We had a terrible experience using Envy Property Management to manage a rental property in Ogden. The reviews shown here are likely paid for, and don't represent the type of service that they offer. The marketing was horrible. We paid for a video to be taken, and it was taken on a blurry cell phone. The listing content and pictures did not do the property justice, which is likely why our property sat with very little interest. Their accounting system didn't line up with the invoices they sent and the portal you log into. Understandably, they were very particular about the place being immaculat…

Do NOT trust these people to sell your house or upkeep it. 1-house square footage was listed far below its actual number 2-once the house was taken off market with Zero viewings, company started finding frivolous reason to do invoices for hundreds into thousands of dollars 3-code violations they should have caught and then charging THOUSANDS to bring up to code for simple work like shrubbery trimming 4-lying and even working with city code enforcers to help with the lies. This is sick and serious yall and there is no way to “research” these people’s character. Looking for a new PN as i type…

For the past several months ive had a lot of strange things happen with this management company and am at this point desperate to find a new servicer: every other month, like clockwork, they claim that small things are in NEED of repair and end up costing hundreds of dollars. I am unfortunately out of state so this has been a nightmare and i have not seen a full rental payment in over 6 months despite having a mortgage to pay on this property. Please confirm that the repairs you need are actually necessary if you have a way to confirm it..

We put a property up for rent and used this company. We wanted so badly to like them, because of the reviews and a personal referral, but they have had honestly the worst customer service, lack of communication, and will scam you for every little thing. I’m honestly glad we backed out of the agreement with them. As an example. We were told we could hire our own cleaning crew. I went with a well known company to come and deep clean the property. I even had the company come back because they missed some spots. I payed $600+ for the professional cleaning company. Envy then sent me a bill for $691…

Lease agreement is predatory, prepare to pay egregious amounts if you need to break the lease early. We also had to pay a more than reasonable amount for cleaning after move out. We always paid rent on time, and spent an entire day cleaning with friends before move out. They will nickel and dime you for everything, including inspection fees, pet fees, and separate pet inspection fees. Repairs were never done, even though work orders were submitted. We were lucky nothing too important ever broke.

If zero stars were an option, that's exactly what I would give. We rented this home for three years, paid our rent on time every single month, took care of the property, and were good tenants. Despite that, our experience with this property management company was consistently disappointing. The company found every opportunity possible to charge additional fees, including transaction fees simply for paying rent online with a card. I couldn’t be more happy with my experience with the entire Envy Property Team and Andres Fernandez their leasing agent who I was always in contact answering all my questions even the silly ones. He made the entire process of looking for a home pleasant and even a breeze to transfer my application to another property when I didn’t get the first one I looked at. Very inefficient maintenance process. Excessive and unnecessary communication caused significant delays, with more time spent going back and forth than actually resolving the issue.

Recently this company took over management of the town home we rent. So far it costs us more in rent and they gave the keys to our house to a third party while we were on vacation to change our locks. These reviews all looked great before I moved into an EPM unit, but nobody is talking about the nightmare you will face when you opt not to renew your lease after 3 years. I never neglected to pay my rent, never had a complaint, left the unit spotless, and got along great with my neighbors.
