Kodiak Property Management is a company that collects rent, and overlooks the property that an owner wants rented out, etc. They do a background check, and verify income of potential renter. Every 3-6 months they have you film the property to show you are taking care of the grass, inside and outside of home too. They also send an air filter every few months in the mail so you exchange the filter regularly. As an out of state owner, Kodiak has been a great partner and caretaker of our property. I have had good experiences with Kodiak. We came to them after a different property manager dropped a bunch of balls--Kodiak picked up all the balls and immediately took care of things almost seamlessly. Communication has been prompt and reliable. We had one issue with a contractor who was problematic--while the experience was frustrating, Kodiak handled things professionally and stood by us in our decisions.

We have used kodiak for years on our multiple investment properties through the valley. Stress free, peace of mind that our properties stay maintained and good tenants are put in place. 5 stars all the way.

This is our first experience as landlords and with a home that needed multiple repairs to make it rentable, so we were nervous to say the least going into this. Kodiak has helped my wife and I manage multiple properties and has freed us up from stress and the loss of our time and value of our investments. They're always happy to answer my questions when I reach out but they work behind the scenes so I don't have to be so involved. Mark and the Kodiak team have been wonderful property managers for my property in the Salt Lake City area. I’m currently a tenant for a property under management with Kodiak. It’s been a phenomenal experience to say the least. Typically property management companies get a bad wrap but Kodiak does it right. Whenever we have had an issue they are on top of getting it fixed as best and as quick as possible. This Kodiak Property Management is 1000% time better than the previous management I signed with. It's easy to communicate especially the text messaging method you can use on your phone. There's also no "the one and the only manager" of the whole system which is what made my renting life much easier. You make an "oops" mistake, they pardon it without issuing any silly fee. Ask questions if you're unsure about the lease agreement, etc, they'll gladly answer without condemning you.

I would strongly caution renters before signing with Kodiak Property Management. From the beginning, my experience felt extremely fee-driven. Within the first few months of living here, Kodiak conducted multiple inspections during my tenancy and billed inspection fees each time. For example, simply being served a compliance or lease notice results in a $200 “Service of Notice Fee,” regardless of the underlying issue. Our heater went out on the coldest day so far this year. They got the HVAC company out there within two hours and within six hours they had repaired a broken blower. They have always been responsive and taking care of things.

We are currently renting a house that is managed with Kodiak. There have been a few issues that needed to be taken care of once we moved in and Scott and his team have been really great to work with. They are quick to respond and always friendly.

I’ve rented with allot of companies over the years, these guys set the bar pretty low. To come back with a response like this is so unprofessional, I never mentioned anything about a security deposit lol that is not what sets the bar low with Kodiak. You treat your tenants horribly. We’ve had a great experience with Kodiak. A few issues have popped up with the property since we moved in, but Kodiak has been very responsive in addressing them through their vendors. The neighborhood is wonderful, and we love being in our little home.

They got back to us very quickly when we applied to rent the house, which is always nice. It’s already stressful enough trying to find a new place to live. The inspections they do are also super simple and quick. They also left they key in a lock box attached to the house for us, which made all the world of difference. Very simple, but after having to move from Colorado back home to Utah, it was nice being able to walk right into the house and not have to wait for someone to bring keys. It was very thoughtful and kind of them in my opinion.

Very disappointed in Kodiak, everything was fine while we were living there as soon as we moved out there was a sudden refusal to communicate. We went out of our way to show the house for them and find new tenants for them on the first showing. The house was spotless when we moved out and the turn around on the new tenant moving in was less than a week. However it’s been a month and a half and still no deposit back. I regret to express my disappointment regarding my experience over the past two months in our apartment. Despite the incessantly high temperatures, consistently reaching 80+ degrees, attempts to resolve the issue with the swamp cooler have proven ineffective. While maintenance has come to inspect the unit, their conclusion was that the swamp cooler is functioning normally, with the explanation that its efficacy is limited in the current weather conditions. KPM took over as my landlord in the past year and has been nothing but amazing to me. They are great at communicating and taking care of their tenants.

If you're renting with roommates and not in a family setting, they suck. The way they do things with money causes so much unnecessary stress and drama between roommates because of how they have their finances set up. They try to screw you over any chance they get, and when calling with questions have no answers.

I've debated leaving this review because I just wanted to move on, but then I saw the notes on the deposit refund. When we moved in there was some damage (cosmetically) from the previous tenant which we told them about and they said that they wouldn't come to fix but that it also wouldn't be taken out of our deposit. Well it was as well as lots of little things that we brought up as issues that were never addressed until they became more damage. Very happy tenant. We just renewed our lease at our house managed by Kodiak and the whole team has been a joy to work with this past year. They are very attentive and have a great set of maintenance pros at the ready in the event anything comes up.

They even decided to forgo the home warranty company due to them not having any available appts soon enough to meet our needs.
