Not good for owners. Poor communication.

Form my perception: For several years Utah Management created the “isolated troublemaker” narrative culture in our neighborhood. Making comments on the phone such as "we do not work for you" when asking nicely "Please just pass this to the board." After several of their representatives stated "you are the only one with a problem," and the owner of UM called me in a threatening tone. I just sat and waited as I knew I couldn't be the only one. HOA are useless and they take your funds and destroy your ability to upgrade your own property while other ruin theirs.

HOAs are difficult entities to deal with in general, but in our experience with Utah Management went above difficult and rather they were unhelpful and unavailable. We sold our property recently, and they were unhelpful and unavailable to provide documents and information that all HOA owners are entitled to have with no cost, rather they directed us to their website where we had to pay for those documents. If it wasn’t for our realtor who sent an email calling them out, and pointing out that by law they were responsible to provide such information free of charge, then there was an answer. Sorr…

Utah management has been wonderful to work with in the last five years. My husband and I have been here. They have taken care of all our needs that is under their control. I worked with Gabby while renting out my townhome. She was great! She kept me updated and was efficient in answering any questions or resolving concerns. I appreciated her knowledge and quick response whenever I needed it.

They responsive to the HOA needs

Best management group ever! Whether you’re apart of an HOA, rental property, multi-family, these guys will make your life so much easier. We are a relatively young HOA, and have been working with Utah Management the entire time. They have been very professional, yet also very personal. The whole Management Team has been excellent to work with.

You have been warned, do not move here. I don't recommend moving here to Cedar Springs Condominiums in Centerville, Utah because you will be forced to deal with Utah Management HOA from Ogden, Utah and they appear to be corrupt and greedy. Our HOA has nearly doubled in monthly dues in 1- 3/4 years. They find an excuse so they can increase the monthly HOA dues. They blame inflation. After an extensive research and interview process our association switched to Utah Management about a year ago. We were self-managed with employees for more than 40 years. We are extremely disappointed with the lack of responsiveness from the HOA regarding what should have been treated as an urgent maintenance issue. Our unit has been without hot water for two full days due to a burnt-out pilot light—something that directly impacts basic living conditions. We promptly reported the issue through multiple channels: a voicemail, a formal service request after a technician visit, and an online portal submission. Will fine you for things “by accident” and then tell you they dont know why and if you dont catch it in time they will have the fine auto pulled from your account. Very difficult to get a hold. Difficult to get information. Will fine residents without proof. Got fined today because there are 3 houses in the hoa with the same house number.

If I could give zero stars, I would. This has been the most disappointing experience I’ve had with a property management company. Over the past two years, the staff has consistently been unhelpful, dismissive, and at times outright rude. The property itself is poorly maintained. The landscaping is neglected, snow removal is unreliable, and basic upkeep is often overlooked. Communication is lacking, and concerns from residents seem to go ignored. This level of service is unacceptable for any HOA.

I have had a deeply unsatisfactory experience with Utah Management, the company overseeing our HOA community. I feel compelled to share my concerns about Utah Management and their business practices. Once they take over an HOA, it's not uncommon to see significant increases in HOA fees, often without clear justification or transparency. Proof that they nickel and dime you is that they charge a $2.49 transaction fee for paying HOA dues, even when using ACH, which should be a cost-free method of payment. In addition to financial frustrations, Utah Management is notoriously slow in addressing HOA-required repairs. Utah Management has been very responsive to the issues we have encountered. I have worked with Joel on a number of issues, and he is always genuinely attentive to my concerns.

I have nothing but great things to say about Utah Management. They have continued to impress me. They have a super quick response time and are very involved and are also hands on in all of their properties. I feel valued as a resident and that my concerns are not only are heard, but resolved!

They are not even familiar with the properties they manage. There was a leak in the unit adjacent to me that the plumber was concerned would leak on me if he fixed, so I called to see if HOA knew where the main line was. I was told one thing and my neighbor told the opposite, so the plumber fixed it accordingly. Came home to 5 gallons of water on my carpet. When i confronted Patricia she tried to gaslight me as if i don't talk to my neighbors and the handymen involved. The term "Accountability" doesn't exist in their vocabulary and is replaced with "that's a homeowners responsibity". Don't buy…

I live in an HOA community in Centerville where these guys managed. They are horrible. We are dealing with a rebuild after a fire and Patricia seems to think that shooting off emails threatening us that she’s going to pick what cabinets and flooring go in our homes if we don’t hurry up and get back to her…a week before the deadline is due. She also loves to send out these threatening emails HOURS after we get the email asking for selections and telling us the deadline. Utah management was over my HOA in a Utah apartment. I was very impressed with their communication and responsiveness. I had positive experiences with them.

Utah management is the best! They are always so on top of all repairs. I am so grateful for them!

They are quick to address issues in a timely manner.
