after horror story from living at one of their properties for just 6 months. Before you rent from anywhere, check and see if AMC manages the property. If they do, run.

AMC is the worst company I've ever interacted with. I am surprised they are allowed to do business in Colorado. I moved out from Viceroy Observatory Park on 11/2/25 and still have no received my $1900 security deposit refund. The leasing office "processed" my refund already, but I have not received a check. The contracts are full of tennent hurting stuff that absolutely loopholes it's ways out of laws put in place to protect tenants. It is legal and pretty air tight, but it is one really shady lease agreement.

Ever since AMC took over the building I live in, everything has been terrible. So called manager Alexis Westenscum does not care about the safety and well being of any tenants. Nothing ever gets fixed in the building or cleaned. It took 2 years to fix one light switch in a garbage room. The equipment in the workout room has been broken for 2 years or more. The lobby bathroom has been broken and welded shut for more then 2 years. I lived at the Jude in Utah and our property manager was MIA most of the time. They were quite literally derelict in their responsibilities. They were so bad the apartment complex got rid of them for another service. Not to mention that it took 3 months to get my security deposit back. Worst property management service I’ve ever had.

We lived at The Falls of Westover Hills in San Antonio, TX for about a year and a half (which AMC manages)and from the day we moved in, it was nothing but problems. Filthy and unusable amenities: The laundry area is dirty and unusable. The pool is always filthy (I never once got to swim in it), and the gym is a joke—most of the machines are broken. I would like to know why I am paying for real estate taxes when I don't even own the complex. And why am I paying for service fees. This management company is GREEDY and MONEY hungry. I moved into a bigger apartment. I was told only to pay a transfer fee but then I got hit with $1499 deposit after we moved in. They knew exactly when we would be moving out, my husband and I did all of our own repairs (patching up holes from decor and painting fresh paint), so that those would not be taken out of our security deposit. When we moved out of Atwater Cove (one of the properties they manage), they broke the law by failing to provide our deposit accounting within the required 21 days under California Civil Code §1950.5. I dont understand! I moved into Alton, Green apartments ran by AMC property management in Denver Colorado. I have been here a month and 1 week. My furnace went out. Regarding the return of a security deposit, Artisan at Downtown Chandler (managed by Apartment Management Consultants, LLC) has not been compliant with Arizona state law, which states: 33-1431.Security deposits "Upon termination of the tenancy, any security deposit, less any accrued rent and damages, if applicable, shall be returned to the tenant within fourteen days." I've lived at an AMC property for 6 years now, with my recent lease renewal I am now being charged a $15 parking fee for the SAME EXACT SPOT I've parked in for 5 years. The fee is not to maintain the parking lot, no, just simply to park. Even if I had no car, the fee would apply. Finding ways to nickel and dime your residents is unethical.

Crappy management, they will drain all of your money but claim that they are family friendly but yet let awful people move in, cops come all the time due to kids fighting and the drug use in the apartments at heather estates. Nothing was fixed before we moved in and we have had 3rd party companies come in and unlock our door without knocking or without notice to “fix” things but they never fix anything. I have requested for months on end to have the documentation related to our constantly rising "Utility" costs to no avail. If you truly hate yourself and your residents, use AMC. They are rude, they lie, they harass. They will stop at nothing to make you want to leave. They are best known for high and illegal CAM charges for services that are not provided. Avoid at all costs.

Typically I try to work things out with companies because I get things happen but not this time. AMC bought out my apartment complex here in Utah named Viewpointe Apartments and it has been an absolute nightmare. We live in the apartments in Tulsa. Vantage on Yale. We have been here for 3 months. When we arrived we found that we did not have a mailbox. Everyday we had to go to the post office to retrieve our mail. The office personnel explained that it had been that way for over 10 months. Be very careful renting from this company.  Ater they took ownership from the previous landlord,  they raised every ones rent $700-900 after their lease expired.  For me to renew the first time it was $250 more.  After that lease was up it was $750 more a month.  If I stayed for another lease it would've been $300 more. My time living at the Moderne in Scottsdale has been by far the worst experience I've had in my years of living in apartments. From deceitful business practices, to damaged walls and ceiling from previous leaks not being fixed, to mold in the bathroom, it was bad from the start to finish of my lease. This company took over managing the building I live in, and it is worse than it's ever been. The manager they brought in is very cold and unprofessional, and the building is not kept up. We don't feel like they care about the people who live here or what happens to us. They will post a 3 day notice to your door for fees that they waited until the last minute to ask for, and then tell you they will kick you if you don't pay it. I talked to a representative for AMC and was told they didn’t owe me my deposit back of $1700 that I had left the property owing a lot more ( proximity apartment homes)when I told him that was Falls and they have not giving me back my deposit. I recently moved into an SC AMC property this past November 2023 and I have had maintenance requests placed since then. It is now going on over a month and none of my orders have been completed or correctly worked on. I have excessive heat but no A/C. I have no stopper for my bathroom sink. Also in the bathroom, the shower does not have hot water pressure like the cold water does. My experience with this company has been a nightmare. Not one thing in my apartment has been fixed since I moved in 9 months ago. On top of that every single manager or assistant manager they hire are not professional or even try to be professional. RE: The Falls at Westover Hills in San Antonio, TX. When leasing from this complex get EVERYTHING in writing! Send a follow up recap email or something. Here is what I have been dealing with: 1st leasing agent told me they had a special that included waived admin and 1st month free, when I went to go apply I worked with another agent that stated there wasn't a 1 month free. When touring unit was told that ALL apartments had been upgraded to vinyl only and that they did not have carpet. Awful, does not respond to complaints. The two management companies from 2 separate apartment complex are AWFUL and I still have not heard back from my original complaint and it’s just gotten worse. I wouldn’t recommend moving into any of their owned properties.

AMC is a money hungry company that doesn't care about its residents. I go out of my way to avoid living at any of their locations. I suggest others do the same if possible.
