This was my first time using a property management company, and while they initially seemed accommodating and attentive to my concerns, my experience quickly changed after signing the contract. Over the course of about 1.5 months, there was only one viewing – and that was through an ad I placed myself. I often had to follow up repeatedly, and my calls went unanswered for days. So far HERO Property has managed two of our properties and my husband and I have only great things to say about them. Kyanna is very responsible with any tenant concerns or answering my questions. Ron with maintenance has been awesome at letting me know of maintenance issues, and always giving me options to request their maintenance service or my own. I've been referring them to my friends.

Zach had provided excellent care for my property for 2 years. When I had problems or inquires, he answered them right away. Hero property management is highly recommended.

I used Hero to rent out my house, and later sell it, and had a really good experience with the company. Zach was awesome to work with as the rental property manager. We had a couple of bumps in the road during the rental period and whenever something came up he was on the ball and very responsive to make sure issues were corrected quickly. Communication with Hero Property Management has been extremely difficult and frustrating. We experienced a serious electrical issue in our unit that went unresolved for over a week, despite repeated follow-ups on our part. Getting any kind of response or action required constant outreach. The lack of timely communication led to prolonged power issues and unnecessary disruption. When basic utilities and safety are involved, this level of responsiveness is unacceptable.

Best landlord ever, I’ve rented from Zach for over 5 years and have had the best experience, he is prompt with maintenance issues, and always understanding when anything arises and is very caring and takes great care of his properties. Couldn’t imagine renting from anyone else!

Adriana assisted us with renting a home in Utah and was consistently professional and responsive throughout the process. They started out well but towards my exit they dropped the ball, I had the apartment professionally cleaned, but they still took out cleaning fees about $320 if I remember. There was not left to clean. I followed up with them for about 4 month, but they would not respond. It was a terrible experience. I would not recommend this property management.

DO NOT MOVE TO 155 east second ave apartments in salt lake. They are originally charming and beautiful interiors. We loved living here until numerous things started breaking. WE HAVEN’T HAD AIR CONDITIONING FOR 3 WEEKS. It’s August!!! We call them every week, every few days for an update and they have none. They don’t care at all about fixing it. We are so exhausted from reaching out to them. The water heater CONSTANTLY goes out so we have no hot water for a few days. I moved into The Kent in April and was told id be getting a new AC/heating unit for my apartment. When I moved in I noticed a window AC unit in my living room closet that hadn't been installed but was then told I didn’t need to worry about it because we were going these new systems. It’s now June, 90 degrees outside and I have no AC. My apartment is 85 degrees and I can’t sleep. Only two of my windows open. A subpar experience. We lived at their Gablers Grove Townhomes and the property was filled with trash, dog poop littered the place, and parking was a nightmare most of the time. Apparently you aren't supposed to park on the driveways out of the garage, but every one does it anyway. After talking to some neighbors and what sounds like multiple compaints being made regarding the above, most of the times nothing was done about it. These guys are absolutely terrible. I have called and tried to communicate with them dozens of times and most of the time hear nothing back. If I do even get the chance to get ahold of somebody, they continuously tell me that they will contact me back when they receive more information. We have had our rent increase with no added amenities. The whole neighborhood constantly looks terrible and we have asked them who is in charge of the HOA and keeping the neighborhood nice. Their facilities are clean, sturdy, and well maintained! James showed us around two different properties and helped show us different layouts and floor plan options, he was great! Highly recommend these locations as places to live.

We haven’t had any issues with the management until its come to moving out. They have been so incredibly poor with their communication. We have received so many extra, unexplained charges to our account. We were never told if our townhome met their standards of cleanliness when we left. Hero Property Management is an absolute nightmare to work with as a tenant. They are unresponsive and refuse to fix things that are well within their responsibility.

*Beware When Moving Out!** The move-in process was great, but the nightmare of moving out was not. Once I moved in, I submitted several maintenance requests that took days to receive a response, and I ended up fixing many issues myself. I have been a tenant for 2 yrs and they have a quick application process which is so convenient. The property has been in great shape and rarely ever have any issues.

We lived in a hero property home in Lehi for a year and loved them! They are responsive to service requests and are very kind. They gave us our privacy and always let us know before hand if they were coming by. We appreciated all the communication, and had no trouble with our security deposit return at the end of it all. We specifically interacted mostly with Chandler, he was very cordial and gave us renter referrals when we were looking for a new place. We would totally live in another one of their homes, truthfully no complaints and we appreciate the lovely experience!

My roommates and I just moved out of a property managed by this company and were overall not pleased. Fortunately it seems like this hasn’t been the case for everyone, but I just thought I’d share our experiences. We started having problems before we even moved into the house. DO NOT rent from Hero Property Management. Through only a single year of living at one of their properties, we had many issues. The worst of these issues is their deductions from our security deposit. I personally repaired the blinds before we moved out and we all spent hours cleaning the walls and checking for damage and still ended up with over $1,000 in repairs for these exact things. UPDATE: This property manager and the landlord attempted to keep my full $2400 security deposit and in fact billed me for additional $400+ dollars on top of that. I was able to include this in the already filed small claims case and I received a judgment for my security deposit. However, the Property Manager and landlord have yet to send this amount to me. I’ve been renting with hero property management for 2 years now. If you don’t plan on anything in your apartment ever breaking, these guys might be okay. The worst was last month when our AC went out (during a heat wave) and it took them a week to send anyone to look at it. I was looking for a new place to live and hero’s properties instantly grabbed my attention I submitted an application to a property and was told it had been approved to someone else. I was bummed to say the least I thought my application money would go down the drain which wasn’t the case they allowed me to move it to a different property which I got approved for!! I rented a new town home that was not ready to functionally live in . No stove, no refrigerator to place my groceries in. . . . I was just told that I could moved to a different unit, but I would have to move back once it was fixed which is so inconvenient. Who in the right mind be able to move 3 times within a few weeks?

If you are looking to rent the townhomes in Gablers Grove please be advised that the company they are going through (Hero) is a total mess. They rent units with no stove or fridge. And don’t know how to get new services started. I don’t think they are equipped to handle so much and such new homes!

They don’t not return calls and they take 2/3 business days to answer a text message. Please be aware dealing with them might be extremely stressful!

The most frustrating part of dealing with this company is most of their communication is done via text and even that they don't answer half the time. I had two maintenance requests that were not addressed for months until after I moved out. Then they gave the technician my number so that I had to direct them to the problem(over multiple days) I requested to move out early due to us finding a house to purchase in the area.
