My husband and I are very grateful to Mr. Lyman , the Administrator, because whenever we need any repairs in the apartment, he immediately resolves them by sending expert personnel and thus we feel protected and at ease, thank you so much.

I implore you to ask more questions before you sign anything!!! I have rented in probably about 5 or 6 States and this rental company is criminal. They write into your lease that if you do not give them 60 days notice by the end of the year they will Auto renew for 5 years and raise your rent 9% every single year!!! And that is on top of exorbitant pet fees and a CAM feel, similar to an HOA fee. Now what do they do for this extra almost $300??nothing more than an average rental company would do- mow the grass. Moved in almost a month ago and so far I love it. The units are cute and fairly priced. Plenty of storage. The management and maintenance team is very responsive and friendly. The grounds are beautiful as well. Looking forward to being here for quite a while.

I wish I could say I was impressed, but after being unable to reach anyone in property management almost the entire time I've lived here, gotta say these guys are no better than the rest. I've been reaching out for months and months with no response. If your property manager is Taylor get ready to get ghosted! Communication is a nightmare. This has been the worst experience I’ve ever had dealing with a management company. My wife and I toured the property on 1/20. There was a lot that needed to be fixed inside the home and we were assured it would be. We signed our lease a couple of days later. In the lease they tried to add a bunch of nonsense fees that were never discussed and I’m assuming they hoped I wouldn’t catch. I have lived in Orchard Gardens Apartments for 8 years. It is a great place to live! The grounds are well kept and management is always happy to help renters!

They are quick to respond and take care of my needs.

I had a hard time finding a place (I was 39 weeks pregnant & my lease was up 2 days before my induction date) but Lyman at Smoot commercial made everything the least amount of stressful for my family and me to move in at the perfect time & the whole process was very smooth. Upon moving in there were issues like the internet (it was the service providers fault) but Lyman made it a priority to handle it & it was fixed in a timely manner & maintenance is 10/10 as well.
