I had a disappointing experience at Victory at Summit due to the level of customer service I received from the manager, Stephany. I concur with the previous review. I have resided at Cayaon Crossing at Riverwalk for seven years. The office manager and assisting managers have consistently demonstrated unprofessional behavior. Notably, for the past three years, they have neglected to address the unit’s maintenance issues. Tricia Jenkins has engaged in sabotage and defamatory remarks regarding other rental properties. A regional manager Telly was here at 144 the other day Soraya’s boss. She was whipping around here treating Soraya bad. We said hi to Tally and she frowned at is. Who does she think she is sticking her nose in the air to anyone and treating everyone rude? You need someone better than Taly. We feel sorry for Soraya. The giving food box is gone. I lived in an EMG property for two years, and unfortunately, my experience was quite disappointing. Upon moving out, I was charged a $500 fee for trash collection, despite there being no clear explanation or communication. Now, it’s been nearly impossible to resolve this issue, and it feels like they are just trying to scam their former tenants out of money. I strongly advise caution if you’re considering renting from EMG.

I’ve had my only window in my apartment broken for 10 months and they done nothing. Mind you this is a building that was completed February 2025 and the only window in my apartment has the crank broken for 10 months, and yes I’ve called dozens of time, as well as email dozens of times

If I could give this company a negative number, I would in a heartbeat. My family and I haven’t been in Utah a year and two months after major liver surgery, my family and I now have to move into a hotel as they will not reduce our rent because we don’t meet their “qualifications” Anika Crenshaw is who my mom spoke with and could never answer her questions about said “qualifications”. They only care about the money they can get out of their residents, not treating them fairly.

I only gave them one star because I have to give them something for this. Management company is horrible. I lived in the BirkHill apartments in Murray Utah for a year and many repairs were not done in my apartment and from my understanding of other residents they also had things not done mine. I had holes in my ceilings for 7 months breathing and fiberglass. My dryer vent didn't exit the building false advertising. I am a tenant at one of the properties overseen by this company. They refuse to put up cameras "because they don't want to be liable" and now both of my cars have been repeatedly vandalized by other tenants they allow to reside on property even though they have repeatedly violated the lease terms and the Unified Police have told me I can do nothing because they won't put cameras up and law enforcement says they have every legal right to, this is a decision by them to not put a single camera on site beyond the one inside the leasing office. Gave instructions to send my deposit refund to 144 S so I could pick it up there, and sent it to my previous address. Now I have to track down my old landlord and see if he has it. These guys suck.

-5 stars I rented a two bedroom apartment from this company in Riverdale. We were infested with bugs, mold and rust. The neighbors below us used drugs the entire time, had photo proof and cops called and they still did not do a thing. I had multiple repairs that did not get completed. At my final inspection I was told I was not going to be charged. Then I got a letter in the mail with $400 worth of fees and that i had 10 days to pay them. My husband and I have been trying to pay our fees to this company since September 2023! They do not answer their phone despite leaving messages and calling multiple times. There is no link to pay online, it can only be done over the phone. We just want this to be over but we’re left dealing with people who don’t want to do their job. Do not rent from any of their properties, they’re not taken care of and are kept dirty (in our experience) the employees of the complexes seem overworked as well and being stretched thin on things they need to do.

i haven't received my deposit for over 2 months, it shouldn't ever take this long to receive back 130 dollars. also didn't ever communicate with me to tell me someone moved in my apartment half way through april, and did not pro-rate me at all. i don't know who's fault it is but regardless it should not take this long to receive my deposit or money.

If I could write this company 0 stars.I absolutely would been a long time resident for 3 years.Zero communication back tries to overcharge you for Late fees That have already been paid. I would give negative stars if I could. I been renting and apartment that this company runs for 7 years. Many many issues, I don't know where to start so here are just a few highlights. First we go through different office people every 3 to 6 months so nobody ever knows what's going on, when I moved in there was no walk through and the carpets were never changed out they started off as ald and falling apart so you can imagine what 7 years later looks like, I been complaining about mold since 2018 and was told I was crazy and they would not take me serious until the bathroom walls caved in so t…

If I could give this company no stars I would. They are very unprofessional, liers, disrespectful pple. They try to enter your property without a 24 hour notice, coming in through a window taking the screen off to look into your place. They expect you be home at all time so they can enter when they gave no notice they were coming then get all made and say your inconveniencing them when you had to knowledge of them coming over. We have had no trouble most the 3 and a half years we have lived here till now. I would recommend this place for the homeless. I could go on and on about them.

I'd give 0 if I could. Hands down the worst company I have ever had to deal with. Trying to communicate with them to get answers as to why charges change for no apparent reason and being hung up on is VERY frustrating. I recommend staying clear of any of the properties they manage or read your material thoroughly and keep track of all interactions!
