Absolutely horrible renters. Their communication is sparse, inconsistent, and extremely unhepful. They will nickel and dime you every chance they get. Apartments are made of the cheapest materials possible and last 5 months at best under normal use conditions. YOU WILL be charged for every single thing you touch. Do not expect any help, explanation, or guidance from the staff or customer service, much of which is located in India. DO NOT RENT WITH CONCEPT

I have worked with Concept Property and the owner, Scott Cruze, for 20+ years. Both he and his team manage a 60 unit property for me. They handle all management including capital improvements, leasing, maintenance, etc. Other than reviewing their weekly and monthly reports, I limit my involvement to making decisions on major capital improvements such as HVAC upgrade for all units and any other improvements he would like my input on. Our working relationship has been very good over the years.

This has been such a great experience coming from a mom who is 1000 miles away! Aiden and Jed from Concept Management made it so easy to find my son and his roommate an apartment close to The U. The first apartment was not available but they were able to transfer the application fee to another available property owned by Concept Management, saving us money. They refused to work with me over a health issue I was having and wouldn't let me renew my lease even though I was working to resolve said issue and had a surgery date two months later after my lease expired. Terrible communication and heartless. I would not recommend renting from them.

I want Concept Property Management to know what a jewel they have in Jordan. I've never rented an apartment from a large corporation before and feared that it would be difficult. Employer Chase with HVAC experts he was definitely helpful knew what he was doing & fixed not only the issue he came to fix but also our AC that I didn’t know hasn’t been working and assumed it was fixed from the previous worker he fixed it for us. Thankful for him because summer is around the corner and I definitely need that AC. Concept property management is one of the best property management companies I have ever worked with in the 10+ years of renting and moving every 1-2 years. They respond to messages via email, text or phone call quickly, they are efficient, good at their jobs and lovely people in general. High recommend.

Amy (property manager) is very attentive, friendly, and responsive to our maintenance requests. She is the best. We’ve felt nothing but comfortable, heard, and valued by her. The space is nice, our unit has laminate flooring downstairs and a nice gas range. No apartment issues that I wouldn’t expect at this monthly price point! Shannon on the cleaning team is very friendly and goes above and beyond with her work. Chase on the maintenance team is also wonderful — kind, skilled, and quick.

Jaime and Chelsea were absolutely amazing! Initially we ran into some issues with self guided tours; but Chelsea went out of her way to find us times we could meet; and apartments that would fit both needs and budget! We then decided to apply and Jaime was INCREDIBLY communicative about t our application, if any action was needed; and welcomed us into our new home! While there were a few hiccups initially, I’m exited to be under concept and my new apartment.

Terrible customer service. “Star” is not a good employee. She would pretend to not receive my messages and when I sent another one her reply was “I rEpLiEd AlReAdy” they are terrible communicators and very unprofessional. They are impossible to get ahold of since they use an AI texting bot, is what Star said.

Jaime was so communicative and easy to work with. He answered all the questions we had and was so nice and patient through the whole process. We’ve been living here for a few weeks now and so far, any maintenance issues we’ve had have been handled in a timely manner and the management and maintenance guy have been very responsive and helpful.

The move into our apartment was easy and smooth! Only two things were our storage was not keyed to match our apartment key so we couldn’t get into that for a few days to put some stuff in and we were not fully explained how to get the WiFi setup. Thankfully Jaime was very helpful and made everything else run smoothly.

Jordan and Mel were both incredibly helpful and easy to work with. Jordan helped me to find a place that worked within my budget, and get my application in order. Mel answered my many questions and was so so understanding and supportive in getting me all set up in my new place. Thank you!!

Dishonest practices, paid rent on time every month never missed a payment. Moved out and got a final pay off notice. Notified the account was paid in full and have documentation. Then 2 months after we paid the final payment they added a “cleaning fee” then never notified us that there was a remaining balance. We advised the his company of our new address AND they have our phone numbers and email contact information. Apparently they sent the amount to collections which impacted my credit score. There have been three different managers in the three years I've been here, and the difference in experience for each year was management-dependent. I'm at Arbor Lane apartments. The five star is for my interactions with the maintenance crew the three years I've been here, and for Amy Cammer, the property manager during my last year here. Maintenance does a great job when management finally gets them to come over. Eon was great today helping with an emergency plumbing situation we had and Amy has been very responsive.

Whatever you’re paying maintenance tech Allen isn’t enough (hope I’ve spelled his name right). He was respectful of my frankly chaotic new home (I had just moved in and it was a barely navigable warren of packing boxes, either full, half-empty or flattened). Allen did a great job fixing my bathroom door, especially considering the frame and assorted hardware are likely original to the building (1911). For Pepper Ridge apartments Clearfield Utah. Constantly upgrading and making Pepper Ridge a nicer place to live. Maintenance is fast and provides great service. The front office with Paula and Gabby are always ready to help and improve the standards of living for all here. Now we receive messages and emails promptly to notify us of inspections and events such as the current one to bring our community together like the all invited Easter egg hunt. Have lived here for almost 4 years I absolutely love it here. Never had any problems and what I need work done they get it done right away. Paula and gabby in the office have always been so kind and nice to me when ever I go into the office they will sit and talk to me I love it. Also Dennis the maintenance man is amazing always does a great job when he comes n does an order. I have had nothing but great experiences here.

I have to say I love my little studio. It has hardwood floors, and I have quiet neighbors. Also, when I make a maintenance request, Paul and Dennis come very quickly and the management does very well in communicating with me to get any issue resolved. Paula and Gabbi (super nice ladies) spoil my little maltipoo with treats when I come to the office. They love dogs here!

Pepperridge Apartments We have lived here for 6 years and we absolutely love it the management is friendly especially Paula the office manager she will help you if there is a problem. They keep the place clean and tidy and safe for the kids to play freely.

Paula at Concept Property Management has honestly been really kind during the time I’ve lived here. She let me move in on short notice when I needed a place, and whenever I’ve needed maintenance it’s been handled pretty quickly. She’s always friendly when I see her and easy to talk to. I also accidentally locked myself out late at night recently and she helped get the situation sorted out and even waived some fees, which I really appreciated. Just wanted to say thank you for being so understanding and helpful.

Rivers Edge- Taylorsville These were the worst apartments I lived in & Concept Property management was the worst company. They are very old & dirty the low rent makes up for that. When you move in, ensure to take a photo of VERY damage as well as any paint scratches, any normal wear & tear, any damages. They will charge you for anything & everything. They have rats on THERE property, the rats caused damages to my vehicle and was un-drivable. They have there legal ways of not being responsible for any damages done by the rats on THEIR property. The properties they manage will vary, but at least they are hiring stellar personnel. I had the option to rent at a comparable location for cheaper, but ultimately chose Concept thanks to Jordan's stellar communication and effort finding me a place that for my needs.

The positive is that I switched from one apartment to another, and they waived some of the administration fees. From 2022 to 2024, parking was available on a first-come, first-served basis. Then they gave parking passes, so parking was finally monitored. The prices were about average compared to the market for what you can get. The one I stayed at was located at 877 E. Colony St., Millcreek, UT 84106. The negatives included the washer and Dryer on site, which were terrible. Only two washers and two dryers for a large group of people. They were never cleaned and were always broken. You had to …

Used to live at 877 E Colony South under this company. The maintenece team, at least for the year I lived there was very slow to fix things if they fixed them at all. It took them four months of consistently requesting management to come and fix our water heater for them to actually fix it. Went multiple weeks with only cold water. Management never did fix the dishwasher, which wouldn't drain between cycles til the day we moved out in October. There are definitley worse places to live, but if managment was better it would be more worth the cost.

Concept Property Management managed the apartment my husband and I lived in at Avenue View for a year and a half, and they were extremely difficult to deal with. Customer service was poor, maintenance issues were not addressed in a timely manner, and the apartment was not clean or well-maintained. Based on our experience, I would not recommend using this company or renting from a property they manage.

Jason was truly heaven sent. He was able to throughly walk me through the process of touring the apartment, getting the application in and getting an approval. We recently rented an apartment through Concept Property Management and I simply have to rave about the service we received from leasing agent Angela. What a breath of fresh air she is! Truly the worst property management company I have ever rented from. I moved into Union Meadows Apartments (97 E South Union Ave, Midvale) 4 years ago when they were under previous management, the place was dated and a little beat up when I moved in but I didn’t mind because it was spacious, relatively cheap, and the property manager was very helpful and quick to act on any needed maintenance. Before we moved in I made sure to ask if the place would be cleaned or if we would have to clean before move in. They assured me that the place would be cleaned before hand. Also the advertised listing for the unit said “washer/dryer hook up” not washer/dryer in unit. So we made sure to ask abt it because we have our own washer and dryer we wanted to use. Warning: when you move in take pictures of everything! Upon moving out I was charged for things left in perfect condition. Despite putting in multiple orders, there were tons of bugs, spiders and pests despite being charged monthly for “pest control.” This company is shady, dishonest and I would not recommend them to anyone.

Has to be the worst experience I have ever had with a property management company. Everything is so scatterbrained with this company. Nothing is tracked. I paid my prorated rate rent when moving out and then they put an eviction notice on my door the very next day for "Not paying my rent". And then, when I call in, they said this is a normal thing that happens all the time. Then, when I get the disposition letter, there is a "late fee" as a line item to be paid. So many things about this apartment experience are so bad. We had a bad flood in our kitchen and living room that they charged us $46 to “resolve” (all they did was put sand outside, they didn’t actually fix the leak in our wall or the crack in the drainage). Our rent should be PRORATED for stuff like that, we shouldn’t be charged money for fixing things that aren’t our fault. Last year I only payed 700 a month for an apartment that was far more renovated and far less renovation issues and I didn’t have to pay for laundry. Wouldn’t recommend this place to anyone.

Regarding "Pepper Ridge Apartments" in Clearfield, UT.* On receipt of the apartment, it was in a terrible state. After the previous tenant had left, the apartment had obviously not been cleaned and nothing had been repaired. There were holes everywhere in the apartment. The kitchen and bathroom were disgusting. I’ve been a tenant with Concept Property for four years, and this year they moved me and my roommates into a new unit—unfortunately, one of the worst apartments available. Despite other newly renovated units being vacant, we were placed in a poorly maintained unit with numerous issues. Since moving in, we’ve experienced a lack of hot water, repeated flooding, and an improperly functioning AC and heating unit. To make matters worse, they’ve continued to charge me additional fees while these problems remain unresolved.

Initially, The apartment was hard to get in contact with, but once we got in touch with Jason, we were off and running. He was extremely responsive, helpful, and friendly. So grateful for his assistance!

Preston Was great came over and fixed the disposal. He also looked at all our issues and was courteous with his response. It took only thirty minutes for them to respond which is very much appreciated.

The kitchen sink began to leak. Preston came, identified the problem, said he would be back in the morning at 10. Instead, he had it fixed before 9, with no more leak. He was very friendly and cheerful throughout. It was nice that the problem was addressed so quickly and effectively.

Preston fixed my bathtub faucet in a very timely manner, and adapted quickly when the problem was deeper than surface level. Got the parts needed, and performed the repairs ASAP. Was respectful about out belongings and space in the apartment, and even performed some extra Quality of Life maintenance on loose bathroom fixtures.

At this point if a an apartment is owned or managed by Concept it’s an instant no for me. They requested $700 from me more than two months after my lease ended which is a direct violation of Utah code 57-17-3. A lot of the charges where for basic wear and tear although exactly two of them where valid. Then they threaten to send it to debt collection and ruin your credit/ability to rent in the future. 30+ days passed before I asked (again) about the security deposit, wherein they responded almost instantly to say we owed them money. Cruel and evil as every other property management company in the city.

I had multiple things that needed to be fixed including a dripping faucet and an air filter change which Jeremiah M. Fixed in a short time even though there were unforeseen hiccups with which he had to deal. He was friendly and even offered to regularly change my filter without me having to schedule it. In my new lease, I am paying an extra $2000 dollars for storage, Google Fiber and parking I don't need, because of "restructuring ". Also, there are severe problems with them deleting work orders before they are completed, or even addressed at all. There is also problems with miscommunication between property managers, with them telling you different information depending on who you call.

I signed up to stay at the Opera House apartments for the Summer Citizens program this summer. Brooklynn and Katherine have been extremely friendly and helpful beyond what I would’ve hoped for. Whether I call, email, or text their response is quick and thorough. Brooklynn even helped me make arrangements to bring my ESA cat along. Since I’m trying to make all these arrangements from another state, it has really helped lower my stress to know I have good people to work with.

My wife and I have had a lease with Concept Property for this last school year up in Logan and any type of customer service has not existed. The water would go out and have to be repaired ALL the time, and we had 2 ceiling water leak instances, one of which destroyed some of my food. Typical company trying to maximize profits at the expense of the residence. Overpriced for how old the building is, cheapest carpet, paint, appliances, money can buy, plus they charge residence for maintenance requests. Windows are single pane and not well insulated.

When I first moved in I was really happy, but after 3 years I have negative feeling towards this company. They charge for maintenance which resulted in me never asking them to fix stuff, they don't do anything if other people park in your spot, and are constantly doing inspections and it feels very invasive. Overpriced apartments for the most basic place. Also a low deposit may be nice when you first move in but it will bite you when you move out and they decide to charge you. Beware. Oh and just hope that you never have financial issues cause they will be quick to evict you.

There are wonderful staff who work for Concept Property Management, unfortunately their overall policies are ignorant to the reality many renters face. They hold a perspective that all renters pay on the 1st with a 5 day grace period, without understanding of individual pay periods. I'd honestly provide 0 stars if possible. My brother and I lived in an apt complex owned by this group in the Avenues and they were very difficult to deal with. We never missed a rental payment and were easy to work with. However, upon moving out, they charged us for things that were out of control such as storm water damage on the ceiling that required patching and painting the drywall. They also charged us for odor treatment when we had told them when we initially moved in that there was an odor given that we had one of the oldest carpet units in the complex. They could not have cared less about any of the residents in our building (Oaks @ Trolley), and our landlord was never in contact with us unless we owed them money for whatever absurd reason they could come up with each time. Mason did a fantastic job addressing all of our maintenance issues! We recently signed up for a rental apartment agreement. A short while later we asked for another parking space for a second vehicle and was assigned a covered parking space which we paid for and been using since. This afternoon another vehicle was found parked on our paid for parking spot and when contacting Concept Property Management we were told they reassigned the parking to a new tenant in the building without consulting us and will find an uncovered parking spot in return. We had a tech named Noah come out recently and fix our tub/shower that was giving us trouble after other tech have been sent. Then because we had so many other issues, took a walk around the whole apartment to fix anything else that was bothering us or that was broken upon moving in.

Mason has been helping us resolve an issue with a very stubborn leak and has been an absolute blast to work with! We've been with Concept for almost 5 years now. They've been fair with pricing and quick with maintenance requests. Sara has been wonderful to work with ever since we applied. The townhouse we've been in is as updated as it can be, but the building is pretty old and has some apparent water damage around the swamp cooler and flooring in the kitchen that would require major repairs. As good of landlords as you can get, there hasn't been a time where I didn't feel heard by them.

The application process was seamless and rapid. The apartments appear adequately maintained with a recent renovation. The neighborhood is good, especially for university students or staff. Property management has been prompt in providing responses for all questions, as well as ample information relevent for the move-in process.

Been living at concept for almost 2 years now and we have been frustrated from the get go. Light switches are installed upside down, outlets are loose, hot and cold water is switched etc. Maintenance is slow. When we moved into the first unit the window in the bedroom was leaking. No one ever came to fix it or even look at it. We lived with a rolled up towel on the window sill for a 1 1/2 yrs. I moved to a new apartment managed by Concept Property Management and the move-in process was very smooth and easy thanks to Railly. She was very attentive and made sure I had everything I needed. The agent you get assigned really makes a huge difference - I previously lived in a different apartment building managed by Concept Property Management and it was the complete opposite experience. The person I was working with took weeks to get back to me and they were always very short with me when they did. I’m glad this experience has been a lot better!

Mason solved all of my problems in less than 72 hours. Request him to fix everything, literally over anyone else. To get any issues fixed you have to be incredibly persistent. If you don’t stay on top of communicating on your end, nothing will get fixed. It’s like that with any property company but they, like most, over promise and under deliver, expect for Mason.

Brad Glover is AMAZING! Any time I’ve put in a maintenance request he has come by the next morning to fix any issue. When the water valve for the washer had a leak he replaced it the next morning and even installed my washer and my dryer for me so it was ready to go when I got home. The worst management company in SLC, UT. I moved in on November of 2023 and management couldn’t be worse. My fire alarm will go off every time I’ll use the oven (no smoke). Buildings aren't kept well, very overpriced for the size and quality of spaces, maintenance will take days, sometimes weeks to get to even emergency issues. During the winter the entire building's heat went out THREE TIMES and they didn't even fix it the last time. Completely unacceptable, do not waste your time or your money.

He takes the time to really look into the issues we are having and goes above and beyond to make sure we are comfortable in our apartment, checking in and keeping me posted. I always feel better when I know he will be the one to show up when I put in a request.

Our oven stopped working and their technician Mason C. came less than 24 hours after we put in maintenance request. He really took care in investigating the root of our issue and found that some of the wires were loose, and even tightened some other wires for us! Very quiet old but spacious building.

I’ve had nothing but positive interactions with our maintenance technician, Amy! I had a ceiling leak and she immediately came over (late at night) and helped. The next morning, she was back with parts and had it squared away that day. She was incredibly helpful, and communicated when she needed to come by.

I have been living at one of the apartments (Franciscan) owned by Concept Property for about two years now. I have received prompt responses on maintenance requests and everyone has been very helpful. I should specifically mention some names: Madison, Haley, Emily, among others who are very reliable and are eager to help out! Madison helped me immensely during my move in. Emily has been very responsive and helpful over emails. Haley recently helped me modify my lease. Out of all of the places I’ve lived this is by far my favorite management. They are helpful and quick. I’ve never had an issue with them and they are always there when you need them! I’ve also never felt like they were trying to sneak money out of me like other managements I’ve rented through.

I’ve been pretty happy overall with the way this company manages the property I rent. Every time I notify them of an issue, they’ve been prompt to address it. Today, I mentioned that my blinds needed fixing and Noah quickly replaced them, same-day, with a new system. Thanks! The property itself seems to have a good amount of oversight: no structural issues, leaks, pavement issues, etc. Now if only I could convince my neighbors to stop being litterbugs… 🥲

Concept has some good properties and not so good ones. The townhouse( Aspen Valley) I rent now is $1600, bills are insane, and water smells bad. There is a huge draft downstairs, so it's always cold in winter and insanely hot in the summer. Swamp cooler doesn't cut it in the summer....it does ok until mid-morning, and forget using it by noon. You might as well turn ur heater on. All in all....u definitely get what u pay for with Concept. The 1 star is just so I could share my experience.

I just spoke with Railly to go over my move out details and she couldn’t have been more helpful and knowledgeable about the process and I feel bittersweet about leaving this property because people like Riley have been so great to me since I’ve been here. Here are two examples of how this manifested itself in my tenancy: - Another tenant mentioned they were moving out because homeless people sometimes live in the hallway, which was a problem they felt like Concept hadn't worked to solve. - They did not return my deposit in time. I have been tenant with Concept Property for about 7 years now. They are great to work with! I had to do a quick move. Katherine helped me through the process. Concept was really good working with me. It’s easy submitting work order online. Council Crest apartment has been good place stay. When I moved in it was clean. They are good about keeping the building clean. Whole time I have been here, I haven’t seen one spider!

Concept Property Management is fast and thorough when dealing with maintenance issues. My hot water heater’s pilot light was out and I wasn’t sure how to get it back on. Railly is incredibly helpful, responsive, sweet and great to have to move in Easy to move in, however they suck, constant problems, i went almost 3 week during christmas without heat. they encourage you to write good reviews so its pretty misleading.

The building is disgusting, they charge for services they don't provide, like pest control, and they will try everything they can, including refusing to provide proper paperwork, to keep your security deposit and charge you more on top of it. They only care about your money, stay far, far away.

They sent me to collections because it took 3 weeks to respond to 3 e mails to figure out the move out fees. They charged me for things I already fixed also. Highly don’t recommend. They will screw you over.
